- 4 Bedrooms, 3 Bathrooms, 4200 sqft – This spacious home comfortably accommodates 10-12 guests. The layout provides both privacy and ample space for gathering, making it perfect for large families or groups of friends.
- King Master Suite – The luxurious master suite features a king-sized bed, a private seating area, and sweeping river views. The attached en-suite bathroom includes a soaking tub, walk-in shower, dual sinks, and a spacious walk-in closet. A true sanctuary for relaxation.
- Lower-Level King Guest Bedroom – On the lower level, the second king bedroom offers a comfortable retreat with a guest bathroom located right down the hall, perfect for those who prefer more privacy or easy access to the main living spaces.
- Two Upstairs Guest Bedrooms – Located on the upper level, these two charming guest bedrooms each offer cozy beds and plenty of natural light, along with a shared guest bathroom. Ideal for children, teens, or additional guests.
- Game Loft with Pool Table – This additional space will make it easy for a large group to enjoy vacationing together and having plenty of space to have something to do or nothing to do.

We do our best to be available to our guests needs during business hours 9-5, please call or text.

Access:
Guests have access to the entire home, including the garage. The owners do have a few closets locked for owners storage.

A quiet neighborhood 5 minutes drive to Sunriver Village, with many neighboring homes being second homes. 
Sunriver Village Restaurants: Enjoy a variety of delicious dining options just minutes from your home. From casual eateries to fine dining, some local favorites include:
The Sunriver Brewing Company: A laid-back spot with craft beers brewed on-site, perfect for enjoying a meal after a day of adventure.
Cafe Sintra: A cozy and inviting cafe serving fresh, flavorful Mediterranean-inspired dishes for breakfast and lunch.
Marcello's Italian Restaurant- Known for being family friendly and classic Italian food, with great service and lovely wine selection.

Transit:
You will need a car to access this property. Uber and Lyft services may not be available in this area. Sunriver gets a lot of snow in the winter. Prepare accordingly.

High Desert Museum: Just a short drive away, this family-friendly museum offers fascinating exhibits about the wildlife, culture, and history of Central Oregon. Kids and adults alike will love the interactive exhibits and the live animal displays.
Bend: A 20-minute drive will take you to the vibrant town of Bend, known for its craft breweries, eclectic shops, and outdoor activities. Explore the Old Mill District, stroll the Deschutes River Trail, or catch a live performance at one of the town's many venues.

Guest’s rental of the Property from Central Oregon Vacation Homes, LLC. COVH is made subject to the following terms and conditions:

E Signature
An E Signature will be sent to your email located in the confirmation, it does need to be signed and initialed to allow access to the home.

Noise Ordinance
If a noise complaint is called in by a neighbor after 10 pm, the Deschutes Count Sherriff will be notified, and you could be evicted from the property without a refund. Neighborhood disturbances put us at risk of losing our license to operate as a short term rental. By all means have fun, enjoy the home and enjoy each other. but in accordance with neighborhood guidelines and the Bend Noise Ordinance, all outside activities need to wind down by 10 pm.

Occupancy
The Guest agrees to limit the number of occupants to the maximum occupancy of the specified property. You are welcome to host day time and evening visitors, but additional guests may NOT stay the night. Homes may not be sublet.
You MUST be 23 years or older to book a reservation.

Smoking
No smoking is allowed on, at, or in any party of any property managed by COVH.
Evidence of smoking will result in the appropriate charges to pay
for sanitizing, de-odorizing, and cleaning the effected areas. Additional charges will apply.

Pets
Guest is responsible for any and all injuries and/or damages to person or property caused by any pet brought in, at, or around the Property. Guest must clean and properly dispose of all pet excretions immediately upon discovery. If the Property is pet-friendly, any dog brought on the Property must be one year or older. Pets brought onto any pet-friendly property must be registered prior to arrival. A charge of $40.00 per pet, per stay will be added to your reservation, excluding service dogs.

Parking
All cars are to be parked in the driveway of your rented property unless specified. You may have 1 car per bedroom, no additional cars will be allowed without prior approval.

Packages and Mail
COVH is not liable for any packages sent to your vacation rental, please note that as these homes are vacation rentals they do not have access to a mailbox. If your package is placed in a mailbox or parcel box you will need to contact the local Post Office.

Third Party Payments
All reservations booked through a third party booking site such as Airbnb and VRBO are subject to their payment terms and policies for Airbnb reservations. All payment inquiries including cancellations must be directed to Airbnb guest services

Property Modifications
Guest will not make any alterations in or to the Property, including, without limitation, moving furniture, paintings, rewiring or moving electronics (TVs,modems, etc), adding or changing locks, placing signs, displays, or exhibits, or using screws, fastening devices, nails, or adhesive materials.

Construction
Central Oregon is one of the fastest growing communities in our state. During your stay, COVH, is not responsible for construction in the surrounding neighborhoods or streets. COVH, does not have control over any other location that is not a COVH property. However, if there is an issue on site please call COVH immediately.

Check in and Check Out
Check-in is 5:00pm. Check-out is at 11:00 am. COVH will consider early arrivals or late departures only during off-season months. Guest will vacate the Property at the end of their scheduled reservation in a timely manner.
We take pride in having our homes cleaned thoroughly between visits.

Lost and Found
COVH nor the home owners are responsible for any personal items left in the home or on the property, including items lost or stolen. Unclaimed items will be held for you for 15 days. After 15 days, all left items are donated.
We will be happy to ship retrieved items to you for the cost of $35 flat.

Release of Liability
COVH, Staff, and the Home Owners are in no way responsible for bodily harm or injuries that may occur while you are in the home or on the property.
COVH, the staff, and the owners of the home are in no way responsible for bodily harm or injuries that may occur while using the firepit or River.
Violation of any federal, state or county laws as well as policies stated in this agreement are grounds for immediate eviction without refund. Any violation of this contract results in a forfeit of your security deposit.
When you send an email to COVH or visit the web site, you are communicating with us electronically. You are consenting to receive communication from us in return, electronically. You agree that all agreements, notices, disclosure, and other communications that COVH provides to you electronically satisfy any legal requirement that such communication be in writing.
