The home offers:
\~ Two bedrooms upstairs, 1 with a King bed and 1 with a Queen, adjoined by a luxury bath
\~ Third bedroom walk\-out with en suite bath holds another full size bed and opens onto the riverfront hot tub patio\- this is a separate entrance from rest of the house
\~ Brand new convertible sofa in the living room for two more sleepers
\~ Cozy fireplace, amazing views, the finest furnishings
\~ Private hot tub over the Arkansas river
\~ Brand new remodeling, bright and beautifully appointed with open kitchen, dining and living area 
\~ Streaming TV and wireless internet
\~ Upper  and main level decks and lower level patio all capture the sounds and sights of the river below\.

All Pinon homes are "vacation ready" with a fully appointed kitchen, towels and linens\. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, paper towels, salt and pepper, coffee filters and laundry soap\.  

Pinon Vacation Rentals provides guest support from 8:00 a\.m\. to 8:00 pm\. 

All guests are responsible for reading Welcome Book “Check\-In and Check\-Out instructions\. 

\~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation\. 24 to 48 hours before arrival, check\-in instructions will be sent to guest\.

 \*\*This home is rented for personal vacation use only\.  Any other use including large gatherings or parties is not allowed\. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws\. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved  pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000\.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement\.

 Reservations may be canceled more than 30 days prior to check\-in with full refund\.  14 to 29 days prior to arrival 50% refund\.   No refunds will be issued after this cut\-off date for any reason\. No refunds will be issued due to weather conditions, spotty internet service or interruption of service\.
