Two units: Unit A on the basement and main floors; Unit B on the second and third floors. Features eight queen beds, four full baths, two kitchens with cookware and coffee/tea stations, living rooms, desks with high-speed internet, AC/heating, washer/dryer, and TVs. Safety devices include smoke and CO detectors, a fire extinguisher, a first-aid kit, Minut monitoring, and a Ring camera.

Guest Interaction:
The host is available via messaging; response time is within 2 hours. On-call host can meet for on-site assistance.

Access:
Smart-lock self check-in with separate entrances. Entry codes and instructions provided 24 hours before arrival via messages.

Neighborhood:
Located 0.2 miles from Soulard Farmers Market. Local restaurants, coffee shops, and pubs within a short walk.

Transit:
Free on-street parking. 5-minute drive to Gateway Arch and Busch Stadium; 8 minutes to SLU Hospital. Bus stops a 3-minute walk away.

Additional Notes:
This duplex connects two apartments via stairs—no elevator. Quiet hours are 10 PM–07 AM. Street parking may be limited during market hours; paid public lots are one block away.

Synergy Rental Group House Rules

1. Non-Local Guests Only
We do not rent to St. Louis residents. Guests must submit their ID through our guest portal before check-in. Local residents who bypass this rule are subject to security deposits and or cancellation without refund. 

2. Identification Requirement
Guests must submit their ID via the guest portal before check-in. 

3. Reservation Terms  
All reservations are subject to the purchase of a damage waiver or the submission of a refundable security deposit.

4. In-Stay Requests
All requests for supplies, maintenance, or other in-stay needs must be submitted through the guest portal for timely and appropriate coordination.

5. Community Conduct & Safety
*Indoor/Outdoor Smoking: No smoking, vaping, or marijuana use indoors; smoking is allowed only on the sidewalk outside, away from the unit.
*Quiet Hours: 10 p.m. – 7 a.m.
*Guests & Parties: No parties or events. Only approved guests (as per your reservation) are allowed.
*General Conduct: Follow all posted building and community rules. Contact us via the messaging system for any issues, and always lock the door for your safety.

6. Fines & Penalties
*Unauthorized pet: $50
*Indoor smoking: $200
*Non-approved guests: $50 per person
*Parties: $500 plus immediate removal
*Unauthorized late checkout: $20/hr charge
*Damage: Cost of repairs invoiced to you
*Items left behind: $50 handling fee (plus shipping at your expense)
*Security system tampering: Reservation cancellation without refund
*Improper parking may result in towing at your expense
*Improper disposal (e.g., flushing wipes) may incur plumbing fees

7. Liability
We are not responsible for personal belongings, accidents, injuries, or items left behind.
