Lovely three bedroom home available all year long for vacation rental.
King size bed in master bedroom, twin beds in guest room and queen size bed in the other guest room.  Very comfortable living and dining area combined with table for 4 and a flat screen tv.  Kitchen is spacious and has an eat in area with seating for 4.  Everything you need to enjoy your visit.  Screened in lanai on the back of the house.  Nice quiet enclosed back yard.  Bicycles and golf cart for your pleasure to use during your stay. Pool in the area.

NOTE: THE GOLF CART IS PROVIDED AS A COURTESY FROM THE OWNER.  IF FOR ANY REASON THE CART DOES NOT FUNCTION PROPERLY YOU WILL NOT BE GIVEN A REPLACEMENT CART. YOU WILL BE RESPONSIBLE FOR RENTING YOUR OWN CART. IF YOU WOULD LIKE TO RENT A CART INSTEAD OF USING THE OWNERS CART YOU WILL NEED TO GOOGLE "GOLF CART RENTALS IN THE VILLAGES".

***Village ID's are not required for renters to occupy a home, however, if you would like to enjoy any of the amenities that all renters and owners are entitled to, you will need to have a Villages Identification Card. Your Villages ID will cost $50 (which will entitle you to 2 ID's). You must check mark the appropriate box on the Vacation Rental Agreement. We will complete the application for your ID's so The Villages can process your ID's, so they will be ready upon your arrival. You will know that your ID's are ready and where to go to pick them up on day of arrival when you receive an email from us approximately a week prior to arrival.***

