Mini\-splits keep the house cool in the summer and warm in the shoulder seasons\.Sip a cool drink on one of the large porches and watch the boats go by or drive into downtown Gloucester or nearby Rockport to explore shops, restaurants, waterfront, and a vibrant arts scene\. 

Swim and kayak from the property or even fish off the deepwater dock, which can accommodate boats up to 18' and has a ladder on the side to make it easy to get in and out of the river for a refreshing swim\.  Either way, you'll enjoy the perfect summer escape\!
