## Description
The Sunset Canyon Estate by Above Vacation Residences is NEW to the Austin portfolio\. This property offers the best of both worlds\. You are surrounded by nature with beautiful sunsets over the canyon behind the house while also being only minutes away from the action of downtown Austin\. The pool and hot tub are negative edge, and are surrounded by several lounge areas with plenty of room for your group to hang out\. The great room features a gourmet kitchen and built\-in bar\. You can open the wall of glass doors to bring the outside in on cool evenings\. There are two indoor living spaces if you want to send the kids upstairs for their own space to hang out\. Or, better yet, head down the completely decked out barn with a bar, darts, game table, ping pong, firepit and 3 TVs\. This will definitely be the spot to hang out during your stay\. Feel free to workout in the gym\. With King beds in every bedroom, every Guest will relax in luxury\.

This property is regularly set for 8 guests, but, with homeowner approval, can host as many as 10 guests with luxury Frontgate beds which would also be set with ABOVE standard luxury linens\. Additional fees may apply\. All guests must be pre\-approved to rent this estate\. A full guest list will be required\.

Not all pools can be heated\. Pool heating is available by request and approval, with a fee of $500 for 3 days, subject to seasonal availability\.

Pets: Pets are considered at this property pending Owner approval prior to arrival\. There is a pet fee of $500 to cover extra cleaning\. Any damages due to a Guest pet will be charged against Guest deposit\.

No events or outside vendors are permitted that will exceed the capacity of the house without written pre\-approval from ABOVE Vacation Residences\.

Important: We do not rent to groups or events that may disrupt the neighborhood\. Final approval follows a conversation ensuring respect for neighbors and house rules\. NO DISRUPTIVE GUESTS\.
