Life does not get better than this 2 bedroom, 2 bath condo with one of the best views in the resort.  Looks out over the pool, both ponds, grass area and of course the ocean. Enjoy the Sanderlings restaurant, as well as the multiple pools and hot tubs within the resort. Walking distance to parks, shopping, multiple restaurant as well as the largest beach in Santa Cruz County. Centrally located to enjoy everything the Monterey Bay has to offer, including whale watching, wine tasting, sailboat charters, hiking and biking trails and of course the Santa Cruz Beach Boardwalk and Monterey Bay Aquarium and Fisherman's Wharf. The bedrooms are located upstairs and both offer king beds. The master has a private bath and balcony with ocean view.  The living room and kitchen, as well as a half bath are on the entry level and offer a fireplace, patio and incredible views.

Please be advised that the Main Beach Access Path is temporarily closed due to hazardous conditions on the trail caused by recent storms. The path will remain closed until the storm passes and clean up & erosion control measures can be made. Please note that this path is particularly susceptible to landslides and conditions are considered dangerous at this time.

We had a great stay at Seascape! The condo was clean and in a convenient location. Steps away from the pool, beach, shops, coffee and grocery. 

We had a nice family vacation at 508 Seascape. The views are beautiful and the unit is nicely appointed. The agent communicated with us well, making our stay very smooth. 

508 Seascape was the perfect spot for our family to relax and celebrate together. The condo was furnished comfortably. We had beautiful sunset, ocean views as well as great access to the pool and hot tub. 

Was a great stay! Pool was close by, the view from the unit was amazing especially the sunset! There was plenty of room for our family! 

Our family (adult children) had a wonderful time at Seascape. It was peaceful and relaxing. The unit was clean and well stocked with the basics. Nice linens and comfortable beds.

The undersigned, an adult 21 years or older, as representative of him/herself and all the occupants, hereby agrees not to exceed the maximum allowed occupancy in the vacation rental specified. 
The undersigned and all occupants agree to rent the above premises at their own risk, thereby releasing Cheshire Rio Realty and its agents from all liability, claims or actions resultanting from the tenancy.  This risk includes physical and emotional personal injury, death, and property damages while occupying the rental premises, or any building, structure, street or sidewalk appurtenant thereto or equipment or facilities thereon.
The undersigned further agrees to accept liability for any damages, breakage, stains, or cost incurred for these repairs.  These damages or repairs are not limited to the security deposit . Should said damages and repairs exceed this amount, the undersigned agrees to accept full responsibility for all cost incurred.  The agreement is binding for all the members and guests in tenancy with and represented by the undersigned.  A copy of this agreement should be printed out for your records.

POLICY AND PROCEDURES FOR CHESHIRE RIO REALTY & PROPERTY MANAGEMENT
•	TENANTS WILL BE CHARGED FOR LOST KEYS, PERMITS, PASSES OR REMOTES
•	KEYS:  No keys will be issued to anyone under the age of 21
•	NO FIREWORKS: Fireworks are illegal and use of them will result in eviction from property and forfeiture of your deposit
•	ALL UNITS ARE NON SMOKING;  If you must smoke, please do so outside with the doors and windows closed. Smoking in the properties, or evidence of smoke in the properties will result in forfeiture of your deposit.
•	NO PETS ALLOWED, except in designated properties. Violation of the pet rule may result in forfeiture of your deposit and eviction from the rental property.
•	WIFI, CABLE, PGE RECEPTION IS NOT GUARANTEED BY CHESHIRE RIO REALTY. Refunds are not normally given if these services are interrupted during your stay by the service provider.
•	RENT:   Rent is to be prepaid no later than 90 days prior to your date of arrival.  Failure to have your monies received 90 days prior may result in cancellation of your reservation and loss of deposit 
•	CHANGES:  For any changes in dates or properties a 90 day notice prior occupancy must be given 
•	IF YOU CANCEL WITH MORE THAN A 90 DAY NOTICE, THERE WILL BE A $50.00 CANCELLATION FEE:  SHOULD YOU CANCEL WITH LESS THAN 90 DAY NOTICE YOUR WILL FORFEIT YOUR RENT AND 
        OR DEPOSIT UNLESS WE ARE ABLE TO RE RENT THE ORIGINAL DATES: 	 
•	SECURITY DEPOSITS:  Security Deposit are due within seven days of the initial booking and is not used as part of the rent. Refunds will occur by mail within three weeks from departure, if there are no deductions.   		
•	CLEANING:   All of our homes are professionally cleaned prior to your arrival. Should you feel the home needs more cleaning upon arrival, please call us and we will do our best to send housekeeping back in.
•	Trash:	All trash must be bagged and kept inside a closed trash container and removed from the property upon departure.  Excessive trash can result in charges to your deposit.  Please call office for removal of 
        excess trash.
•	Parking:   200 block of Beach drive has off street parking only----Homes in gated communities require parking permits or gate passes	 
•	WHAT TO BRING:   Paper products, laundry products, trash bags, zip lock bags, charcoal, firewood, condiments, specialty spices, beach gear, beach towels
         (2 rolls of toilet paper per bathroom, 1 roll of paper towels in the kitchen will be supplied for you. Anything beyond that; you will need to supply)	
•	CHECK-IN:  Check-in time is 3:00 PM at the Cheshire Office. Please call the office to make arrangements for key pick-up after 5:00 PM. 
•	CHECK-OUT:  Check-out time is 10:00 AM at the Cheshire office.  Please return all keys/passes/remotes to the Cheshire Rio office. (There is a $25.00 per quarter-hour charge for check-outs after 10:00 AM. On back 
        to back reservations)
•	RENTAL RATES ARE SUBJECT TO CHANGE WITH A 90 DAY NOTICE.  ADDITIONALLY, OWNER RESERVES THE RIGHT TO CANCEL WITH A 60 DAY NOTICE.  
Legal notices:
Cheshire does not own any rental property and undertakes to act only as agent for the owner.  Cheshire cannot and does not assume any liability for loss, damage or injury to persons or property or any inconvenience arising from the rental.  Cheshire does not act as insurer and is not liable for any loss, damage or inconvenience if the reserved accommodation is destroyed, damaged or sold. If owner furnishes outside help such as cleaners, gardeners, maintenance or other help, Cheshire assumes no liability of any kind for their performance or non-performance of duties or any acts or omissions on their part. Tenant agrees to inform Cheshire of any loss or damage which may occur to the property and agrees to be responsible for the inventory of all items which may be broken, damaged or missing and for all debts or charges incurred during occupancy, That the number of occupants shall not exceed the number of persons allowed per the occupancy agreement AND agree to occupy the property peacefully and abide by customary standards of acceptable behavior and to leave the property in good order at the end of their stay and acknowledges that the landlord of property, upon request will receive tenants phone numbers and address. 
SANTA CRUZ COUNTY NOISE ORDINANCE:---Tenant and all other occupants may be required to VACATE the premises and FORFEIT all rents and deposit for:  Using the unit for any illegal activity including but not limited to serving alcoholic beverages to persons under 21 years of age. Having more than the allowed number of persons occupy the property than is allowed per the occupancy agreement.  Causing damage to premises or any neighboring property.  Any act which interferes with neighbor's right to QUIET enjoyment of their property. County code sect: 8.30.010-mandates quiet hours between 10pm to 8am.
