Welcome to Blue Oasis! This 3-bedroom 2-bathroom condo is located on the top floor and has a direct view of one of the two pools this complex has to offer. There is also an incredibly rare sandy beach area! There is a 12x30 boat slip available for rent! This complex is located in the heart of Osage Beach, just minutes away from all the exciting attractions the Lake of the Ozarks has to offer including go-karts, mini-golf, outlet shopping, and all the best lakefront bars and restaurants! 

Kitchen and Dining Area
The open-concept kitchen features a drip coffee maker, K cup coffee maker, breakfast bar with seating for three, and all the basics for dining in. There is a dining table with seating for four. 

Living Room
The living room features floor-to-ceiling windows for lots of natural light, a sofa, a loveseat, a recliner, an electric fireplace, flat screen TV, and sliding glass doors that open to the lake view balcony. 

Master Suite
The master features a king-sized bed, nightstands, dresser, a closet, flat screen TV, and sliding glass doors for access to the balcony. There is an attached master bathroom with a double vanity sink and a shower/tub combo. 

Bedroom 2
The second bedroom features a king-sized bed, nightstand, closet, dresser, and a flat screen TV. 

Bathroom 2
The second bathroom features a single vanity sink and a shower/tub combo. 

Bedroom 3
The third bedroom is the loft area, it features twin bunk beds, a twin bed with trundle, dresser, a couch with a queen-size sofa bed, telescope, board games, and a flat screen TV. 

Outside
Outside on the balcony there is a table with seating for six and has a prefect view of one of the pools that you will have access to. Plus an electric BBQ Grill!

Neighborhood Description 
The Ledges Condo complex is located in the heart of Osage Beach, just minutes from some of the lakes most popular lakefront bars, restaurants, activities and shopping. This complex is just 5 minutes from amazing activities for the kids including go-karts and mini golf. While there is no boat parking or launch at this complex, you can launch and store trailers at the state park marina for a small fee. 

To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check.

Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that you will be asked to sign a rental usage agreement that governs the terms of the stay. You will also be required to pay a refundable damage deposit of $250 before check-in. By completing the reservation you agree to the following:

•        You agree to be bound by our rental terms and conditions.
•        You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
•        You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
•        You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
•       You understand that your check-in instructions might be withheld until you have added a payment method in your guest portal for the damage deposit.

Experience a delightful stay in a spacious and well-appointed condo, featuring stunning views and a peaceful location that perfectly caters to families and groups alike. With comfortable beds, thoughtful amenities, and excellent communication from our responsive host, guests consistently leave with cherished memories and a desire to return.

We enjoyed our stay. It’s looked just like the pictures and was plenty of space to accommodate the family. When we arrived the AC did not work and maintenance brought portable units out even though it was well after working hours. They had an HVAC tech out the next morning and were prompt about communication. 

All of the amenities and facilities were exactly as expected. If traveling with those who have limited mobility, I would highly recommend not choosing the 3rd floor as steps were difficult for carrying luggage/children. 

Otherwise the place was great.

We had a great time here. Cute little place!

We enjoyed our stay! The keyless entry was convenient,  as we had a group of people coming and going. There was room for everyone, comfy beds, and the pool was great.

Excellent! Definitely going to keep them in mind when we come back to the area!

We had a great time. Had two full days and made the best of it. Boys loved fishing. Pools were clean we never made it in.

SHORT TERM RENTAL AGREEMENT

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and

Host: SHORES Vacation Rentals

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

&nbsp;LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

&nbsp;QUIET HOURS. Quiet hours begin at 11:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If complaints arise, this Agreement will be subject to termination by the Host. 

&nbsp;OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

&nbsp;If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

&nbsp;BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

 LATE CHECKOUT FEE. Unless permission is specifically granted by The Host, Guests who fail to check out by the Checkout Time will be charged at a rate of $100 for the first hour and $100 for every hour after. 

&nbsp;UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

&nbsp;SECURITY DEPOSIT. The Guest shall be obligated to pay the following security deposit as follows:

&nbsp;Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest understands that if they booked via Airbnb, a payment method must be added to the Guest Portal before check in. The security deposit will held via pre-authorization hold on the card. The Security Deposit shall be returned to the Guest within the State's requirements (14 business days) after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

&nbsp;PETS. (UNLESS OTHERWISE STATED) The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited unless otherwise specified by Host. 

&nbsp;SMOKING POLICY. Smoking inside the home is prohibited. Smoking inside will result in a $500 charge.

 SUBLETTING. The guest does not have the right to sublet the Premises.

&nbsp;INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

&nbsp;MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

&nbsp;TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Trash left in home will result in extra fees. 

&nbsp;QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.

&nbsp;

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

&nbsp;

USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

&nbsp;

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

&nbsp;

IMDEMNIFICATION AND ASSUMPTION OF RISK : The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Hosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. &nbsp;

 

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

&nbsp;

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

 

RENTAL RULES. Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors tot he Rental Property shall:

1. Maintain the Rental Unit at all times in good and tidy condition.

2. Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner. 

3. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the rental unit is located. 

4. Not bring pets or other animals into the Rental Unit without the express advanced consent of the Host. 

5. Not move or rearrange any furniture or appliances inside of the Rental. 

6. Comply with all Applicable Laws. 

7. Leave the Rental in the same condition of cleanliness in which they found it. 

8. If the rental grants access to a pool, ther is no running, swimming, smoking, or glass allowed in the pool area. 

9. If the rental grants access to a hot tub, any extra cleaning or draining of hot tub due to negligent misuse will be at the expense of the guest.
