A 19th\-century restoration with a wisteria\-draped lanai, side terrace, and firepit — 3 bedrooms, 2\.5 baths, sleeping up to 10 guests across a thoughtfully layered sleeping arrangement that gives families and friend groups genuine flexibility\. This is one of the city's most charming and livable rentals, and the 12 South District location means some of Nashville's best restaurants and coffee are a short walk away\.

The sleeping layout is worth explaining because it's more flexible than a standard 3\-bedroom\. The king primary is on the main floor — ideal for couples, those with mobility needs, or parents who want to be close to the main living areas\. Upstairs, two queen bedrooms share hallway access\. For groups that need to stretch beyond 6, there are twin nooks, a king sleeper sofa in the living area, and a queen floor mattress that can be set up for additional guests\. Total capacity is 10 — comfortably\.
