This oceanfront home is located in a quiet neighborhood south of town. This comfortable home has 3 upstair bedrooms and 4 bathrooms, a large living room area, and full kitchen. The best way to experience the sunrise ocean views is from the large second floor veranda, designed for sunbathing and a shaded area for cooling off in the ocean breeze. The lower rooms are 1 bedroom cabanas with full baths. One cabana has a king bed and the other 2 twin beds. Each room provides guests with privacy from the main house with separate entrances off of the pool deck. Relax by the pool, sunbathe, or enjoy the amazing views from the large patio areas. Arrange for snorkeling, fishing, or mainland tours through us. Our tour guides will pick you up at the villa for a variety of ocean and jungle tours.

Terms of Renting a Property from Floreo PARTIES AND 

DEFINITIONS: Tenant (you the signer of this agreement), Occupants (your guests or any person occupying the unit), Floreo (the agent of the resort), Property. 

RESERVATIONS: The Property will be ready for occupancy on day of arrival at check-in time local time and must be vacated by check-out time local time on day of check-out. 

DEPOSIT: A deposit is due along with the acceptance of this agreement. If a reservation is being made within 30 days of the arrival date then full payment is required at the time of booking. 

MAINTENANCE ISSUES: The property is regularly inspected to ensure all maintenance issues are addressed prior to check-in. However, in the event that any mechanical, appliance, or any other type of maintenance, is required, it will be considered an “act of God” which will not qualify for any refunds of rental charges or fees. Please alert the onsite management immediately if anything inside the Property needs attention. 

RULES: Tenant and all other occupants will be required to abide by all posted resort/local muncipal rules. In the event of a violation of any posted rules tenant and all occupants may be required to vacate the Property and forfeit any amounts paid. If the tenant's or occupants' actions result in a fee assessed from the HOA or any other party the tenant will be responsible for payment of fees and their credit card on file with the manager may be charged. 

ISSUES DURING STAY: If you are experiencing an issue during the stay, please alert the onsite manager. Once the stay has been completed, no compensation will be provided under any circumstances for issues that arose during the stay. If you do not contact the local manager at the time you notice the issue, you are in full agreement that the said issues are immaterial and acceptable. Furthermore, the lack of contact indicates a full agreement to forfeit future compensation for the inconvenience. 

Travel Insurance: Seaside Coastal Travel Insurance has been made available with your reservation. Seaside Coastal Travel Insurance provides coverage for the loss of prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage are available for events such as interruptions of road service; a sickness or injury of yourself, a family member, or traveling companion; flight delays due to adverse weather; terrorist acts; and mandatory evacuations. Trip Inconvenience coverage is available if the beach is closed during your trip due to contaminated waters. The plan also includes other valuable in-trip coverages such as Medical and Dental, Sporting Equipment, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge, and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. Additional terms and conditions apply;

SEVERE WEATHER: We will not issue refunds due to canceled or shortened stays because of bad weather. 

MINIMUM AGE CLAUSE: The Tenant must be at least 25 (twenty-five) years of age. Any violation of this provision will result in immediate eviction from the Property and forfeiture of all sums paid hereunder. 

FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment. 

NON-SMOKING UNIT: Smoking is strictly prohibited. A minimum $1000 deodorizing fee will be charged to your credit card (above and beyond the standard cleaning fee) if any evidence of smoking is found. 

UTILITIES/INTERNET SERVICE: We make every effort to ensure that all utilities, including cable TV and internet access, are functioning prior to your arrival, however, we cannot guarantee the performance or reliability of services provided by third parties. No compensation will be paid nor refunds are given for temporary utility outages. Guests should report all outages immediately. All efforts will be made to have utilities restored as soon as possible. Tenant is responsible for any purchases/upgrades made to cable/ satellite or other services during their stay. 

SLEEPING CAPACITY/DISTURBANCES: Tenant and all other occupants will be required to vacate the Property and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the stated sleeping capacity (without permission), using the property for any illegal activity, causing damage to the Property rented or to any of the neighboring properties, any other acts which interfere with neighbors’ right to quiet enjoyment of their property and violating a municipal noise ordinance. 

INDEMNIFICATION: The Units at the resort are privately owned; neither the property owner nor Manager are responsible for any accidents, injuries or illness that occurs while on the Property or its facilities, nor for any damage to Tenant's or Occupant's loss of personal belongings. All Tenants/Occupants expressly assume the risk of any harm arising from their use of the Property. Tenant and Occupants will indemnify and hold harmless the property owner and Manager, as well as said parties’ respective owners, agents, employees, and contractors, from all claims, losses, liability, and damages arising out of the use of the Property, whether said use is in compliance with or in violation of this agreement. Use of the beach/pool and any other amenities are at Tenants’ and Occupants’ sole risk. There are no lifeguards on duty and there are inherent risks, including drowning and bodily injury, in the enjoyment of surrounding bodies of water and amenities. 

NON-REFUNDABLE DAMAGE FEE: If any damage is present when Tenant checks in, the Manager must be notified in writing within 24 hours of arrival. Manager charges each Tenant a nonrefundable damage deposit at the time of booking.
