You will be glad you chose this large and comfortable two bedroom Queens Grant Villa! There is so much space for you to spread out on your vacation at this villa!

The kitchen is very large and, being fully stocked, make it an excellent choice for cooking meals for your family and friends.  All of the appliances have been updated.  A pass-through window opens up to the dining area, which seats six guests comfortably.  

The living room is adjacent to the kitchen and dining areas and provides ample comfortable seating along with a large HDTV and cable for your entertainment.  A sleeper sofa is in the living room providing an extra place for kids or guests to sleep. Two sliders go out to your own private deck with a table and chairs.

The primary bedroom consists of a king bed, HDTV and an en-suite primary bathroom. There is a slider that leads out to the deck off the bedroom. The primary bathroom has a traditional walk-in shower.

The guest bedroom has a queen bed, HDTV and its own en-suite guest bathroom.  The guest bathroom has a tiled tub and shower combination.  

Outside you will enjoy a large private deck with multiple seating options and your own grill!  There are plenty of mature trees draped with Spanish moss that outline the property. The beach is easily accessible by a short walk, shorter bike ride or by calling the Palmetto Dunes Buggy Shuttle, which is a seasonal and on-call shuttle service. Queens Grant is close to everything wonderful that Palmetto Dunes has to offer; pickleball, tennis, golf, swimming , Shelter Cove, the 11 mile lagoon and of course the beach! In consideration of monies received and the below conditions set forth and agreed to by Guest, the Owner of Premises hereby rents to Guest through Greenwood Communities and Resorts, Inc., d/b/a Palmetto Dunes Oceanfront Resort, acting as Owner's authorized Agent ("Agent"), said Premises to be used during the rental term as a vacation residence and for no other purpose. All dates and applicable descriptions should be referenced through the confirmation number noted at the end of this Agreement.

Unit will be made available for check-in starting at 4:00 pm on day of arrival (except during the peak season, when unit will be made available as soon as possible between 4:00 pm – 6:00 pm) - Agent makes no guarantee of check-in time due to conditions that may be out of Agent's control, but Agent will make all attempts to minimize any check-in delays to the best of their ability. Agent may allow an earlier check-in time based on the availability of premises, but Guest should make this request to Agent prior to arrival. Upon arrival, guests will need to provide a credit card that will be authorized for $100 for incidentals or $250 if damage protection is declined. This hold, if not used, will be released 5-7 business days depending on your banking institution.

Unit must be vacated and keys returned to Agent's office by 10:00 am on the day of departure - Agent may assess late check out fees starting in the amount of $100.00 per hour up to a full day rental fee if Guest does not vacate and return keys to Agent's office by the above stated time. Agent may allow late check out times at their discretion and subsequent authorization, based on availability.

Late arrival policy and procedure (effective May 6, 2019) - If Agent's office is closed at time of arrival, and Guest's reservation is paid in full, properly confirmed with this Agreement signed and in Agent's possession, Agent will leave keys, directions, and applicable gate passes for Guest's unit at the "After Hours Check-In Area" where there will be lockers assigned to arriving guests. A cell phone number and email address will be needed by all guests checking in to the resort. For guests that know ahead of time that they will be arriving late, please email . Guest will need to formally check-in with the Agent's office the following day.

Reservation Payment Fees- Agent will require Guest to remit a deposit in the amount of 50% of the total reservation cost at the time that the reservation is made with Agent's office unless otherwise approved by Agent, or the reservation will be canceled. Final payment will be due 30 days prior to arrival on all villa/condominium rentals and 60 days prior to arrival on all private home rentals. Guest will receive a Guest Vacation Rental Agreement and Use License which must be signed and returned to our office prior to, or at the time of the final reservation payment. All deposits and monies collected by Agent shall be held in an interest-bearing escrow account with interest accruing to Agent or Owner.

Cancellation Policy- Cancellations made 30 days or more prior to arrival by Guest for villa/condominium rentals and 60 days or more prior to arrival for private home rentals, will receive a refund of any deposit paid, less an administrative fee of $75.00. Any other cancellation on the part of the Guest will result in the forfeiture of any and all deposits or payments, which will be retained by the Agent and Owner as liquidated damages. Guest agrees that if the premises are made unavailable due to circumstances beyond Agent's control, including but not limited to damage or change of ownership, Agent shall make its best efforts to make available substitute accommodations. If for any reason substitute accommodations cannot be secured on behalf of Guest, Agent's liability shall not be greater than the amount of Guest monies and deposits held by Agent in respect to Guest's reservation set forth in this agreement. Guest may not sublet or assign this Rental Agreement without the express written consent of Agent. The cancellation policy during this time has been updated, please see link for additional details. 

