Thoughtfully furnished and designed for relaxation, this first-floor unit makes it easy to enjoy the sights and sounds of the shoreline from the moment you arrive.
Step inside to find tile flooring throughout the main living areas and plush carpet in both bedrooms, creating a warm and comfortable retreat. The living room features a leather sofa, a queen sofa sleeper for extra guests, a ceiling fan, and a large 65" flat-screen TV—perfect for unwinding after a day on the beach.
The fully equipped kitchen includes all the essentials for preparing meals during your stay, along with both a standard drip coffee maker and a Keurig so everyone can enjoy their favorite brew. Share meals at the dining table or sip your morning coffee on the private balcony overlooking the beautiful Gulf Coast.
The master bedroom offers a peaceful atmosphere with a king bed, ceiling fan, and 50" TV, plus an in-suite bathroom featuring a spacious walk-in shower. The guest bedroom offers flexible sleeping arrangements, featuring a twin bed and a twin-over-full bunk bed, perfect for children or additional guests. A second full bathroom ensures plenty of space and convenience for the entire group.
This condo includes high-speed internet access, as well as bath and kitchen towels provided for your comfort.
During your stay, you’ll have access to a fantastic selection of on-site amenities, including a heated pool, two lighted tennis courts, a BBQ grilling area, shuffleboard, exercise rooms, saunas, and coin-operated laundry facilities. With so much to enjoy, it’s easy to see why visitors return to Holiday Isle year after year.
Guests will also enjoy complimentary beach service (March–October), which includes two chairs and an umbrella set up for you daily on the beach. A convenient towel-exchange laundry service is available during your stay—simply check with the front desk for scheduled days.

1) Umbrellas such as the type used for shading the sun on the beach are permitted but must not remain erected unless being used. The diameter cannot be greater than 8 ft. Under no circumstances shall umbrellas be left overnight on the beaches of Holiday Isle.

Unit 101 is an end unit on the ground floor. No elevator and the location was excellent. Great view and convenient to get to the beach and other activities out the back door. Unit was clean and well appointed. 

I had a fabulous stay with my family. The first floor location was perfect for easy access to the beach with my 2 and 4 year olds. The beach service was great each day, and we had no problem getting chairs for our beach set up. We loved playing at the beach and using the pool! We will be coming back!

Reservation Deposit and Rental Payments
An advance payment of $350.00 (plus payment for the chosen method of vacation rental damage protection and travel insurance premium when applicable) is required to confirm all reservations. If signed guest rental agreement is not returned within ten (10) days, your reservation may be cancelled. The remaining balance of the rental fee and applicable taxes is due by 5:00pm 14 days prior to your scheduled arrival date. Holiday Surf & Racquet Club reserves the right to charge the remaining balance to the credit card on file at the time the balance is due.

State and local sales tax are subject to change without notice and all rentals are subject to adjustments for the additional taxes after reservation confirmation. Payment is accepted by credit card, money order, cashier’s check or traveler’s check.

Cancellation of Reservations
Holiday Surf & Racquet Club will process cancellations and refund monies received up to (31) days prior to arrival date for short-term rental reservations. Reservation cancellations made thirty (31) days prior to arrival date will be charged a $50.00 processing fee and a $50.00 cancellation fee and the fees will be deducted from the initial deposit/payment. All fees are subject to local and state taxes. Reservation cancellations made within thirty (30) days prior to arrival date will result in forfeiture of all monies received. Reservations made less than thirty (30) days prior to arrival date will be nonrefundable. Holiday Surf & Racquet Club does not issue refunds for cancellations made within (30) day of the reservation arrival date. Any and all cancellation refunds are paid to renter by CSA Travel Protection. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE NO REFUNDS WILL BE GIVEN FOR CANCELLATIONS.  Your purchase of CSA Travel Protection is calculated at 6.95% of the rental rate plus reservation fee and taxes. PLEASE NOTE THAT THIS INSURANCE WILL BE NON- REFUNDABLE 10 DAYS AFTER YOU HAVE PAID YOUR DEPOSIT AND PURCHASED THE TRAVEL INSURANCE.

