Light-filled townhouse with three full bedrooms and 2.5 bathrooms.  Enjoy your stay centered in historic and tree-lined Bloomingdale, close to DC’s finest restaurants and nightlife. Please note this listing is only available for stays of 30+ days. Please also be aware that the basement of the townhouse is a separate occupied unit.

The main floor features a spacious living room, well-appointed kitchen, and dining room.  The second floor has the master suite with a king bed and an attached bathroom, plus an office.  The third floor has a bedroom with double bed and a den with a double bed, with a shared bathroom between those two rooms. The roof features comfortable outdoor dining and lounging furniture, with monument views.  Street parking is readily available on this quiet, tree-lined part of Bloomingdale.

Tree-lined Bloomingdale is full of restaurants and parks, very accessible to everything DC offers.

Capital Bikeshare is the best way to get around!  Public transit is also accessible.  Monuments and museums are a short ride south, straight down North Capitol Street.

The living room has a large HD TV.  Washer and dryer are available.

This Home Rental Agreement ("Agreement") is made on {{reservation_date}} between:

<h2 style="text-align:start;">Premises</h2>
The Host agrees to lease the property located at: {{address}}, hereinafter referred to as the "Premises." The Premises is a residential property intended for short-term rental use, fully furnished and equipped for guest comfort.

<h2 style="text-align:start;">Lease Term</h2>
The Guest is permitted to occupy the Premises from {{checkin_date}} at {{checkin_time}} to {{checkout_date}} at {{checkout_time}}. Early check-in or late check-out may be accommodated with prior written approval from the Host, subject to availability and additional fees.

<h2 style="text-align:start;">Booking and Payment</h2>
Reservation: A reservation is confirmed upon receipt of full payment or a deposit as specified during the booking process.
Payment: All payments must be made via the agreed-upon method (e.g., credit card, bank transfer) by the due date. Failure to make timely payments may result in cancellation of the reservation without refund.
Security Deposit: A refundable security deposit is required to cover potential damages, excessive cleaning, or other violations of this Agreement. The deposit will be refunded within 7 days of checkout, provided no deductions are necessary for damages or additional fees.

<h2 style="text-align:start;">Cancellation Policy</h2>
Cancellations are subject to the terms outlined on the booking platform. No refunds will be issued for early departures, no-shows, or cancellations made after the specified deadline. Guests are encouraged to review the cancellation policy at the time of booking.

<h2 style="text-align:start;">House Rules</h2>
To ensure a pleasant stay for all parties and respect for the surrounding community, Guests must adhere to the following:
No Smoking: Smoking is strictly prohibited inside the Premises. Outdoor smoking is allowed only in designated areas, with proper disposal of cigarette butts.
No Pets: Pets are not permitted unless explicitly authorized in writing by the Host. Unauthorized pets may result in forfeiture of the security deposit and termination of the stay.
No Parties or Events: Unauthorized gatherings, parties, or events are prohibited to maintain a peaceful environment.
Maximum Occupancy: The Premises may accommodate up to {{number_of_guests}} overnight guests. Exceeding this limit may result in immediate termination of the Agreement.
Quiet Hours: Quiet hours are observed from 10:00 PM to 8:00 AM. During this time, Guests must refrain from loud music, excessive noise, or any activities that may disturb neighbors.
Property Care: Guests must treat the Premises and its contents with care. Any damages or issues must be reported to the Host immediately.

<h2 style="text-align:start;">Guest Responsibilities</h2>
Maintenance and Cleanliness: Guests are expected to maintain the Premises in a clean and orderly condition. The Premises must be left in a tidy, ready-to-rent state upon checkout, meaning it should be immediately habitable for the next guest.
Trash Disposal: All waste must be disposed of in accordance with the Host’s instructions, using designated bins or pickup schedules.
Damages: Guests are financially responsible for any damage to the Premises or its contents beyond normal wear and tear. Repair or replacement costs may be deducted from the security deposit.
Use of Premises: The Premises is for residential use only. Commercial activities, including selling products or services, are strictly prohibited. Illegal activities, such as drug use or abusive behavior, will result in immediate termination of the Agreement without refund.

<h2 style="text-align:start;">Host Responsibilities</h2>
Utilities: The Host will provide all utilities (e.g., water, electricity, internet) unless otherwise specified.
Cleaning and Inspection: The Premises will be professionally cleaned and inspected prior to the Guest’s arrival to ensure a comfortable stay. The Host reserves the right to inspect the Premises during the stay with reasonable prior notice, in accordance with state law.

<h2 style="text-align:start;">Liability</h2>
Guest Risk: Guests use the Premises and its amenities (e.g., appliances, outdoor areas) at their own risk. The Host is not liable for any injuries, accidents, or loss of personal property sustained during the stay.
Insurance: The Host’s insurance does not cover Guests’ personal belongings. Guests are strongly encouraged to obtain their own renter’s or travel insurance for personal property or liability coverage.
Indemnification: Guests agree to indemnify and hold the Host harmless against any claims for personal injury or property damage arising from their use of the Premises, regardless of the cause.

<h2 style="text-align:start;">Termination of Stay</h2>
The Host reserves the right to terminate the stay without refund if Guests violate any terms of this Agreement, engage in illegal activities, cause significant disturbances, or damage the Premises. Guests must vacate the Premises immediately upon termination, waiving any rights to legal process in such cases.

<h2 style="text-align:start;">Force Majeure</h2>
The Host is not liable for cancellations, delays, or disruptions due to unforeseen circumstances beyond their control, including but not limited to natural disasters, government restrictions, or utility outages. In such cases, the Host will make reasonable efforts to accommodate Guests or provide alternative solutions, but no refunds are guaranteed.

<h2 style="text-align:start;">Lost or Abandoned Items</h2>
The Host is not responsible for personal items left on the Premises. Reasonable efforts will be made to return items if claimed within the state’s required period or two weeks, whichever is shorter. Unclaimed items may be retained, sold, or disposed of by the Host.

<h2 style="text-align:start;">Governing Law</h2>
This Agreement is governed by the laws of the jurisdiction where the Premises is located. Any disputes arising from this Agreement will be resolved in accordance with applicable state laws.
