Our 3 bedroom, 3.5 bath, 1,800 square foot ski-in/ski-out townhome (end unit) is everything you would expect from a luxury townhome. The townhome (Unit 4) features a main living space with a deck (gas grill) & great views & since its the end unit, it is the closet Alpenglow townhome to the slopes.  Each bedroom has a TV along with the TV in the Main Living Space.  

The gourmet kitchen with granite counter tops and stainless steel appliances includes a bar with seating and opens to the great room and dining area, giving you plenty of space to relax and gather with family and friends.  There are 2 ski lifts within immediate walking distance from the front door of the townhome and access to the Nordic ski-area is also conveniently nearby. Hiking trails abound in the millions of acres of the pristine San Juan National Forest. Explore mountain biking, backpacking, fly-fishing, hiking, four-wheeling, and nearly every other imaginable high alpine recreational pursuit directly out the front door.  Enjoy views of the incomparable Needles Mountain range from the spacious decks as you plan your adventures or simply take another sip of coffee.

This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay).

The 4% resort fee included in the quote is the required resort fee that must be charged and does not allow access to the Durango Mountain Club. For an additional (and optional) 4% resort fee, you will have access to the Durango Mountain Club which includes an outdoor heated pool with slide, outdoor hot tub and workout facility. 

Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years).

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.

Perfect location.  Nice accommodations.  Housekeeping needs to up their game.  The rug was filthy.  We actually had to shake it out.  Uneaten noodles under the couch.  Dishes had dried egg on them.  Coffee pot was not clean.  We spent first night rewashing all dishes.....Other than this, we enjoyed our time here and would stay here again, but would request better cleaning.  

We stayed during Spring Break, March 13-18. Several condos claim to be ski in/ski out but this location is exactly as advertised! You can pop on your skis right outside your door and ski down to lift 7 to take you to the main base area where you can go anywhere on the mountain from there. Whenever you need a break or lunch its just as easy to ski right back to your condo. No walking around in heavy ski boots or having to carry skis. There was plenty of room to store our ski gear in the foyer with hooks and hangers to put jackets, gloves, etc, which was really nice. The condo was very clean! It also had plenty of kitchen utensils, pots and pans and towels and extra sheets and blankets for the pull out couch. We stayed there with one other family, a total of 8, and there was plenty of room. The ping pong table in the garage kept the kids busy when we weren’t skiing. The private hot tub was a nice plus after a long day of skiing for the adults to relax. Each bedroom had its own bathroom which was also nice for privacy and there was a half bath on the main floor for everyone. The jacuzzi tub in the master was also awesome! There were lots of windows and beautiful views from everywhere in the condo. Staying in Alpenglow 4 made this the best trip to Purgatory Resort thus far and we can’t wait to book this gem again for our next ski trip!

Great place to stay.  Real nice condo , just a half dozen or so maintenance issues in the condo.Off season was quite but many things in are shut down.

We were delighted with the location of and views from the property.  The home was in overall good condition, but we did have some problems, most notably: (1) The heating system had a problem, resulting in two nights where the master bedroom temp reached the upper 80's at night; it took two days for a repairman to come and fix the problem. (2) The master bedroom upstairs was great, but the beds in the two downstairs bedrooms were soft and uncomfortable.  (3) The downstairs bedroom with the bunk beds had only one drawer available, which wasn't nearly enough for our two-week stay, and resulted in having to place items on the floor thoughout the visit. (4) The dishwasher did not get dishes clean and we had to do them by hand throughout our stay.  Despite these problems, though, we did have a nice hiking vacation and, once again, the view from the unit was beautiful.

We loved everything about this vacation home. Excellent location, great furnishings and breathtaking views. The beds were super comfortable; we have already purchased a comforter like the one provided here! The kids loved the bunk beds and their own rooms. We will definitely be back!

Rental Agreement: Guest Rules & Regulations

1.	CHECK-IN TIME is AFTER 4 p.m. and CHECK-OUT TIME is 10 a.m local time. We do not grant early check-ins or late check outs. Guests are not allowed to arrive at the property prior to 4 pm as our staff will be busy preparing for your stay.  Check in and check out times are strictly enforced. This agreement does not create a tenancy or residence. Guests are expected to depart at the appropriate time.

2.	MAXIMUM OCCUPANCY: Note that the maximum occupancy allowed is noted at the top of this document. Please do not exceed the maximum occupancy. You will be charged $25 per day per person if you exceed the maximum occupancy (children 5 and under do not count towards the maximum occupancy).


3.	SUPPLIES: Upon arrival, the property will have several days supply of toilet paper, paper towels, dishwashing liquid, dishwasher soap, laundry detergent (if applicable), bar soap, shampoo and liquid hand soap in the kitchen. If you are missing supplies upon arrival, please contact us. If you run out during your stay, please purchase more as required.

