Both bedrooms on this floor serve as tranquil retreats, with the queen bedroom offering an armoire, closet, and a bed dressed in luxury hotel\-quality linens\. The primary bedroom exudes elegance with a king bed, reading chair, and access to a main floor patio complete with a porch swing\. The accompanying bathroom, adorned with cool black hexagon tiles, a large sink, and a fully tiled glass rain shower, adds a touch of luxury to your stay\.

Ascend to the second floor, and you'll discover an open layout living space bathed in natural light and recently renovated to perfection\. This space, which includes a powder room, living room, kitchen, and dining room, truly serves as the heart of the home\. The fully equipped kitchen invites you to get creative, boasting all the essentials, a dishwasher, and plenty of cabinet space, all set against a backdrop of stunning city views\.

Adjacent to the kitchen, our dining room features a beautiful light fixture and comfortably seats six, with a nearby window seat that's perfect for daydreaming or diving into a good book\. After dinner, retreat to the living room, a beautifully lit space that invites relaxation with a queen memory foam sleeper sofa, smart TV, music system, and ample seating\.

The highlight of this floor is the patio accessible from the living room\. Here, you can soak in unbeatable, unblocked views of the city that will leave you spellbound, day or night\. Given our prime location within walking distance of major attractions, our home is a perfect launchpad for your Austin adventure\. Guests will have access to the entire house including the covered outdoor patio\. This is a house built behind another \(smaller\) house\. The tenant in the front house is rarely there\. Nonetheless, it's completely accessible and separate from the front house\.

Located in East Austin, this vibrant and eclectic neighborhood is known for its unique artistic flair and cultural diversity\. The nearby outdoor spaces, like parks and biking trails, contribute to the lively urban environment\. This part of Austin is also close to downtown, making it convenient for both work and play\. From food truck parks to specialized boutiques, the area provides a variety of attractions that cater to diverse tastes and interests, reflecting the dynamic spirit of the city\.

Scooters \(Lime & Bird\) as well as Lyft and Uber are the best ways to get around Austin, especially this close to everything\. However, there are also a lot of public transportation options in this area \(see CapMetro's website\)\.

We have security cameras outside of our home at the entrances for added security and your peace of mind\. We do not have any cameras inside of the home, respecting our guests' privacy\.
1\) No smoking allowed \(of any kind\) \($350 fine\)  
2\) No loud noises after 10 PM per city ordinance
3\) No events or parties
4\) Feel free to inquire about bringing your dogs along\. We allow a maximum of two small dogs, each weighing 35 lbs or less\. Unfortunately, cats are not permitted\. There is a one\-time pet cleaning fee of $85\. Please inform us in advance if you plan to bring a dog so we can prepare the necessary cleaning supplies to eliminate allergens before the next guest arrives\. If we do not receive notice at least 48 hours before your check\-in, the fee will be $105\. While staying with us, dogs must be crated when left alone, should not climb on furniture, and must not be left outside unattended\. Owners are responsible for any damages caused\.
5\) The cleaning that you pay for is to clean the home prior to your stay\. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee \- price depends on how long it takes to clean up after you\. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it
6\) Minimum age requirement is 25
7\) If you do not check out on time \(11AM\) you will be charged an additional night
