## Description
Our 3 bedroom, 2\.5 bath condo \(Unit 3\) is located in the Sitzmark Building at Purgatory Resort and offers convenience in all seasons\. This is a mountain retreat right at the base of one of Purgatory’s favorite runs, Lower Hades \- just a 2 minute walk from the condo\. Ski down to the high\-speed six pack in the morning, and ski right back in the afternoon\. In spring, summer and fall, mountain biking and hiking trails are just the other side of the front door\. 

The remodeled condo includes new appliances and offers plenty of space and features an open floor plan\. The condo also features covered parking at the unit, washer and dryer,  super fast Starlink WIFI and a gas grill\. The large back deck offers great views and great outdoor space to hang out\.

Master \- King with TV and Ensuite Bath \(2nd Floor\)
2nd \- Queen and TV \(main Level\)
3rd \- Bunks Beds \(2\) \- Single over Single \(main level\)
Main Living Space \- Queen Pull Out Sofa

The 4% resort fee included in the quote is the required resort fee that must be charged and does not allow access to the Durango Mountain Club\. For an additional \(and optional\) 4% resort fee, you will have access to the Durango Mountain Club which includes an outdoor heated pool with slide, outdoor hot tub and workout facility\. When booking, just advise if you would like us to add the additional 4% resort fee\.

This home is pet friendly\! We allow a maximum of 2 dogs max and the pet fee is $40/day \(for a max $250 per stay\)\.

Book at least a week and a 10% discount is automatically applied \(Excludes Christmas/New Years\)\.

Stay with us and we offer DISCOUNTS on both summer \(white water rafting, horseback riding etc\.\) and winter \(ski/snowboard rentals, sleigh rides, snowmobile tours etc\.\) activities\.

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation\. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s\.