Travel Protection - Vacation Rental Insurance through CSA Travel Protection and Insurance Services ("CSA") has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply. Read your Description of Coverage/Policy carefully and contact CSA at with coverage questions. If you are a resident of New York or Hawaii, please contact CSA directly to purchase travel insurance to get coverage for your vacation. Full details of the Vacation Rental Insurance coverage are contained in the Description of Coverage or Insurance Policy which will be given to guest when purchased

Occupancy and Use- Guest agrees to keep and maintain the premises in good condition at all times. Upon vacating the premises at the end of the rental period, Guest agrees to leave the premises in reasonable and neat order with all doors and windows locked and all keys returned to Agent's office before check-out time. In the event Guest fails to leave the premises in the condition described above, Guest agrees to pay for any additional housekeeping services, if required. The guest's credit card information will be retained for this purpose. Guest agrees that any locked closets or rooms within the premises are reserved for Owner's storage and are not included in the rental. Guest also agrees that long distance calls made from the Owner's telephone will be charged to a credit card, calling card, or be a person to person collect call. Movies charged to owner's account will also be charged to the credit card of file. Guest agrees to limit occupancy to the maximum number of persons stated in the property description, or the equivalent of 2 people per bedroom plus 2 people per sofa bed, if provided, whichever is greater. Infants under the age of 2 years old are not counted into the occupancy total. Bedding is listed only to accommodate flexibility in sleeping arrangements and not to represent occupancy limits. Any deviation from this requirement must be discussed prior to arrival and may only be approved by Agent. Guests must be at least 25 years of age, or accompanied by an individual over this age.

Damages - Guest agrees to be responsible for any damages to the Premises, including its Contents, that occur during the rental term due to Guest's negligence, misuse or abuse of the Premises, with the cost of all such damage to Guest. The Guest's credit card information will be retained for this purpose. A $250 authorization will be taken at check in as a security deposit, in lieu of the $100 authorization for incidentals, unless Guest opts to purchase the Vacation Rental Damage Protection plan described below. Guest agrees to report promptly to Agent any required repairs or damage to the Premises or its Contents. Unless Guest reports promptly upon taking possession of Premises any required repairs or damage to the Premises, Guest shall be deemed to have accepted the Premises in the condition thereof at the time of possession.

Damage Protection- As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the Premises that occur during your stay, provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the Premises as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply. Read your Description of Coverage/Policy carefully and contact CSA at with coverage questions. Full details of Vacation Rental Damage plans are contained in the Description of Coverage or Insurance Policy at  A Vacation Rental Damage Protection plan can be purchased up to and at check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay Palmetto Dunes Oceanfront Resort directly for any amount payable under the terms and conditions of the Vacation Rental Damage Protection plan.

Indemnification - Guest, at their own cost and expense, agrees to indemnify, defend and hold Owner and Agent harmless against any and all claims, demands, obligations, actions, causes of action, damages, costs and expenses, arising out of or in connection with the use and occupancy of the premises, including but not limited to pool, hot tub, and all other premise amenity, by Guest, their family, invitees and guests, including, without limitation, attorney's fees and litigation expenses. Agent shall not be responsible or liable for the performance of Owner's duties and obligations under this Rental Agreement or for any other act or omission of Owner with respect to the premises or otherwise. Agent and Owner are not responsible for money, jewelry, valuable or non-valuable items lost, stolen, or left behind on the premises. Agent will make every attempt to return any found items to Guest, at Guest's expense.

Smoking- All of Agent's accommodations are non-smoking. Any evidence of smoking will be addressed through "Damages", as outlined above and be the responsibility of Guest.

Pets- Except for approved and customary service animals, pets and other animals are not allowed in any of Agent's accommodations unless otherwise designated by Agent. If Agent finds Guest in violation of this policy, the Agent reserves the right to immediately cancel Guest's reservation, terminate occupancy of the dwelling, and forfeit all monies held without refund to Guest. Guest may be required to pay additional cleaning and treatment fees in addition to the monies forfeited. The guest's credit card information will be retained for this purpose.

Noise- Pursuant to Town of Hilton Head ordinance (#95-05), noise is to be limited between the hours of 10:00 PM and 7:00 AM. In addition, unruly or disruptive behavior, at any time, may terminate this agreement, with the Guest ordered to vacate the premises and full forfeiture of remaining monies.

Keys - If Agent's office is closed at time of departure, Guest shall drop all keys, and other applicable access devices, in the designated key drop slot located on the left front door at the "Welcome Center of Palmetto Dunes", located at 4 Queens Folly Road, Hilton Head Island, SC 29928. Guest acknowledges that keys cannot be left in the accommodation upon check-out and failure to return any and all keys will result in a $30.00 per key charge. In order to maintain control of any accommodation, Agent may limit the number of keys issued to Guest at any time, at Agent's discretion. Agent may also, at their discretion, charge a refundable key deposit fee upon the issuance of keys to Guest.

