****Our home is a No-smoking property ($500 fine if evidence of smoking is found.) and we ask that guests remove their shoes as we strive to have the cleanest and best maintained property we can for comfortable guest stays.

*Pool and Hot Tub Fees:  The pool and hot tub are heated by propane, which is very effective but expensive; therefore, there is a daily fee that we have to charge.  These charges are initiated OUTSIDE THE INITIAL  RESERVATION. The cost for heating changes based on the ambient temperature of Mesquite.  We will need 3 days notice prior to your arrival for the charge to occur and for us to arrange heating.  The prices are as follows:

                                                           Fall & Spring - $100 a day.

YOUR INDOOR SPACE- 
     Bedrooms:  Although our home is a 3 bedroom home, we can sleep four adults separately with our convertible king to 2 single configuration in one of the guest rooms.  Our primary offers a king bed with attached bath and the second guest room has a queen bed.  We also have two floor mattresses for 2 extra guests.  With all new, quality mattresses and comfy linens, you will have a great night's sleep after playing all day.  All mattresses and pillow are encased with a protective covering to keep you safe from unwanted elements.   All bedrooms have a TV so that you can recline at night in privacy, should you choose.  We have streaming capabilities but no local TV unless attached to your app.  Make sure to sign out at checkout.

    Bathrooms: Our two bathrooms, one attached to the primary bedroom, are fully stocked with luxury towels, shampoo, conditioner, body wash, lotion, and more, keeping your packing to a minimum. 

    Kitchen: Stocked, stocked, stocked.  If you like to provide meals at home, this is the place to do it.  Full cookware and some bakeware are provided. Beautiful indoor and separate outdoor dishes are for your use as well as coffee & filters, tea, spices, barbeque utensils and more. 
 
   Living room: The living room is open to the kitchen and the wall of sliding windows and doors make you feel as if you are outside while you are cuddled on the comfy couch with the fireplace flickering, watching your favorite show  on our large screen streaming TV.

YOUR OUTDOOR SPACE - 

    POOL & HOT TUB: ***The hot tub jets and the ability to heat the hot tub water will be available after the month of September.  You will be able to heat the hot tub and pool for your stay during the colder months. There is an extra fee as heating with propane is quite expensive, but effective.
    FIRE PIT AND DINING TABLE: Our bar height fire pit table is perfect for conversations, drinks and dinner as you stay warm in an inviting atmosphere.  
    PUTTING GREEN:  With provided clubs and balls, putting competition and practice is ready for you.
    YARD GAMES:  Turf and space is provided for outdoor games.  Enjoy our cornhole game found in the garage. 
    LOUNGE AREA:  Lounge chairs and a conversation set with TV offer comfortable additional comfort in the backyard.
    VIEW:  We have great views of the Virgin Valley Mountain from the backyard area and the desert bluff from the front.  Our neighborhood is away from town noise, yet close enough for a quick trip to the store.  

PARKING -
    We offer free parking in our 2 car garage, driveway and street parking.  If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 48 hours.  Reach out to us if you have any questions on this.

Our home is completely yours for your stay.  There is a locked closet in the entry hallway for cleaning supplies/restocking, etc.  Please let us know if you need anything restocked during your stay.

Our co-hosts, J and Amy, live less than 5 minutes away and can help you whenever you need.  Please reach out on the message feed first.  If they have not responded within 10 minutes, please give them a call.  If there is an emergency or issues with your check-in code, please call them right away.

I believe we were their first guest at their Mesquite AB&B. There were minor technical difficulties with the pool and spa, but Jesse or a (pool technician) responded immediately.

If you’re going to Mesquite, you can’t go wrong with this house. The house has a really functional layout with a great pool, and the hosts are super responsive. My husband and I have been choosing home rentals vs hotels for all our travels the last 15 years, and the big thing that stood out to us was how very well stocked and well laid out this house was. We had everything we needed and more and felt at home from day 1. If we’re ever in this area again, we will for sure choose to stay here.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

PETS. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
&nbsp;
SMOKING POLICY. Smoking on, or near the Premises is prohibited. Any violation of this policy will result in forfiture of the security deposit to cover the extra cleaning cost.

SUBLETTING. The guest does not have the right to sublet the Premises.

The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
