Sunset Lodging, located in the renowned Sunriver resort area of Oregon, features one of the largest selections of Sunriver rental homes and condos.  We pride ourselves on having the best value in Sunriver, and not to mention the best service.

Established in 1987, Sunset Lodging grew into thriving vacation rental company. Scott Pence took ownership of Sunset Lodging in 2001 from the previous owner and founder. Scott started with Sunset Lodging in 1994 as a Closer, among other duties such as laundry and working in the housekeeping department. After a very short time at the business, Scott was given a management role. As a result of a death in the family, Scott had to leave Central Oregon only to return to Sunset Lodging as the General Manager in 1996.  He was chiefly responsible for growing the company from a mere 124 vacation homes to almost 200 today.

The property offers a spacious layout and a great location, making it ideal for large gatherings and family reunions, complete with amenities like a hot tub and BBQ area. While guests appreciate the overall comfort and communal spaces, some have noted the need for a bit of upkeep and better attention to cleanliness.

We loved the location, but the house wasn't as clean when we arrived as we would have expected.  We had to call maintenance several times for things that weren't working properly or not working at all.

We enjoyed the house but will look for something next year with more Sharc passes. The oven wasn't working Friday night when we starting cooking dinner but the management sent someone right over to fix it. Most found their beds comfortable but the twin in one room was way too hard. The kids loved the jukdebox

Property is close to South store and village. There's 4 bedrooms that have their own bathroom. The large back room has 2 bunks but have to use the bathroom in the hallway. The heat pump as well as the gas stove in back room were not functioning. Has a nice tub on deck off of kitchen as well as the gas grill which is convenient for BBQ meals.

We had a group of 10 guys stay here for a golf weekend. It had everything we needed and the big open living room was a great way to host everyone. Plenty of space image plus a nice outside area. 

We love the location and layout of the house. This is our second time renting this particular home. We feel the home is tired and not as clean as it could be. It definitely needs some TLC and updating. Bikes are old and rickety.

I, , being the individual responsible for the reservation to stay in  (“Property”), attest that I am at least 21 years of age. By confirmation of reservation, either with payment and or upon entering into the home, or by signing this Guest Rental Property Agreement (“Agreement”), I agree to all terms and conditions herein set forth by Sunset Lodging in Sunriver (“SUNSET”).  





*** Due to new COVID 19 guidelines and to protect the safety of our staff and our guests we have changed our check in and check out times.  New check in is at 4:00 pm and check out is now 10:00 am allowing extra time for our staff to safely enter the home for cleaning preparations.  Thank you for your time, consideration and understanding of this change.


***No Refunds will be given for delayed Arrival or early Departure. Mountain roads can be
curvy, steep and icy at times. No Refunds will be given due to road conditions, inclement
weather or air quality.***


I, , as the signatory to this Agreement, understand and accept that the terms herein apply to me and any other individual accompanying, invited, or otherwise accepted by me and that I am responsible for communicating the material terms of this Agreement and am liable for any breach hereof, whether or not caused by me. Hereinafter, the term GUEST in this Agreement means me, , or any individual on the Property that is not the Property owner, a guest of the Property owner, or SUNSET staff or contractors.  I understand that where applicable during an epidemic that I deem myself to be an essential traveler to an area where travel restrictions may apply in the event of such restrictions.



CANCELLATIONS/CHANGES. Cancellations and/or changes made outside of 60 days prior to check in will result in a $150.00 Cancellation fee or $50.00 Change fee. Cancellations made inside 60 days but no less than 30 days prior to check in will automatically forfeit the deposit.



CANCELLATIONS MADE INSIDE OF 30 DAYS PRIOR TO ARRIVAL WILL NOT RECEIVE ANY REFUND. Deposits made are fifty percent (50%) of the total rental amount, before taxes and other fees. Changes can be made to extend stays inside of 60 days prior to arrival. No refunds will be given for changes made inside of 30 days prior to arrival.



