Summary:
A home away from home! Situated 15 minutes from downtown Indy, 5 minutes from Broad ripple, and blocks away from Butler University along with the Monon trail, it’s the best type of convenience. The open floor plan is perfect for large parties to gather and make memories. When it’s time to relax, enjoy an electric fireplace and a gigantic bean bag. Freshly renovated with new appliances and smart TV’s for every room. Enjoy gaming on the XBox!

The Space:
The entrance to the home will take you right into the living room and dinning room. The open floor allow easy access to the kitchen, living room, and dinning room. Enjoy some free coffee with your breakfast. The three bedrooms are located off the main hallway which leads to the backyard and the basement. 

Access:
Note this house is a duplex and the owner lives in the other unit.

Neighborhood:
Near Broad Ripple. Walking Distance to restaurants.

Transit:
Short uber ride anywhere downtown but enjoy the quiet of being right outside of downtown.

Additional Notes:
Street parking and open parking lot across the street around the corner. Very safe neighborhood with public parking. House is a duplex and owner lives in other part of house.

As Superhosts, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family and friend memories in our cozy House. 

If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first. - If guests are found to have had an event without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY AND MAY FORFEIT ANY DEPOSITS. 

If guests are found to have had an event/party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY AND WILL FORFEIT ANY DEPOSITS. GUESTS WILL BE CHARGED A MINIMUM OF $300 CANCELLATION FEE 

OTHER RULES: 

There shall not be smoking inside the home. Extra cleaning fees to remove odor and stains may be applied. 

PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees may be applied. Loading the dishwasher and starting it before you leave is fine. 

Some of our Homes have a ping pong table, shuffleboard table and/or Pool Table in the home for our guest's entertainment. Please return all accessories to their rightful places at the end of your stay. 

Please acknowledge that at times, we may leave consumables such as condiments or snacks left behind by previous guests if they are not opened. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. 

Please do not rearrange our furniture. 

Lastly, because this is an Airbnb property and not a hotel, and is also our home, please be respectful of the property and keep it clean before you leave. (Respect our property and our things) 

If you violate any of the following rules you will be asked to leave immediately, escorted out if necessary, and NOT refunded: 

Smoking in the Home 

Attempting to have any type of large party without the hosts consent 

Please note we have NoiseAware monitoring in the house which monitors the decibel level of noise in the house. 

Please note there is a Ring Doorbell camera on the EXTERIOR of the house that is monitored by the Hosts and owners.

Note you must be 21 or older to book. There must also be an adult 21 or older present at the Airbnb -Drug use and underage drinking is not tolerated.
