Spacious 3 + bedroom, 2 bath wonderfully refurbished two story home in Rio Del Mar.  Short, flat walk to the beach in just 3-4 minutes. First level has two bedroom, full bath, bonus room with two twins and kitchenette/laundry area. Great wrap around deck on first level with plenty of outdoor seating. Second level has primary bedroom with king bed and private deck, living room, dining and kitchen. Walking distance to coffee, deli, bistro and restaurants.  Centrally located to take in all the sites of Santa Cruz and Monterey. Great location for a golf weekend or a day of wine tasting. There are multiple 18 hole golf courses within a 5 mile radius as well as a multitude of local wineries. Pebble Beach golf course is a 45 min drive along the beautiful Monterey coast. 
Dogs under 35 pounds may be considered.  Must agree to pet policies and pay a pet rent fee of $200 per stay

We loved renting 200 Aptos Beach Drive for a long-awaited reunion! Had a wonderful time. Thank you!!

We found dog hair everywhere, even after the cleaning company came back to “clean” again. They insisted the house was clean so I picked up handfuls of dog hair off the carpeted stairs to show them. It was very obvious the house hasn’t had a deep clean in a long time. The furniture is falling apart and very uncomfortable. The location is good and the company was responsive when we told them about the dog hair but the cleaners they use are not affective.

We had a great time here! You can see the ocean from many rooms in this bright and airy house. Also fully stocked with beach gear. We'll be back!

House was perfect for 2 families. We had 4 adults and 3 kids and had a fantastic time! Beach is 2 blocks away, and the house had a beach cart to load all the gear and walk down. Only negative thing I can say is the kitchen is small but wasn't an issue for us. 

We loved this house and all the amenities..we had beautiful weather and our grandson got to experience the beach for the first time.

The undersigned, an adult 21 years or older, as representative of him/herself and all the occupants, hereby agrees not to exceed the maximum allowed occupancy in the vacation rental specified. 
The undersigned and all occupants agree to rent the above premises at their own risk, thereby releasing Cheshire Rio Realty and its agents from all liability, claims or actions resultanting from the tenancy.  This risk includes physical and emotional personal injury, death, and property damages while occupying the rental premises, or any building, structure, street or sidewalk appurtenant thereto or equipment or facilities thereon.
The undersigned further agrees to accept liability for any damages, breakage, stains, or cost incurred for these repairs.  These damages or repairs are not limited to the security deposit . Should said damages and repairs exceed this amount, the undersigned agrees to accept full responsibility for all cost incurred.  The agreement is binding for all the members and guests in tenancy with and represented by the undersigned.  A copy of this agreement should be printed out for your records.

POLICY AND PROCEDURES FOR CHESHIRE RIO REALTY & PROPERTY MANAGEMENT
•	TENANTS WILL BE CHARGED FOR LOST KEYS, PERMITS, PASSES OR REMOTES
•	KEYS:  No keys will be issued to anyone under the age of 21
•	NO FIREWORKS: Fireworks are illegal and use of them will result in eviction from property and forfeiture of your deposit
•	ALL UNITS ARE NON SMOKING;  If you must smoke, please do so outside with the doors and windows closed. Smoking in the properties, or evidence of smoke in the properties will result in forfeiture of your deposit.
•	NO PETS ALLOWED, except in designated properties. Violation of the pet rule may result in forfeiture of your deposit and eviction from the rental property.
•	WIFI, CABLE, PGE RECEPTION IS NOT GUARANTEED BY CHESHIRE RIO REALTY. Refunds are not normally given if these services are interrupted during your stay by the service provider.
•	RENT:   Rent is to be prepaid no later than 90 days prior to your date of arrival.  Failure to have your monies received 90 days prior may result in cancellation of your reservation and loss of deposit 
•	CHANGES:  For any changes in dates or properties a 90 day notice prior occupancy must be given 
•	IF YOU CANCEL WITH MORE THAN A 90 DAY NOTICE, THERE WILL BE A $50.00 CANCELLATION FEE:  SHOULD YOU CANCEL WITH LESS THAN 90 DAY NOTICE YOUR WILL FORFEIT YOUR RENT AND 
        OR DEPOSIT UNLESS WE ARE ABLE TO RE RENT THE ORIGINAL DATES: 	 
•	SECURITY DEPOSITS:  Security Deposit are due within seven days of the initial booking and is not used as part of the rent. Refunds will occur by mail within three weeks from departure, if there are no deductions.   		
•	CLEANING:   All of our homes are professionally cleaned prior to your arrival. Should you feel the home needs more cleaning upon arrival, please call us and we will do our best to send housekeeping back in.
•	Trash:	All trash must be bagged and kept inside a closed trash container and removed from the property upon departure.  Excessive trash can result in charges to your deposit.  Please call office for removal of 
        excess trash.
•	Parking:   200 block of Beach drive has off street parking only----Homes in gated communities require parking permits or gate passes	 
•	WHAT TO BRING:   Paper products, laundry products, trash bags, zip lock bags, charcoal, firewood, condiments, specialty spices, beach gear, beach towels
         (2 rolls of toilet paper per bathroom, 1 roll of paper towels in the kitchen will be supplied for you. Anything beyond that; you will need to supply)	
•	CHECK-IN:  Check-in time is 3:00 PM at the Cheshire Office. Please call the office to make arrangements for key pick-up after 5:00 PM. 
•	CHECK-OUT:  Check-out time is 10:00 AM at the Cheshire office.  Please return all keys/passes/remotes to the Cheshire Rio office. (There is a $25.00 per quarter-hour charge for check-outs after 10:00 AM. On back 
        to back reservations)
•	RENTAL RATES ARE SUBJECT TO CHANGE WITH A 90 DAY NOTICE.  ADDITIONALLY, OWNER RESERVES THE RIGHT TO CANCEL WITH A 60 DAY NOTICE.  
Legal notices:
Cheshire does not own any rental property and undertakes to act only as agent for the owner.  Cheshire cannot and does not assume any liability for loss, damage or injury to persons or property or any inconvenience arising from the rental.  Cheshire does not act as insurer and is not liable for any loss, damage or inconvenience if the reserved accommodation is destroyed, damaged or sold. If owner furnishes outside help such as cleaners, gardeners, maintenance or other help, Cheshire assumes no liability of any kind for their performance or non-performance of duties or any acts or omissions on their part. Tenant agrees to inform Cheshire of any loss or damage which may occur to the property and agrees to be responsible for the inventory of all items which may be broken, damaged or missing and for all debts or charges incurred during occupancy, That the number of occupants shall not exceed the number of persons allowed per the occupancy agreement AND agree to occupy the property peacefully and abide by customary standards of acceptable behavior and to leave the property in good order at the end of their stay and acknowledges that the landlord of property, upon request will receive tenants phone numbers and address. 
SANTA CRUZ COUNTY NOISE ORDINANCE:---Tenant and all other occupants may be required to VACATE the premises and FORFEIT all rents and deposit for:  Using the unit for any illegal activity including but not limited to serving alcoholic beverages to persons under 21 years of age. Having more than the allowed number of persons occupy the property than is allowed per the occupancy agreement.  Causing damage to premises or any neighboring property.  Any act which interferes with neighbor's right to QUIET enjoyment of their property. County code sect: 8.30.010-mandates quiet hours between 10pm to 8am.
