Enjoy a stay in the White Mountains at this Village of Loon townhouse with winter views of the ski slopes on Loon Mountain. On the entry-level of this townhouse, you will find a bedroom with a set of bunk beds and a queen size bed.  There is a full bathroom located just outside this bedroom’s door. Downstairs is a sitting area with a flat-screen television and a queen-sized Murphy bed.  The primary bedroom suite is just off the sitting area with a king-size bed, flat-screen television, private bath, and wooded views from the small deck. The main living level is found above the entry level. This level holds a full kitchen with a microwave, dishwasher, stacked washer/dryer, a dining area with seating for five, and the living area with a wrap-around couch, flat-screen television, and electric fireplace. The deck is accessed from a slider in the dining area and offers wooded views of Loon Mountain. The third bedroom holds a traditional set of bunk beds (twin over twin) and a pyramid set of bunks (twin over full) and offers a ½ bath outside the door.

Your stay includes membership in the Village Swim, Tennis, and Fitness Club, which has two indoor pools, two outdoor pools, four Jacuzzis (one outdoors), a sauna, an exercise room, and 12 tennis courts.

Locally you will find plenty of seasonal and year-round activities to fill your time, including shopping, golfing, mini-golfing, amusement parks (including a local waterpark), gondola/tram rides, natural attractions, alpine skiing and snowboarding, Nordic skiing, snowshoeing, hiking, mountain biking, river swimming, kayaking, bird watching and much more.

Please note: This unit provides two parking spaces. (1 in front of the unit, closest to the stairs & the 2nd across the road, parallel parking - look for the sign. Parking in front of the neighbor's home will result in towing.)

The pool and fitness club may be temporarily unavailable due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.
This unit has four air conditioners: in the foyer bedroom, living room, loft, and primary bedroom.
Dogs are welcome in this unit. There is a $50 + tax one-time pet fee per dog, with a maximum of two dogs allowed.
As of December 2024, the former woodburning fireplace was placed out of order, so an electric one has been placed for now.

We had good stay overall. location, location, location (and guest rights to the pools and spas!) and view out the bay window. We were most appreciative of being able to bring our dogs as that was a requirement.  The unit, however, requires much handyman work, HVAC upkeep and improvements. It was drafty, albeit unseasonably warm outside, so those drafts would be worse in middle of winter when folks visit to ski. Several lamps had dead light bulbs and missing switch pieces, top finials with were bent or marred shades. The carpet/rug needs replacing due to wood fireplace stray spark burn marks.Some of the propane? heaters seemed kinda sketchy. I'm glad they weren't maxed out due to the mildness of outside temps during our stay. The exterior wood steps need shoring-up as nails have stripped and one or two move under foot In terms of cleanliness, there were a few stray Cheerios on the livingroom carpet near the couch when we arrived, which the dogs gladly "vacuumed".

Place was just OK.  The plusses... there was plenty of beds and towels, mattresses were comfy, AC was available, washer dryer and dishwasher worked fine.  But if your party has anyone elderly, be aware there are no grab bars and no walk-in shower, just tubs.  My elderly mother is in great shape for her age as far as balance and walking but felt nervous as there were no grab bars in tub area.  There also were no railings when you first enter so the fear of falling was there as well.   The place could use a lot of TLC inside, it was dark, lightbulbs were out, lamps didn't work properly and there were outdated furniture and rugs.  Stairs outside could use some new boards as they are spongy.  There are strict parking policies and much to our surprise someone was in our spot when we got there causing some initial confusion and uncomfortableness.  We did have to speak to the property manager about that and they were great and helpful.  The owner says do this, don't do that or they will charge you especially with the television, but does not leave instructions.  The owner could supply some kind of welcome book to tell you how to use washer, dryer or upstairs TV, yet there are strict messages about not unplugging television and appliances.  It is not a very welcoming place in those respects.  Overall it was comfortable in respect to sleeping and lots of room except in the very small kitchen.

We always have a great time. We like this unit there is only 4 or 5 of us this time only 3 was perfect. I  was disappointed  about  wood burning  fireplace  We enjoy  a natural fire. The unit they had was nice and obviously less work attending  a fire. Hopefully they get fireplace working.

Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit card 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) You must be at least 23 years of age to accept this agreement. Arrival time on date of arrival is after 4 PM. Provision for after business hours arrival may be made. 


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of NH, and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of NH RSA540. 


Security and Damages: A non-refundable damage waiver fee of $49.95 is charged with every reservation and covers up to $1000.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $1000.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record. 


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that parking places  are limited to the number of spaces authorized by the individual resort's by-laws. Vehicles not parked appropriately may be towed at the tenant's expense. 


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.

Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid. 


Quiet Hours:  Residential community quiet hours are between the hours of 10 PM and 7 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction without refund of rent moneys and fees paid.


Indemnification: The Tenant agrees to save the Owner and the Owner’s Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant’s relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury or illness, unless caused by negligence of the Owner or Owner's Agent. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln/Woodstock, NH and no refunds or other compensation will be due to Tenant for such failures and/or acts of war, construction noise, road construction, noisy neighbors, civic disturbance, weather or acts of God.

Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. 

Termination Upon Sale of Premises: Notwithstanding any other provision of this Rental Agreement, Owner may terminate this lease upon sale of Premises. Upon notification of termination, Agent will attempt to relocate Tenant based on current availability. Should relocation not be possible Tenant will be refunded all deposits paid.