Travel Protection Insurance 320CSA
Holiday Surf & Racquet Club has partnered with CSA Travel Protection insurance to safeguard your vacation. This is an optional plan but we strongly recommend it. To obtain your travel insurance policy or certificate of insurance, log onto   . The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment and Emergency Assistance. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Generali US Brance and the non-insurance assistance services are provided by CSA's designated provider. Please contact CSA at if you have any questions.
  
Damage Protection
As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. The fee for this protection is $40.00. If purchased, the policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500. Certain terms and conditions apply. All damage must be reported to Holiday Surf & Racquet Club Condominium Association, Inc. when it occurs and a Damage Protection Plan Claim Form must be completed by the renter. Failure to promptly report damage to Holiday Surf & Racquet Club Condominium Association, Inc. may void the coverage.

By signing the agreement, you waive your right to dispute charges that are made on your credit card pursuant to the terms of the Guest Rental Agreement for intentional damage caused by you or a member of your party visiting or staying at the premises or accidental damage unreported to Holiday Surf & Racquet Club, which may not be covered under the CSA Unintentional Damage Protection. Holiday Surf & Racquet Club Condominium Association, Inc. reserves the right to charge the credit card(s) on file: 1) To reimburse expense incurred to repair damage, or replace missing items not covered with the Damage Protection Plan offered by CSA; 2) To pay for extra cleaning, if necessary; or 3) For any other charges incurred for violation of the Rental Policy as a result of your stay.

Change in Reservations
Holiday Surf & Racquet Club will process reservations changes thirty (30) days prior to your arrival date. Change in reservations include unit change and/or date change. Once within thirty (30) days, reservation changes will result in forfeiture of deposit and a new deposit will be required to change unit and/or date. All date changes must be made in the same unit. In the event you choose to check out of your rental prior to your departure date, refunds will not be issued for unused days.

Property Assignments
In rare instances, we have been in a position where a reserved property has become unavailable; therefore we reserve the right to change your reservation to equivalent accommodations; subject to availability.

Occupancy Guidelines
The maximum number of guests per property is based on that individual property’s ability to safely and comfortably accommodate our guests. If the maximum occupancy is exceeded, you will be asked to vacate the property forfeiting all rental payments. This information can be found on your confirmation letter.

Property Furnishings, Equipment, and Utilities, etc.
All rental properties have fully equipped kitchens, televisions, central heating and air-conditioning. Holiday Surf & Racquet Club cannot guarantee these or other appliances. We will do our best to have malfunctions repaired as soon as possible. Locked closets are not to be entered and are private property of the homeowners for their personal use. No compensation will be given for temporary outage of electricity, gas, water, and cable, Internet or telephone service.
Outages will be reported immediately and every effort will be made to have them restored as soon as possible. The operation and maintenance of these utilities is completely out of the control of Holiday Surf & Racquet Club. Holiday Surf & Racquet Club has described all properties and their furnishings as accurately as possible based upon the information received from the homeowner. Occasionally an owner will remodel or redecorate a property after the information has been published, and therefore, there may be some discrepancies. Holiday Surf & Racquet Club makes every effort to keep each property and its equipment in good working order and to make repairs as soon as possible when notified of a problem. No refunds or rate adjustment will be made for mechanical failures, such as air conditioning, heating, television or appliances that occur during your stay. Holiday Surf & Racquet Club is not responsible for intrusion of pests including insects, rodents, or other pests, as well as weather conditions, road conditions, power outages, acts of God, beach closures or any other activity, event, construction or condition beyond its control. While Holiday Surf & Racquet Club makes every effort to be aware of construction and maintenance activities, there may occasionally be circumstances beyond our control including neighboring construction and homeowner's association projects. Holiday Surf & Racquet Club will make effort to mitigate any inconvenience; however no compensation will be given for these situations. Once units have been assigned, unit moves will not be permitted under any circumstances.

Linen/Housekeeping Service
Your vacation property will be cleaned to quality standards prior to your arrival and after your departure. You will be responsible for cleaning during your stay and for leaving the property in good condition at check-out. We respectfully request your awareness and appreciation of the property owners; please treat the vacation accommodation with the care you would your own.  Laundry facilities are located on the fourth and sixth floor of the resort. From time to time, these facilities may be unavailable due to necessary maintenance and upkeep. The rental accommodation will be stocked with a starter supply of trash liners, toilet paper, bath soap and dishwasher soap. Extra needed items are the responsibility of the guest. Bed and bath linens are furnished and are not to be removed from the property. Remember to bring your own beach towels. Any damages will be charged to your credit card per the Damage Protection section.

