Rental Agreement: Must sign agreement & provide ID within 48 hours of booking \(or immediately if arrival is within 48 hours\)\. Failure to sign will result in cancelation with applicable cancelation penalties\. 2\. MAX OCCUPANCY: 12 persons at any given time, including visitors who do not stay the night \(i\.e\. non\-overnight guests\) without prior, written consent \(see below\)\. Persons = all adults, children & infants\. • Non\- overnight guest examples: Having people over for dinner; people coming over to visit; having people over but they’re not staying the night\. • Exceptions may be considered for non\- overnight guests with prior, written consent from Southbound Stays under these conditions: \~️ Gatherings/ meetings over 12 persons up to 20 persons max with $200 additional fee \(\+ tax\)\. \~️ No weddings, ceremonies, receptions or parties, regardless of size\. \~️ Any person count exceeding guest count listed on rental agreement, including non\-overnight guests, will be considered a gathering/ violation\. • Violations result in fine of $25/person multiplied by \# of days on reservation, $500 fine & immediate removal from vacation rental without refund\. 3\.
