This space comes with 2 Queen Bed Gel Memory mattresses, 2 Firm, 2 Soft pillows, a couch, & an accent chair. It has almost everything you will need for your stay! 

Located in the heart of Whitestown, you will be spoilt for choices of where to eat or shop. The apartment is relatively new, and comes equipped with Washer & Dryer, Stainless steel appliances, a walk-in closet, free fast optic fiber Wifi, and unlimited HBO Max!

Everything in the home is yours to use. Make yourself as comfortable as you can, but please refrain from moving furniture (so you don't break it)!

You can access the building through the main entrances. we ask that you be respectful of the home and community. you can have friends over but maintain noise and light discipline at all times. The home is not baby-proofed and hence may not be ideal for families with small children, however, children are welcome at your own discretion.


Use of Common Amenities:
* Only registered guests can use the amenities. No outsiders and visitors are allowed.
* CCTVs and 24/7 security monitoring are in place to ensure everyone's compliance.
* Amenities are not for commercial use.

Conveniently situated off I-65, this unit is located near Zionsville, IN, it offers easy access to everything you need in the area. Commute into downtown Indianapolis in under half an hour, or stay local to find all the shopping, dining, and entertainment you’re looking for.

Close to The Shoppes at Whitestown, Meijer, T.J. Maxx, and Burlington. Enjoy a perfect scenic Whitestown Rail Trail for a nice hike through lush greenery. Also close to the Boone County Fairgrounds for endless local entertainment, and if you’re looking for a night out, you’ll have tons of bars and restaurants to choose from. Enjoy a drink with friends at Moontown Brewing Company and then head to Cobblestone Zionsville for a delicious meal accompanied by live music.

There are several options for getting around the area:

Driving: Whitestown is a car-friendly town with easy access to major highways and thoroughfares. If you have your own car or are renting one, driving is a convenient way to get around the area.

Biking: Whitestown has several bike trails and lanes throughout the town, making it a bike-friendly option for getting around. You can rent a bike from local bike shops or bring your own.

Walking: Depending on your destination, walking can be a viable option in some parts of Whitestown. The town has several sidewalks and crosswalks throughout.

Ridesharing: Services like Uber and Lyft are available in the Whitestown area, and are a convenient way to get around if you don't have your own car.

Public transportation: Whitestown is served by the IndyGo bus system, with several routes that run through the town. However, bus service in the area is limited, so it's important to check schedules and routes in advance.

Free parking is provided in front of the building, Check out time is 11 am (unless otherwise approved). 

Our Core Value is to be a good neighbor and comply with all local regulations. Therefore, all guests MUST agree to the house rules before/during their stay as there are other tenants at the property.

- All guests are screened using our third-party partner, Autohost. To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal, pay a security deposit and, in some instances, complete a criminal background check.

MAIL & PACKAGE DELIVERY

We discourage direct delivery to the building/apartment. It is recommended to make use of a nearby pickup/drop-off location to guarantee receipt of your mail/package.

Other things to Note:
- Absolutely no smoking, there's a $100 penalty fee for removing smoke detectors.
- No weapons, firearms, drugs or illegal sexual activity of any sort allowed. 
- Violators will be reported to police and the contract will be terminated immediately.
* Please note guests staying longer than 28 days will be responsible for paying utilities used during their stay.

We have a zero-tolerance policy for parties and smoking anywhere on our premises. All our units come equipped with noise sensors. While we do not anticipate the need, following multiple warnings, we will utilize local law enforcement to ensure compliance. Should removal be required, it will be done at the guest's expense.

Experience a wonderful stay in our thoughtfully designed property, where cleanliness and a peaceful atmosphere meet convenient access to nearby shops and restaurants. Guests appreciate the spacious layout, responsiveness of our team, and the overall ambiance that creates a perfect backdrop for both relaxation and adventure.

The overall experience was disappointing. I was asked to sign a separate contract after booking, but was never provided the contract until 2 days prior to my arrival. The check in process was confusing and there’s a separate booking link outside of Airbnb which is a little inconvenient.

The location was easy to find, but the address does not come up on Uber and Lyft due to the newness of the building. 

Unfortunately, the apartment was not cleaned prior to our arrival. There were food items in the fridge, crumbs and stains on the kitchen counter top, laundry left in the washing machine that was stinky and a stain on the bedding which makes me believe no cleaning was done before we arrived. 

The host was responsive, helpful and kind and the apartment itself is brand new, however, I wouldn’t stay again.

Not a very warm welcome for guests…two different addresses on our  emailed confirmations-when I asked one week before our arrival which address was correct-I was told we’d get an email 8 hours before.  I had to tell them We were traveling in from out of state and I needed an address to plug into gps to start my drive prior to 8 hours before arrival …shouldn’t have to work so hard to get an address of our location.
Code to enter exterior of apartment building not active until exactly 3pm…we arrived at 2:45p…couldn’t enter even 15 minutes early, had to reset code to enter even 15 minutes early…never have seen such rigid check in policy!  
In the building, separate code to enter apartment , and codes for both bedrooms and bathrooms-so inconvenient - maybe needed for business travellers but not holiday weekend travelers 
They say they stock the apartment for number of guests-we had 4…but only seats for three at counter to eat 
Exactly 1 dish towel, 4 bath towels. Not hospitable experience

This was a great place to stay in a safe, newly built up, family friendly area. There’s a small deck to sit and enjoy your morning coffee or the afternoon sun. We were there for baseball and there is a park right behind the complex where kids can play and lots of room for getting in some practice. Close to all amenities needed - grocery store, shopping, dining, gas, etc. Although it mentions being quiet during quiet hours, that doesn’t mean you can’t “live” during those times. 

This place will be top of our list when we visit the area again.

Overall nice place but some room for improvement. Positives were that instructions were clear, the property was as advertised, and they were responsive with communications. Some areas for improvement were that the kitchen had only minimal pots/pans/etc and, while everything was clean, there were some short hairs on some of the carpet like someone had shaved over it and the vaccuum didn't pick it up. We only noticed this because we have a toddler who was crawling around on the floor.

The only other thing to note is that all interior doors have an individual keypad on the outside that automatically locks when the door is closed (both bedrooms and the bathroom off of the living area). Not necessarily a negative but it was inconvenient to have to remember and type in a code to access rooms.

Overall we had a nice stay and the area has lots of amenities.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
&nbsp;
PETS. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.

SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
