The Space:
As you step into our stylish two-story abode, you're greeted by a blend of modern aesthetics and home-like comfort. The space is thoughtfully designed to cater to an intimate group of eight guests. Offering three tastefully furnished bedrooms, two tranquil rooms with plush King beds and a third cozy Queen retreat invite restful slumbers. 

High-speed WiFi, Roku TVs, and Hulu Live TV are available for your entertainment. The living area is equipped with a 55" 4K Ultra HD TV and plenty of room to lounge. For our traveling professionals, a dedicated workspace with a monitor and keyboard is ready and waiting.

Unleash your culinary artistry in the fully equipped kitchen, which is stocked with a Keurig machine for your morning hot chocolates and a dishwasher for easy cleanups. The Traeger Smoker Grill on the premises invites you to diversify your cooking experience. 

For your convenience, we've installed a washer and dryer. Relax in the large suspended hammock or charge up your electric vehicle using the on-premise charger. Safety is our utmost priority, so the property is equipped with a smoke alarm, carbon monoxide alarm, first aid kit, and a fire extinguisher.

Guest Access:
Guests have exclusive access to the entire two-story home, including all bedrooms, bathrooms, kitchen, living area, and outdoor spaces. Parking is hassle-free with plenty of space available. You'll be able to self-check-in and check-out with a smart lock equipped at the property.

Other Things to Note: 
Our property is ideally located for exploring Layton's attractions. Take a short drive to Layton Commons Park, indulge in retail therapy at Layton Hills Mall, or encounter sea creatures at SeaQuest Utah. The adventurous Spiro's Mystery Parlor and Woodward Park are also mere minutes away. 

With the spring season beckoning, our property stands out as a perfect choice for holiday retreats. Celebrate Memorial Day, Independence Day, or Labor Day hosting BBQ parties using the Traeger Smoker Grill on our premises. 

Layton boasts an array of eateries ranging from cozy bistros to sophisticated gastronomical experiences. We recommend checking out Taste of India for its delicious curries and naans, or visit the Sea Bears Ogden Fish House for fresh seafood served unpretentiously.

We expect our guests to respect our property to maintain its luxurious comforts and adhere to our house rules strictly. Pets are allowed but do inform us while booking. Any violation of these rules might lead to extra fees or even booking cancellations.

<h1>Short Term Rental Agreement</h1>
This Short Term Rental Agreement (hereinafter: the “Agreement”) is entered into and made effective as of the signing date by and between the Property Owner/Operator (“Owner”) and the Guest (together - the “Parties”). Terms not specified in this Agreement shall be in accordance with the House rules or the Reservation policies which are provided separately by the Owner.&nbsp;
The parties agree as follows:

<h2>General Accommodation Terms</h2>
1.	The Guest agrees to abide by all rules and regulations set forth by local laws.&nbsp;
2.	The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement.
3.	The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner.
4.	The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation.
5.	Parking is limited to designated parking areas only.
6.	The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation.
7.	The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice).
8.	The Guest is obliged not to make any changes to the rented property without prior receipt of agreement from the Owner in writing.
9.	The Guest is responsible for reading all communications sent by the Owner including all information provided via text message, email, messages, the digital guidebook, and this contract. The guest is responsible for providing a valid phone number and email address where they can be reached with information regarding their reservation and stay. Any consequences, frustrations or complications that come as a result of the Guest not reading text messages, emails, messages, the digital guidebook and this contract are born solely by the Guest. The owner will not be held financially responsible for said consequences, complications or frustrations.
10.	By agreeing to these Terms &amp; Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping their valuables safe at all times.
11.	Except for when covered by a damage waiver, the cost to repair or replace any damaged items will be charged to the guest. The guest can pay via the security deposit, the payment method on file, marketplace coverage plans or an additional payment method. The guest will be notified within 7 days of any damage and the associated charges. We reserve the right to charge against the damage deposit, or the card on file for any damages without prior notification to the guest.
12.	The cleaning fee charged with each reservation covers a standard cleaning. The owner reserves the right to pass along any extra cleaning fees assessed by the cleaner(s) to the guest. Situations that may incur extra cleaning costs may include but are not limited to: removal of excess pet hair from furniture, linens and décor; removing hair or debris from clogged drains; cleaning excess spills and splatters from floors, cabinets and walls; any biohazard cleaning as defined by Federal or State code; hazardous item handling including weapons or drug paraphernalia, stain removal from linens, beddings and towels.
13.	The owner is not responsible for items left in the apartment after the check-out time on the check-out day. The owner will make a best effort attempt to place any items left in the apartment after the stay in ‘lost and found’ for no less more than 30 days. After that time, the Owner reserves the right to dispose of, use, or sell unclaimed items. Written notice of lost items is not guaranteed.
14.	Mail and delivery privileges are not included with the rental. The Owner recommends that guests use 3rd party mail receiving services to receive mail or packages during their stay. Any mail delivered to the USPS mailbox in the guests name will be returned to sender. The Guest agrees to pay any costs incurred from the efforts to receive, recover or deliver mail or packages to the guest during their stay, including but not limited to package storage fees, delivery service fees, time spent receiving and delivering packages.