4.	CLEANING FEE: A departure cleaning fee has been charged. However, if the property is left exceptionally dirty/trashed and additional cleaning time is required beyond the norm, you will be charged for the additional time. Please ensure that all dishes are put in the dishwasher and start the dishwasher the morning you depart. In addition, please start a load of towels the morning you depart.


5.	NO SMOKING: This is a non-smoking property (marijuana or tobacco).

6.	PETS: Pets are not permitted, unless the home is pet friendly, and the $40/day pet fee (Max $250) has been paid. Please note the maximum number of pets is two (2).  Pets are not allowed on furniture and are required to be properly crated when the guests is not on the premises. Guests are responsible for cleaning up after their pets outside of the home.  If pet waste is left guest will incur additional costs associated with the cleanup. In properties where pets are not allowed. You may be subject to a fine of $500.00 if you bring a pet and may be asked to leave.  

I understand that if I do not adhere to the no smoking/no pets policy, then I am financially responsible for any damage incurred to the property due to this negligence, including but not limited to the professional cleaning of all the floors, carpets and upholstery.

7.	MINIMUM AGE: We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent.

8.	EVENTS: Events such as weddings, reunions, rehearsal dinners or any type of gathering of more than 150% of the properties sleeping occupancy are not allowed without prior written authorization from Premier Vacation Rentals Group.

9.	Friendly Neighbor & Quite Hours: All of our properties are located in a neighborhoods or multi-family complexes with full time residents. Please respect their privacy and quiet time. Abide by all rules for any community areas such as patios, pool and hot tub.
Please abide by all neighborhood rules and speed limits on county and private roads.

10.	WEAPONS: To ensure the safety of all of our guests, guns are forbidden on the property at all times, even if the guests has a concealed-carry permit.

11.	CANCELATIONS: A payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty
(30) nights, the cancellation policy above increases to sixty (60) day prior to the arrival date. We do offer travel insurance.

12.	TRAVEL INSURANCE: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at with coverage questions. We strictly adhere to our Cancellation Policy as stated above and strongly suggest you consider purchasing travel insurance. We know that no one ever plans to NOT come. Unexpected events occur all the time. We hate saying, “Sorry, we cannot refund your money” when a guest must cancel unexpectedly, and they did not purchase travel insurance. Be sure you’re covered.

13.	SUBSTITUTION: In the event that the property reserved becomes unavailable for any reason, Premier Vacation Rentals Group will make all reasonable efforts to accommodate Guest in a comparable or superior property. If no alternative property is available that is suitable for your needs, Premier Vacation Rentals Group will refund all payments and deposits in full and no further obligation expected of either party.

14.	DAMAGE WAIVER FEE: Covers unintentional damages to the rental unit that occur during your stay up to a maximum of $2,000. Any damages that exceed $2,000 will be charged to the credit card on file.

15.	FALSIFIED RESERVATIONS: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.

16.	INCLEMENT WEATHER POLICY: Though we wish you a wonderful stay with wonderful weather, it cannot be guaranteed. No refunds will be given in the event of inclement weather, lack of snow or poor skiing conditions.

17.	 RELEASE AND INDEMNIFICATION. Guest hereby waives and releases Owner and Company, to the extent permitted by law, and covenants not to sue, for any claims related to Guest or its invitees use of the Property, and expressly including Guest’s use of any amenities or Owner provided recreational equipment (bikes/kayaks/paddleboards, etc.). Guest shall indemnify, defend, and hold Owner and Company, Company officers, directors, employees, and agents harmless from and against any and all claims, liabilities, damages, and losses arising out of any injury to or death of any person including Guest, and any damage, loss, or destruction of any property occurring in, on, about, or to the unit/home, from any cause whatsoever, or from or against all other acts by Company pursuant to the execution of its responsibilities under this Agreement, unless any such injury or damage is caused by the gross negligence or willful misconduct of Owner, Company or Company agents, representatives or employees.

18.	MAINTENANCE AND ACCESS: PVR (or its designated agent) has the right to enter the Home at any time during the guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the Home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

19.	DAILY MAID SERVICE: There is no daily maid service. We can provide daily maid service for an additional fee.

20.	DISPOSAL: Please do not put potato, carrot, onion peels etc. in the disposal.

21.	WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.

22.	COVID 19 WAIVER AND RELEASE: Renter/Guest is aware of the Coronavirus/Covid 19 pandemic, its risks and recommended safety guidelines, and desires for PVRG to book the home for the Renter/Guest’s use. Renter/Guest is staying at the property entirely at its own risk. Renter/Guest acknowledges that PVRG has not and is not able to independently inspect or test the properties for the presence of Covid 19 and is unable to otherwise verify that any property is free from the Covid 19 virus. Renter/Guest hereby waives any and all claims against, covenants not to sue, and releases PVRG, PVRG's agents, or the Owner of and from any and all liability related to Covid 19.
