## Description
This affordable condominium located in Winter Park, Colorado, features two bedrooms and encompasses 899 square feet of living area\.  Additionally, it offers the attractive benefit of a private balcony that overlooks the river\.  Constructed in 1976, the property retains several original characteristics in its furnishings but with updated bathrooms\. 
The primary living room features a flat screen television equipped with a VCR/DVD combination, a wood\-burning fireplace, complimentary Wi\-Fi access within the unit,  and a queen\-sized sofa bed\.  Please note that there is no air conditioning available\.
The dining space is seamlessly integrated with the living room and accommodates six individuals at the table\. The kitchen features enhancements such as painted wooden cabinets, modern appliances, and updated countertops\.
The primary bedroom features a complete bathroom, a queen\-sized bed and a TV\.  The primary bathroom is newly updated\. The second bedroom is equipped with a Captain's Bunk, consisting of a double on the lower level and a twin bed on the upper level\.  The second bathroom is located in the main hallway\. This is a unit situated on the second floor\.
The complimentary town shuttle stop is located just a short distance away; however, you may also choose to stroll to Main Street, situated two blocks from your location, to experience the various restaurants, shops and outdoor events and activities available in the downtown area\.
The recreation center features a designated children's area that includes games, a flat screen TV and appropriate furnishings\. The expansive great room boasts vaulted ceilings and is equipped with a pool table, a dining table with chairs, a small kitchenette, and large windows flanking a gas fireplace\.  Additionally, there is a large flat screen TV, a computer station with complimentary Wi\-Fi and ample seating\.  The locker rooms are designed with tiled flooring and include bathroom stalls, showers and lockers for convenience\.  The main pool and spa area is enclosed by large glass windows and contains an indoor pool, two hot tubs and a cozy sitting area with a table and chairs\. Access to a spacious sundeck furnished with comfortable lounge chairs and an outdoor hot tub is also available\.  Furthermore, a compact workout area is provided, featuring a weight room equipped with a treadmill and a stationary bike\. 
Guests are not allowed to smoke or bring pets onto the property as per the rules of the Homeowner Association\.  These regulations will be rigorously upheld, with a 200 fine imposed on guests who violate them\.
