Welcome to Mulligan 13, your luxurious retreat in the heart of Sunriver\. Set along the 9th hole of the Woodlands Golf Course, with western exposure and a peek at Mt\. Bachelor, this four\-bedroom, four\-bath home blends modern style with the relaxed warmth of a high\-end mountain escape\. Sunset views from the deck and great room give every evening a little extra magic\.

Inside, a spacious reverse\-living layout creates an effortless gathering space\. The great room features soaring ceilings, a glowing wood\-burning fireplace, and a smart TV for cozy nights in\. The chef\-ready kitchen includes premium Sub\-Zero and Wolf appliances, generous prep space, and a seasonal pizza oven for memorable meals around the island, at either of the two dining areas, or out on the deck\. Modern touches with Sonos throughout the home and smart TV’s in all bedrooms and entertaining spaces\.  

The main\-level primary suite offers a serene king bedroom with newly remodeled spa\-style amenities, including a walk\-in shower and soaking tub\. A second main\-level guest suite features a queen\-size bed, a smart TV, and a private bath\.

Downstairs, a second king ensuite with a twin sleeper sofa and large smart TV offers comfort and flexibility for couples or families\.
