Second\-floor suite in our family home dramatically overlooks a golf course and lake\. Breathtaking sunrises & inspired views\. Vibrant and centrally located area\. Private, spacious and secure suite\. Ensuite bathroom\. Two\-person shower & oversized jacuzzi tub\. Gas fireplace & 55" smart tv\. Sunroom with a table for four and sofa to a twin bed\. Cozy second bedroom has two twin beds and 32" smart tv\. Half hour from Denver, Boulder, and DIA, with easy I70 and mountain access\. Garage spot\. Welcome to Broomfield\! Our family of three with two dogs, cat, and Guinea pigs are honored to share our comfortable, and artsy lakeside home\. We live in the home and host guests in a garden suite and in the Sunrise Suite overlooking Heron's Pond\. New electronic door lock with unique passwords for guests allows self\-check in, easy access and security\. The space Your space is located on the second floor of our 2\-story suburban lake house\. It has shared entrances through the garage and front door\. The sunrise suite is up a small flight of stairs leading to a Sunrise Suite guest reading nook, private outdoor balcony overlooking the lake, and the sunrise suite\. Since our family is also upstairs in the home's other wing, feel free to ask us any questions\. Sean works remotely and is around most of the time\. We love getting to know our guests and provide recommendations and local tips\. \*\*\*HOUSE PETS\*\*\* We have two dogs who will bark at you when you enter\. Both are harmless \-\- all bark, no bite\. Weighing 18 pounds, our wiener dog mix Sandman is 20, but still soft as a rabbit\. Khaleesi is just under 40 pounds and the sweetest of our family dogs\. Even k9 weary guests usually come away saying that they were smitten with her\. We also have a cat, Itsy Bitsy, who most keeps to himself and Guinea pigs\. Our home is in an excellent neighborhood on a cul de sac\. 10 min walk to Eagle Trace Golf Course\. 5 minute drive to Broomfield Commons and the Field Open Space\. 10 minutes to great sandwich shops, pizza, Pho, sushi, burgers and Indian\. Whole Foods, King Soopers, and retailers like Target abound, even as our neighborhood enjoys a suburban and park like atmosphere\. Our home is set in a golf course community, and we are only able to continue hosting through the support of our neighbors\. Please take that into consideration and follow our house rules\. \*\*HOUSE RULES\*\* \-We can only accommodate one mid\-sized vehicle in our garage\. Guests with second vehicles and oversized vehicles will need to arrange for out of neighborhood parking\. Please do not park on street\. \-No Parties, this will be grounds for immediate eviction \-No smoking of any kind inside the house, on the deck and patio, and in the garage\. Please smoke outside the neighborhood\. \-No Pets allowed\. Our pups can be territorial with other dogs\. If a service animal is brought to the home the hosts must be notified and a $50 cleaning fee will apply\. \-Quiet hours begin after 10 PM, please be respectful of our neighbors and others in our home\. \-Most importantly, enjoy your stay\! We believe that travel is one of the great joys of life and want to create a memorable experience for all our guests\! Guest access Your space will have a 4 digit code to the suite's electronic door lock and electronic fobs\. We keep our home's front door unlocked\. During your stay Through our own travels, we have been supported by locals from LA to Tokyo, Amsterdam to Moscow, and Nairobi to Mumbai\. We love getting to know people from around the world and would love getting to know you\. We are here to answer any questions you have\. Please, ask away\. Other things to note The A\.C and heat are controlled on the main level\. Please let us know if the temperature is not to your liking\. We will adjust it for you\. The vents and fans over the beds help control the temperature\. There is a fan as well as a space heater available so that you are comfortable\. There is a four\-person table, ensuite retro refrigerator, and dedicated workspace with larger monitor for remote workers\. As a sunrise suite guest, you'll share our modern kitchen, including our Breville espresso and latte machine bar with soy, oat and almond milk\. We're happy to teach you to use the machine \(it's easy\!\), or if timing works, to be your barista\. The snacks and breakfast items in the fridge are included in your stay\. We also share our spices, condiments, and provide easy ramen/pho noodles and spaghetti\. We have an induction cooktop, air fryer, microwave, full size oven, toaster, and Keurig hot beverage dispenser\. We only ask that you clean up after yourself and not rely upon us for all your meals\. Please leave washed dishes on the right side of the sink or placed thoughtfully into the dishwasher\. We will put them away\. Feel free to poke around in the kitchen for anything you need to make a meal\. There is NO smoking of any kind on our property\. This includes patios and decks and the garage\. If you would like to smoke please be away from the neighborhood\. We know that we can't make everyone happy, but that is our goal\. Things to take into consideration before writing a review for our space\. Value: The price of our home is set according to market demand and is considerably cheaper than a hotel in Boulder County\. We think we offer particularly good value given the lakefront view\. Cleanliness: We turn the suite between guests ourselves and wash all used linens and bed ware\. We also have a cleaning service every other week\. Still, we are humans and make mistakes\. If something is not to your liking, please contact me immediately so that I can resolve the issue\. Cleanliness in shared spaces: We do our best to keep the kitchen clean\. Still, we are a busy family and sometimes we don't immediately get to the dishes\. Please be understanding\. Communication: We do our very best to respond in a timely fashion, but sometimes we take breaks from our phones\. Access to the unit is through the main house\. Either the front door or through the garage\. While you're here, the suite is entirely yours\. You're welcome to use the kitchen, the dining table in the main front room, enjoy the children's toys, play board games or the piano\. Even though our family has been hosting for many years, our dogs may bark at you when you're in shared areas\. We find that ignoring them, or if you're comfortable with it, giving them attention helps\. We're a relatively busy family and find our guests to be as well\. We're happy to be social or provide privacy to guests at their pleasure\. We only have space for one small to mid\-size vehicle in our garage\. We are not able to accommodate large vehicles, or secondary vehicles\. We ask guests not to park on the street\. We host by the grace of our neighbors, and the only street spots are in front of neighboring homes\. Servants will be paid a wage that includes discounted lodging and complementary meals, during their stay\.