Housekeeping Service- Guest acknowledges that this Agreement does not include daily or occasional housekeeping cleaning services during Guest's stay. Agent can arrange these services upon request and for an additional charge to Guest. Agent reserves the right to enter premises for the purpose of making inspections if Agent feels that Guest's use of premises is in violation of this Agreement or in the interest of protecting the Owner's interest in the premises.

Maintenance Service- Guest acknowledges that premises equipment malfunctions and failures cannot be predicted nor often prevented. Agent agrees to handle any problems arising from equipment malfunctions and failures in a timely and professional manner while trying to minimize any potential disruption during the rental period. Guest agrees to allow Agent an opportunity to diagnose and perform necessary repairs in a timely manner to either fix or mitigate further damage. Guest acknowledges that denying repair services can result in liability to Guest for any additional charges or damages as a result of Agent's inability to attempt to fix or mitigate further damage. Agent has no control over surrounding construction noise, or disruption, elevator problems within buildings or complexes, exterior repairs to condominium and villa complexes, and the scheduling of pest control treatments. No refunds will be issued for the above items, which are out of the Agent's control.

Access- Guest agrees to allow Agent or representatives of Agent to enter premises during reasonable hours for the purpose of making inspections, obtaining estimates, making repairs, or any other legitimate purpose. Agent reserves the right to enter premises, at any time, in the event of an emergency. Guest agrees to allow Agent to enter premises at reasonable hours with reasonable notice, for the purpose of showing premises to a prospective purchaser.

Utilities- Due to unforeseen mechanical, technical, and service related problems with utility services such as, but not limited to, electric, water, sewer, telephone, cable television, and internet, Agent will notify the service provider and/or try to correct the problem in a timely manner, but Agent, nor Owner, will not be held liable for damages, delays, or discomfort related to interruptions out of their control. Agent, nor Owner, will not be held liable for any system error, system crash, or malicious attacks on any technical device owned, or operated, by Guest due to the use of the internet, either in Premises, or from surrounding area. Guest acknowledges that cellular phone reception is beyond Agent and Owner control. No refunds will be issued for the above items, which are out of the Agent's control.

Pools and Hot Tubs- Agent maintains a list of private homes that have pools and hot tubs that can be heated during rental period. Agent will collect an additional fee for this service from Guest and must have it arranged and paid at least 3 weeks prior to arrival. Pools and hot tubs generally can only be heated between June 1st and October 1st depending on the type of heating system; certain properties may have a different heating schedule. A $150 minimum additional fee for heat requests within 3 weeks prior to arrival, will apply. Last minute pool/spa requests may result in a special trip charge. In the case of unforeseen mechanical problems with the heating of pools & hot tubs, we will try to correct the problem in a timely manner, but no adjustment will be made to rental rate or fees associated with heating. Heating costs will not be prorated for stays less than 7 nights. The cost to heat a spa only is $350.00 per week; the cost to heat the pool and spa $650.00. This rate is subject to change for stays greater than 7 days.

Tickets- Guest agrees to pay any fines for any infractions committed by Guest for which recovery of such fine could be made against Owner or Agent.  Guest's credit card information will be retained for this purpose, and Guest hereby authorizes Agent to charge Guest’s credit card on file for such fines.

Prohibited Items and Local Ordinances- Guest agrees to abide by all Federal, State, and Local laws and ordinances, including any Planned Unit Development covenant, condition, or restriction while occupying the Premises. For example, Guest should know that fireworks are prohibited by County ordinance, and for rentals within Palmetto Dunes Resort, motorcycles, campers, recreational vehicles, and boat trailers will not be permitted to enter the community.

South Carolina Laws- This Rental Agreement shall be governed by and construed in accordance with the Laws of the State of South Carolina, including, without limitation, the South Carolina Residential Landlord and Tenant Act (the Act). All terms used herein shall have the same meaning as when used in the Act. If any provision of this rental Agreement is deemed invalid or unenforceable for any reason, it shall not impair the operation or validity of any other provision contained herein.

This Agreement shall be binding upon parties and their respective heirs, representatives, successors, and assigns. If Guest does not understand any part of this Agreement, further advice should be sought.

Guest certifies that they have reviewed and agreed to the policies that are a part of this Agreement. Guest also acknowledges that Agent will request to authorize a valid credit card number at check-in, if one is currently not on file for this rental, or request a cash security deposit.

Any alterations to this Agreement shall be unenforceable unless initialed by both Guest and Agent.