Cancellation Terms: Guest may cancel this agreement and pay a cancellation fee of 25% of total rental amount, booking fee, and processing fee if canceled at least 60 days prior to scheduled arrival. There shall be no refunds guaranteed if cancellation is closer than 60 days prior to scheduled arrival and all monies paid by guest to that point shall be retained, however it is recommended that guests who need to cancel contact us directly at reservations@remaxpremier.net Mon-Fri 8:30 am - 5:00pm EST to discuss your situation and allow us an opportunity to review your particular situation. The Property owner may cancel this agreement at least 90 days prior to check in date and if Re/Max doesn't have a suitable and available replacement property, all monies will be refunded to the Guest. Owner or Re/Max shall not be responsible for any costs the guest may incur for travel or other arrangements in the event of cancellation by Owner.
DAMAGES: If damages are to occur and they exceed the Damage Insurance, the remaining charges will be charged to the card on file to cover the cost. This includes any and all damages whether it is to the property, items, golf cart, etc. By signing below, you are acknowledging you have read and are authorizing payment if this is to occur. 
You are renting the unit sight unseen, your acceptance of this agreement by signing the box below, releases Re/Max and its representatives from any deficiencies you may find in the unit upon arrival. Should any deficiencies be found upon arrival, we shall do our best to get them taken care of as soon as possible. You as the renter shall be referred to hereafter within this agreement as " Guest ". Any questions you may have can be answered by contacting us at Re/Max Premier Property Management.
Please be advised that all reservations will be confirmed by us by signing the box below and you submitting your credit card payment to secure this rental as per the guest receipt showing the itemized charges on this purchase prior to your accepting this on-line agreement. Once you have purchased and entered your credit card information you shall begin receiving documents relating to your checking in and access to the property from us that shall be forwarded to the email address you supplied us at time of purchase. You will not be allowed to check in or be provided with any access codes for property until all required documents and copies of driver's licenses for each adult are completed and received. CHECK IN/OUT TIMES: Check in begins at 4p.m. and check out is any time before 10a.m. A $200 late departure fee will apply. Refunds are not given for late arrivals or early departures. Codes to enter the home will be sent on the day of arrival by 4:00p.m. or earlier if the home is ready via EMAIL. DO NOT call the office or property manager for early access as we'll send your code via EMAIL.
1.	PAYMENT OF RENT AND FEES: We apologize, but at present time we do not accept AMERICAN EXPRESS CARDS. Booking fees and internet reservation fees are due in full upon submitting booking/reservation and are non -refundable. All other charges shall be made as per the listed payment schedule on your receipt, unless otherwise agreed to by us in writing: Re/Max Premier Property Management, 3990 E SR 44, Unit 401, Wildwood, FL 34785. All payments MUST be made by CREDIT CARD. No check-ins shall be allowed until all monies are received. All funds owed 60 days prior to arrival or upon booking if within 60 days.
2.	ACCOMODATIONS: Due to circumstances beyond the control of Re/Max and/or the Owner, if your designated unit is not available for any reason, Re/Max will use its best efforts to locate a comparable substitute unit. In the event a substitute is not available, Guest agrees to hold Re/Max, its Agents and Representatives and Property owner(s) harmless for any damages, costs or inconvenience suffered and Guest shall receive a full refund of any and all amounts paid.
3.	OCCUPANTS: Only those designated in this agreement as Guest shall occupy the unit unless written consent of the Agent is obtained. The reservation and the related pricing are for the number of people or occupants listed on your reservation receipt.
4.	ASSOCIATION & COMMUNITY RULES AND REGULATIONS: Any occupying a unit governed by Community, Homeowners or Condominium Association shall abide by all association rules and regulations. Willful violations of the above-mentioned rules and regulations shall result additional charges.
5.	AMENITIES: Guest(s) who are reserving properties within The Villages may request (but not required) 2 Villages ID cards (currently $50.00 fee total payable to The Villages upon your arrival) which will give those two people the same amenities as any owner within the community to include executive golf, use of most swimming pools, use of recreation centers and ability to participate in community related and sponsored activities. If you desire Villages ID's, you must complete the forthcoming documents previously mentioned. We shall send you a confirmation that your ID's have been processed and give you instructions on where to obtain them upon your arrival. Guests agree to hold Owner/ Re/Max harmless, in the event of a failure of or non-availability of any amenity within any community.
6.	VEHICLES: No boats, motor homes, trailers or commercial vehicles shall be permitted on the premises unless otherwise authorized in writing provided herein. Alternatively, you may contact us directly to discuss any needs or questions you may have related to this.
7.	ANIMALS OR PETS: Because you are renting a privately owned vacation rental, unless otherwise noted animals or pets are NOT permitted on or in a property and constitutes a serious violation if not identified prior to check in and shall result in additional charges. All animals or pets must be acknowledged prior to arrival to be sure you have been quoted the appropriate rates for any property and to protect your reservation. UNDER NO CIRCUMSTANCES WILL AGGRESSIVE ANIMALS BE ALLOWED. Certain breeds of dogs are restricted: GERMAN SHEPHERD, PITBULL, DOBERMAN, ROTTWEILER, AND OTHER AGGRESSIVE BREEDS NOT LISTED HERE.) Any breach of contract will result in forfeiture of all deposits relating to this rental including advance rent and could lead to cancellation of your reservation.
8.	SMOKING: Smoking is NOT permitted by guests or guests invitees. Guest(s) understands that smoking on the premises or property by guests or their guests (including in the garage or on lanais or birdcages, screened rooms) shall be considered a material default under this vacation rental agreement and result in additional charges. In the event the premises are damaged in any way (including smoke odors within the home), the guest will be fully responsible for the eradication of all smoke related odors and repair of any damage due to smoking. Guest agrees that smoke related damages will in no way be considered ordinary wear and tear. Property manager will add a fee and a cleaning fee that Guests will be responsible for.
9.	CLEANING: Guests are requested to strip beds of linens and place linens and towels in the laundry room. Run the dishwasher the night before and put dishes away. Any excessive amounts of laundry and trash left undone will result in additional charges. Guests are responsible for removing all food products and trash from home prior to checkout or vacating. If Re/Max determines, in its sole discretion, that excessive dirt, furniture stains, carpet stains or other damage is present, additional charges will be assessed and charged to the card on file.
10.	MISCELLANEOUS CHARGES: Guest(s) will be assessed Locksmith charges and association charges, for each key., pass, pool tag, or garage door opener etc. that are not returned to Re/Max upon check out. Guests shall be billed for missing or damaged towels, sheets, pillow cases, ETC! that are damaged, stained or missing upon checkout.
11.	MAINTENANCE: Owner shall be responsible for maintaining the unit unless damage is caused by guest's or their guests misuse or neglect. Owners are not responsible for issues outside of their direct control or acts of God. Guest agrees that no rent reduction or abatement will be given unless the unit is deemed by the governing authorities to be completely uninhabitable.
12.	ASSIGNMENT: Guest shall have no assignment rights within this agreement and may not assign this agreement or sublet the premises. Any unauthorized transfer of interest by the guest shall be a material breach of this agreement. Guests and their guests shall be responsible to insure any personal items or valuable property that may be brought to this property during this rental agreement.
13.	RISK OF LOSS: Personal property of guest and guest's guests shall be in the unit at the sole risk of guest. Re/Max and Owner shall not be liable for any damage caused to any said personal property arising from fire, accident, acts of God, criminal acts, acts of negligence, bursting or leaking water pipes etc.
14.	MAIL: We do not arrange mail for you or provide a key. Please arrange a temporary box with the U.S Postal Service or a temporary mail service company, to receive mail
15.	REQUESTS, REPAIRS, MALFUNCTIONS: You shall report any damage or problem immediately upon discovery or you may be held responsible for the cost. Our complying with or responding to any oral request regarding security or non-security matters doesn't waive the strict requirement for written notices under this Lease Contract. You must promptly notify us in writing of: water leaks; electrical problems; malfunctioning lights; broken or missing locks or latches; and other conditions that pose a hazard to the property, or your health, or safety. We will respond in accordance with state law and the Lease Contract to repair or remedy the situation, as necessary. We may turn off equipment and interrupt utilities as needed to avoid property damage or to perform work.
16.	Should you reach out to the owner instead of Re/Max. This can result in additional charges and cancellation of your reservation. Owner's contract Re/Max as property management.
17.	NO EVENTS OR PARTIES OF ANY KIND ARE ALLOWED ON THE PROPERTY, ANY VIOLATION OF THIS TERM WILL RESULT IN YOU BEING REMOVED FROM THE PREMISES WITHOUT A REFUND.