Family Oriented Vacation Properties
Holiday Surf & Racquet Club will not honor rentals of vacation properties to vacationing individuals under the age of twenty-five (25) unless accompanied by adults over the age of twenty-five (25). One (1) adult for every (4) guests between the ages of 15-25 is required to stay on the property during the entire rental period. Reservations must be made and confirmed by an adult over the age of twenty-five (25). All chaperoning adults must be present at check-in. Violators will be evicted and all rental payments will be forfeited. Reservations made under false pretense will be subject to forfeiture of advance payment, and/or rental money, and subject to immediate eviction. Any damage will be charged to the credit card on file per the Damage Security section. 

Children under the age of sixteen (16) MUST be accompanied by a parent or guardian when using the fitness center.

Quiet hours are 10:00pm to 8:00am daily. We ask that you please respect these hours. Property amenities will be unavailable during these hours. Those in violation of quiet hours may be evicted and all rental payments will be forfeited.

Smoking
Smoking is strictly prohibited in all Holiday Surf & Racquet Club rental properties. If evidence of smoking is found in the unit, a $250.00 fine will be assessed for necessary deodorizing and additional cleaning. An additional charge will be charged to your credit card per the Damage Security section.

Pets
Pets are not allowed. If evidence of a pet is found inside a unit or on the premises, you will be evicted immediately with no refund of rental payments. An additional charge of $250.00 will be assessed for cleaning, disinfecting and professional flea treatment.

Entry to Your Rental Unit
Access to rental units is granted with individual access codes to the unit’s electronic door lock. Access codes are issued at check-in and specific to each rental unit. If for any reason your access code does not work and you are locked out of your accommodation during normal business hours, please contact our rental office at. If it is after business hours, please contact our Security telephone number at. A representative from Holiday Surf & Racquet Club will reissue your door access code.

Swimming Pools
In-ground swimming pools may cause an inherent risk to renters and guests (including children). As the renter, you accept the risk of the pool and specifically agree that no minor children will be in the pool area without continuous adult supervision. Renters and guests (including children) will use the pool only in a safe manner and will undertake no acts, which might risk injury or death in the use of the pool. The renter assumes full control and full responsibility for the use of the in-ground swimming pool during the confirmed rental period.

Beach Chair
Short term rentals (stays 14 days and under) have (1) complimentary beach set up for (1) set of beach chairs and umbrella per unit for stays March 1 - October 31. 
Beach Safety
Please be aware and follow the Beach Flag Warning System for swimmers and surfers at all times. They are positioned at all public beach accesses with the description posted at the entrance of the access. It is vital to the safety of you and your family that you understand and adhere to the warning system. The absence of flags does not assure safe waters. Okaloosa County does not permit beach chairs, tents, umbrellas, etc. to be left on the beach overnight. Any items left on the Beaches of Okaloosa County are subject to removal and disposal.

Check In / Check Out
Check in time begins at 4:00 PM Central Standard Time following inspection to ensure the property is safe and ready for occupancy. Check out is no later than 10:00 AM Central Standard Time. Violation of check out policy will be subject to additional charges of a $100.00 fee for every hour you are late checking out.

AFTER HOURS INSTRUCTIONS
Security is on site after hours and will assist you with check-in.
Check Out Procedures:
In order to avoid additional charges to your credit card, we ask that the following be done prior to your departure:
•	All debris, garbage and discards are disposed of properly in designated containers located outside the rental property.
•	Soiled dishes are placed in the dishwasher and cleaned.
•	Property is left in neat condition upon departure, furniture is not re-arranged and items are not missing.
•	All windows and doors are locked upon departure.

Long Term Rental Policies (Reservations for 30 days or longer)
Reservation Deposit and Rental Payments - An advance deposit of $350 (plus payment for the chosen method of vacation rental damage protection and travel insurance premium when applicable) is required to confirm all long-term reservations. If the signed guest rental agreement is not returned within ten (10) days, your reservation may be cancelled. Reservations longer than 30 days are charged on a monthly basis. The remaining balance of each month’s rent, processing fee and applicable taxes must be paid 30 days prior to the first day of the following month. In the event we are unable to reach you at the time payment is due, Holiday Surf & Racquet Club reserves the right to charge the remaining balance to the credit card on file.