ACCIDENT FORGIVENESS PLAN. In order to protect our renters, Property owners, and all personal property, all rental agreements require participation in the Accident Forgiveness Plan. This Plan covers up to $1,000.00 of accidental damages in or to the Property. GUEST will be charged for any damages found not to be accidental by Sunset staff or due to over occupancy. The Accident Forgiveness Plan is attached and incorporated into this Agreement by reference.



Service-Animal Damage. Any damage caused by a service animal recognized by the Americans with Disabilities Act, equivalent state law, or other applicable federal or state law, is deemed to be accidental under the Accident Forgiveness Plan. This applies whether the Property is a pet-friendly or non-pet-friendly Property.



Pet and Non-Service Animal Damage. Any damage caused by a pet or non-service animal will be charged to GUEST upon discovery or check out and is not considered accidental.



Animal Damage to Animal-Free Property. The presence of an animal of any kind, whether a service animal, therapy animal, emotional-support animal, pet, etc. is a breach of this Agreement and subjects GUEST to immediate eviction from the Property. If an animal is discovered in or on an animal-free Property (brought or permitted by GUEST), the cost of deep cleaning the Property to return it to animal-free status shall constitute intentional damage to the Property and be charged to client immediately upon discovery.



SUBSTITUTIONS. SUNSET reserves the right to substitute comparable accommodations without notice or liability should the Property be out of order or become unavailable for any reason. When comparable accommodations are available, GUEST will have the option of selecting from available properties at the published rate or receive a full refund. SUNSET does not give cash refunds.



INDEMNIFICATION. GUEST agrees to hold SUNSET and Property Owner free and clear of any liability for damage to self or property resulting from accident, injury, illness or loss of enjoyment due to power outage, rain, snow, sun, negligence, defective construction, fire, theft, inoperable appliances, inoperable/unusable hot tub/spa, missing or inoperable bikes etc. SUNSET will take all possible steps to see that the house equipment is in working order.



OCCUPANCY. Deschutes county occupancy ordinances are strictly enforced. Maximum occupancy is published on the website and in the Property. Over occupancy is the responsibility of the GUEST and over occupancy can result in heavy fines and/or eviction without refund.



PARKING. Sunriver regulations prohibit parking anywhere other than in the garage or driveway of the designated Property for the reservation. Limit of 4 vehicles per Property maximum. No parking will be allowed on the street or outside of driveway. Sunriver regulations prohibit the disturbance of neighbors. Noise restrictions are strictly enforced after 10:00 P.M. Violations can result in fines to the occupants and/or eviction without refund.



HELMETS. Oregon law requires all bicyclists under the age of 16 wear helmets. The GUEST is responsible for providing helmets and enforcing this requirement. Compliance with this requirement is the responsibility of the GUEST. SUNSET does not guarantee the presence or condition of bicycles or bicycle helmets.



PETS. Pets are only permitted in homes designated as “Pet Friendly”. If evidence of an animal (not a service animal) is found in a non-pet-friendly Property, the GUEST will be charged a minimum $50.00 additional cleaning fee and can be evicted from the Property. Any GUEST asked to move to another home allowing pets during their stay will be subject to all rental fees associated with the move to the second Property, all additional cleaning fees incurred at the original Property, and any rental increases associated with the pet-friendly Property. Failure to comply with our pet policy may result in eviction without refund.



NON-SMOKING. All properties managed by SUNSET are non-smoking. If evidence of smoking in the home is found, GUEST will be charged a minimum of $100.00 for additional cleaning.



LOST KEYS. Lost keys are charged to the GUEST at a rate of $25.00 per key. If keys are subsequently returned to SUNSET before new keys are made, a refund will be issued. This may take up to 30 days after check out.



INTERNET. Do not unplug the high-speed internet. Please call Bend Broadband at if you have problems with internet or cable television access.



HOT TUB/POOL.



GUEST agrees to read and abide by hot tub and/or pool rules for the duration of their stay. RULES will be posted in immediate vicinity of hot tub/pool.



