The newest house in Pedregal, and the staff comes with it
Villa Texas was built in 2020 and sits high in Pedregal, the gated community above Cabo San Lucas with security around the clock\. It is modern in the way very little of Los Cabos is: glass walls the length of the living room, a long infinity pool on the terrace, and the Pacific in front of every bedroom\.
\~ And this is the part that changes the trip: a maid, a chef, a bartender and a concierge are included in the rate\. Not "available at extra cost" — included\. They are at the house from 8 in the morning until 4 in the afternoon, and they will stay into the evening for a fee if you want dinner served late\.
The short version: five bedrooms, every one with its own bathroom and its own ocean view, five and a half bathrooms, seven beds, an infinity pool and jacuzzi, and a staff of four included\.
It is built for people who do not sit still

	\~ A SkyTrak golf simulator indoors, and a professional chipping and putting green outside on the lawn\. You can work on your game without leaving the property — which matters more now that the Palmilla courses have closed to visitors\.
	\~ A real gym: cable machines, a full rack of dumbbells, a squat rack, plates, kettlebells and a bench\. Not a treadmill in a spare room\.
	\~ A dry sauna — a glass\-fronted cedar cabin out on the garden deck\.
	A pool table under cover on the terrace, and a ping\-pong table\.
	A game room with its own 70\-inch screen, plus 80 inches in the living room, 65 by the pool, 65 in the master and 55\-inch screens with Sonos soundbars in the bedrooms\.
	Through Pedregal, access to the community tennis and basketball courts\.

Outside
The infinity pool runs the length of the terrace with a jacuzzi set square into the deck beside it\. There is a covered outdoor kitchen and bar with its own screen, an outdoor dining table, a hammock slung under a pergola on the lawn, and an outdoor stone shower planted with agave\.

Every bedroom has its own bathroom and its own view of the water\. Seven beds in total, and five and a half bathrooms\.
What the staff actually does
The chef cooks\. The bartender makes the drinks — the house even has its own signature margarita, and chips and salsa are waiting when you arrive\. The maid keeps the house daily\. The concierge books the boats, the tee times, the restaurants and the tours\.
For groceries you do not shop: send us the list, we buy it and it is in the refrigerator when you walk in — you pay for what you asked for, nothing more\.
Honest answers before you book
Is the beach in front swimmable?
No, and this is the most important thing to know before you book\. Pedregal Beach is private, dramatic and beautiful to walk, but the tides and surf make it unsafe for swimming\. It is a short walk from the house — five to ten minutes depending which way you go\. For swimming, Medano Beach is a five to seven minute drive, and it has the restaurants and bars as well\. The house has its own infinity pool and jacuzzi, which is where most guests actually swim\.

Is smoking allowed?
Smoking is not permitted anywhere inside the villa\. Guests who wish to smoke may do so outside, in the open\-air areas\. Pedregal Beach is private, dramatic and beautiful to walk, but the tides and surf make it unsafe for swimming\. It is a short walk from the house — five to ten minutes depending which way you go\. It is called the fun house — can we have a party?
Here is the straight answer, because the listing photos suggest otherwise\. Pedregal enforces a no\-loud\-noise policy after 10:00 PM, and the community means it\. The house has an excellent sound system and a game room and a bar, and you can absolutely have a great night — but it will not be a loud one after nine\. Parties and events also need the owner's approval in advance, and the number of guests cannot exceed what is on the rental agreement\. If you are planning a celebration that runs late and loud, tell us early and we will point you at a property where that works\.

Is the staff really included?
Yes — the maid, chef, bartender and concierge are included in the rate, from 8 am to 4 pm\. If you want them into the evening or at night, that is arranged for an additional fee\. Groceries and anything they buy for you are paid by you; their time within those hours is not\.

How many guests does it sleep?
We quote twelve\. The house has seven beds and the owner allows up to fourteen, so if you are thirteen or fourteen, tell us and we will arrange it and confirm in writing before you pay\. What we will not do is take a booking for fourteen and let you find out on arrival that it was not agreed\.

Is it beachfront?
No\. Villa Texas is an ocean\-view house set up in Pedregal, not on the sand\. You see the water from the pool and from every bedroom; you walk five to ten minutes to reach the beach\. What you get for the elevation is the view, the quiet and the privacy of a gated hillside\.

Can we bring a pet?
No\. This property does not accept pets\. We would rather tell you now than have you arrive with the dog\.

Is there anything to sign on arrival?
Yes\. The property requires a rental liability and damage waiver, signed with identification and a credit card\. And any damage that was already there needs to be reported within 24 hours of arrival — take a look around when you get in and send us a message about anything you find, so it is on record and not on your bill\.

Can we play golf?
On the property, yes: a SkyTrak simulator and a real chipping and putting green\. Off the property, the concierge books tee times\. Worth knowing that since 1 January 2025 the Arroyo and Mountain courses at Palmilla are reserved for club members and One&Only resort guests; the nine\-hole Ocean Course is the public one there\. For a full eighteen we book Club Campestre San Jose, Cabo del Sol or Puerto Los Cabos, all of which take outside play\.

What time is check\-in and check\-out?
Check\-in after 3 pm, check\-out before noon, and the house has a smart lock so you can let yourself in without waiting for anyone\.

Is it gated and secure?
Yes\. Pedregal is a gated community with security around the clock at the entrance, and it is one of the most private addresses in Cabo San Lucas — a hillside of houses above the town, five minutes from the marina\.

Are there stairs?
Pedregal is a hillside and the house is built into it, with levels between the terrace, the pool and the bedrooms\. It is not a single\-level property\. If someone in your group cannot manage stairs, tell us before you book and we will tell you honestly whether this house works for them\.