There is a one-time processing fee in the amount of $50.00. State and local sales tax are subject to change without notice and all rentals are subject to adjustments for the additional taxes after reservation confirmation. Payment is accepted by credit card, money order, cashier’s check or traveler’s check. Cancellations must be made at least sixty days (60) prior to arrival date and a fifty ($50) dollar cancellation fee and $50.00 processing fee will apply (plus applicable taxes). Any cancellation made within sixty (60) days of arrival date will result in forfeiture of all monies paid.

Agency Disclosure
Holiday Surf & Racquet Club is privately owned; management may refuse service to anyone. Property owners and Holiday Surf & Racquet Club will not be held responsible for acts of theft, vandalism, or other damages to guests’ personal property or items left at the vacation property. If an item has been accidentally left at the property, please contact Holiday Surf & Racquet Club as soon as possible and every effort will be made to mail it to your home. Shipping costs are the responsibility of the renter.

Representatives of Holiday Surf & Racquet Club and/or owners may enter the premises at any reasonable time to make repairs or for inspection of property. Properties may not be sublet.

HOUSE RULES

1)	Please observe “No Smoking” signs – Florida law. HSRC is a non-smoking facility. This includes: units, balconies, breezeways, pool area, tennis courts, shuffleboard area, beach boardwalk, and beach. A $250 fine will be assessed if evidence of smoking is found and cigarettes, cigars, e-cigarettes, and vaporizers are prohibited in these areas. Designated smoking areas: BBQ grill area, designated smoking areas on the beach (see beach attendant for details).	 										

2)	Balcony lights must be turned off after sunset between the months of May and October for sea turtle nesting season.
													 
3)	An HSRC car pass will be provided to you upon check-in. All vehicles on property must obtain an HSRC Car Pass and must be properly displayed in vehicle dashboard. All unregistered vehicles or vessels will be subject to towing at the owner’s expense. Roam towing is between the hours of 12am-6am.          					

4)	Ball tossing, Frisbees, playing or running on or in the parking lot, walkways, corridors, elevators, lobby, stairways, or courtyard of Holiday Surf & Racquet Club condominium is not permitted and the use of roller skates, roller blades, skate boards, hover boards, bicycles, or fireworks on association property is prohibited.          		
			 
5)	Do not obstruct walkways with floats, coolers, lawn chairs, or any other personal items per Florida Statute. DO NOT HANG TOWELS, BATHING SUITS, OR ANY OTHER OBJECTS OVER WALKWAY OR BALCONY RAILINGS! VIOLATION OF THIS RULE WILL RESULT IN A MONETARY FINE AND/OR EVICTION. 				

6)	BBQ grill areas are located in the parking lot. Grills, pressure cookers, propane boilers are strictly prohibited on balconies, walkways, in the courtyard, and at the pool.    							

7)	 Trash must be deposited in the dumpsters located at either side of the parking lot. Please do not liter; trash containers are located throughout the complex.							 		

8)	Pool hours are from 9:00am until 10:00pm CST – No lifeguard on duty. An adult must accompany children under the age of 12 at all times. Diving is not permitted. Please do not swim alone. Swimsuits are required - No cut-offs or diapers. Do not run in the pool area. Food or drink is not allowed within four feet of or in the pool per Florida Statute and glass in the pool area is prohibited. No reserving pool chairs. Do not remove pool furniture from the pool area. Absolutely no pets allowed in the pool or in the courtyard area. Smoking is not permitted in the pool area.	
		 
9)	Tennis court hours are from 8:00am until 9:00pm CST. Tennis shoes, shirts, and shorts are required. No hard heel/sole shoes or bare feet. Reservations (at front desk) are required for courts. One hour per unit.  Courts are to be used for tennis only and they are closed when wet.                                               				 
    
10)	Please help keep our beaches beautiful and clean; do not litter, abuse the sea oats or destroy our sand dunes.  Dogs, glass containers, and motor vehicles are not allowed on the beach. This is Florida law.			

11)	Guest pets are not permitted. We are proud to offer a pet free environment for our guests. There is a $250 fee if evidence of a pet is found.												
All rules are strictly enforced. Violators may be evicted and/or prosecuted.