If rules cannot be located, GUEST agrees to immediately contact SUNSET, prior to any use of the hot tub/pool.



BINDING EFFECT. This Agreement will be binding on and inure to the benefit of the parties and their respective heirs, personal representatives, successors, and permitted assigns.



ASSIGNMENT. Neither this Agreement nor any of the rights, interests, or obligations under this Agreement will be assigned by GUEST without the prior, written consent of SUNSET, which consent may be withheld in SUNSET's sole and absolute discretion.



NO THIRD PARTY BENEFICIARIES. Nothing in this Agreement, express or implied, is intended or will be construed to confer on any person, other than the parties to this Agreement, any right, remedy, or claim under or with respect to this Agreement.



TIME OF ESSENCE. Time is of the essence with respect to all dates and time periods set forth or referred to in this Agreement.



WAIVER. Any provision or condition of this Agreement may be waived at any time, in writing, by the party entitled to the benefit of such provision or condition. Waiver of any breach of any provision will not be a waiver of any succeeding breach of the provision or a waiver of the provision itself or any other provision.



GOVERNING LAW. This Agreement will be governed by and construed in accordance with the laws of the State Of Oregon, without regard to conflict-of-laws principles.



ATTORNEY FEES. If any arbitration, suit, or action is instituted to interpret or enforce the provisions of this Agreement, to rescind this Agreement, or otherwise with respect to the subject matter of this Agreement, the party prevailing on an issue will be entitled to recover with respect to such issue, in addition to costs, reasonable attorney fees incurred in preparation or in prosecution or defense of such arbitration, suit, or action as determined by the arbitrator or trial court, and if any appeal is taken from such decision, reasonable attorney fees as determined on appeal.



ARBITRATION. Any dispute, controversy, or claim arising out of or relating to this Agreement will be settled by arbitration. Unless the parties otherwise agree, the arbitration will be administered by Arbitration Services of Portland, Inc. in accordance with its then current rules and will take place in Deschutes County, Oregon. Judgment on the award rendered by the arbitrator may be entered in the circuit court in Deschutes County Circuit Court, and the resolution of the disputed matter as determined by the arbitrator will be binding on the parties. There will be one arbitrator who will be an attorney knowledgeable in the area of business law.



EXHIBITS. Any documents or exhibits referenced in this Agreement are a part of this Agreement, as if fully set forth herein.



SEVERABILITY. If any provision of this Agreement is held be invalid or unenforceable in any respect, for any reason, the validity and enforceability of such provision shall not be impaired or invalidated in any other respect nor will the remaining provisions of this Agreement be in any way impaired.



ENTIRE AGREEMENT. This Agreement, including any documents or exhibits, constitutes the entire agreement and understanding of the parties with respect to the subject matter of this Agreement and supersedes all prior understandings and agreements, whether written or oral, among the parties with respect to such subject matter.





LOST AND FOUND. Items found by SUNSET as belonging to GUEST will be kept for 30 days. If not claimed, the item(s) will be donated. GUEST is responsible for any and all shipping and handling charges relative to the return of lost items to the GUEST.



 



Check in time is 4:00 pm and Check out time is 10:00am. During peak season, check in may be delayed past 4:00 PM. We apologize for any inconvenience. There are NO Early Check In's OR Late Check out's offered between June 17 and Labor Day.

Before SUNSET will send the code via email, this Agreement will need to be signed and sent back by email, fax, or regular mail in advance of the check in date. If this form is not returned prior to the check in date, the GUEST must first check in at our office at: 56935 Enterprise Dr. Sunriver, Oregon 97707.



IF this Property provides RPP/SHARC passes. The number of passes may or may not be equal to the occupancy of the home. By signing the above agreement the GUEST knows that they will be responsible for the care and replacement of any lost/stolen or damaged RPP passes. There will be a $125.00 replacement fee charged to the GUEST per replaced pass.