<h2>House Rules</h2>
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.
<h3>Tobacco, Alcohol and Drug Usage</h3>
1.	No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2.	No illegal substances of any kind anywhere on the premises.
3.	Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.
<h3>Being a Good Neighbor</h3>
1.	No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2.	Quiet time in our neighborhood begins at 10pm and ends at 8am.&nbsp;
3.	Be respectful of neighbors.
4.	Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5.	No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6.	Do not use shared amenities outside of their posted allowed time frames.
7.	Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not respondible for damage, or costs incurred due to improper parking.
<h3>Check-In and Check-Out</h3>
1.	The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2.	Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
3.	Standard check-in is any time after 4:00 PM
4.	Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserve the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
7.	Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
8.	The unit is equipped for self-check-in and the Owner will not be present during the check-in process.
<h3>Pets</h3>
1.	Pets are only allowed if the listing allows it, the pet is listed on the reservation, and the accompanying pet fee is paid.&nbsp;
2.	Pets must be on a leash or in a secure container in all public areas of the apartment complex except the dog park (if applicable.)
3.	You must pick up after your pets and dispose of feces in an appropriate manner.
4.	Uncontrolled barking or other pet noise can lead to noise complaints. If it becomes an ongoing issue, we reserve the right to terminate the reservation without refund.&nbsp;
5.	Pet urine or feces found in the apartment will lead to a minimum of $100 extra cleaning fee per incident.
6.	The Guest will be responsible for any repair of any damage to the property or replacement of any broken items caused by their pets, or service animals. The Guest should make The Owner aware of any incidents that will require repair or replacement in a timely manner to allow The Owner time to schedule repairs or order replacements. The Guest may be responsible for the daily rate of extra days that the unit cannot be rented out to other guests due to such damage.
7.	The Guest is responsible to remove all fur from furniture and decorations. The Owner strongly recommends not allowing dogs to sit on couches, decorative pillows, or beds. The Owner will charge an extra cleaning fee of no less than $50 if pet fur does not come clean during standard cleaning operations.
<h3>Caring for the Property</h3>
1.	Do not leave vomit, blood, or feces in the apartment. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
2.	Do not flush anything other than human waste and toilet paper down the toilet.
3.	Do not put oil, grease, bones or any other non-water-soluble items down the drains.
4.	Do not wash dishes in the bathroom sink.
5.	Run the kitchen sink disposal every time food waste goes down the drain.
6.	Plumbing repair costs will be passed on to the guest.
7.	If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
8.	Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:

<li>$75 - Amenities fob</li>
<li>$10 - Batteries from apartment devices such as door lock, remotes, smoke detectors, seccurity devices, etc.</li>
</ul>
9.	Do not burn candles, incense, or any other open flames.
10.	Always lock the door. We want you and your things to be safe.
11.	Do not place diapers or other garbage in the hallway or breezeway. Follow all apartment complex rules for garbage disposal.

<h2>Payments and Cancellations</h2>
The Guest agrees and understands the following:

<h3>Cancellation Policy</h3>
The cancellation policy varies by booking platform and is as follows:
<ul>
<li>Airbnb: Full refund 5 days before check-in, except fees.</li>
<li>VRBO: Bookings canceled at least 14 days before check-in will receive 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.</li>
<li>Booking.com: Cancellation after 7 days prior to arrival will be charged the full price of the booking.</li>
<li>All others: Bookings canceled at least 7 days before check-in will receive a 100% refund.</li>
<li>The Guest may remove days off the end of their stay as long as The Guest notifies The Owner in writing at least 5 days before the days to be removed.</li>
</ul>

<h3>Payments</h3>
<ul>
<li>Payments made on Airbnb are handled and distributed by Airbnb.</li>
<li style="margin-left:1.5em;">Payments made on Booking.com are handled and distributed by Booking.com</li>
<li>Payments for all other booking platforms are processed by The Owner’s payment processor and abide by the following schedule:</li>
<ul>
<li>An auth will be made upon receipt of payment information to ensure valid card information.</li>
<li>The full amount owed will be charged to the card on file 2 days before the start of the stay.</li>
<li>A hold for $250 will be placed at the check-in time as a refundable deposit. This hold will be released 7 days after it is placed.</li>
</ul>
<li>If the booking is made close enough to the start of the stay, that the previous schedule is not possible, the schedule will be followed as closely as is possible.</li>
<li>Payments must be received by The Owner in advance of days stayed. For stays greater than one month in length, payments may be made, weekly or monthly as agreed upon at the time of booking. If payment is not received by 11:00 AM for a given day of the reservation, all future days of the reservation will be canceled and 11:00 AM of the day that payment was not received will become the new check-out time.</li>
</ul>

<h1>General</h1>
•Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all parties have agreed.
•This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any other agreements and/or understandings between them.
•Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner.
