Boise BnB is a full-service short-term vacation rental management company. The company started as a small ‘boutique’ shop focused on customer service. We have kept this focus as we have grown across the valley adding expanded guest accommodations for enhanced guest satisfaction while delivering individualized home care to protect our owner’s investments.

We are a local couple passionate about hospitality and we are thrilled to have the privilege to manage your investments. Our goal is to create memories that have guests coming back again and again. 

Ryan comes from many years of working in the hospitality industry and was a certified home inspector who can fix anything in a home (as well as former PGA Golf Professional).  Julie has a business background in start-up companies and strategically expanding them while keeping the personal touch. In July, we purchased our own vacation home in FL and realized our combined talents make the perfect fit to manage a Vacation Rental Property Management Company and purchased Boise BnB in November 2022.

Welcome to Boise's Bird House — a cozy, light-filled tiny home tucked away in a lush green yard, just blocks from Whitewater Park, Quinn’s Pond, and the Boise Greenbelt. The cheerful yellow and orange exterior peeks out from behind vibrant plants and trees, inviting you into a warm and welcoming retreat. Inside, you’ll find soft green tones, earthy textures, and vaulted ceilings that make the space feel open, airy, and grounded in nature.

The brand-new kitchen features modern finishes, a deep basin sink with sprayer faucet and is fully stocked with everything you need to cook and bake— including coffee to jumpstart your mornings. 

There is a kitchen table with benches for your dining experiences. The kitchen table can fold out to easily accommodate 3 people and serve as a desk for remote working. 

The plush queen-size bed ensures restful nights, with extra blankets provided for added comfort. 

In the center of the room, you will enjoy two swivel chairs, a smart TV for your relaxing. The mounted TV can be turned so you can watch TV in bed as well.  

You’ll also have access to your own washer and dryer in the unit, making longer stays easy and convenient.

The bathroom is thoughtfully equipped with a walk-in shower, shower chair, and handrails for added accessibility. It is also stocked with shampoo, conditioner, body soap and a hair dryer so no need to pack extra items. 

Just outside, a covered patio with two chairs offers the perfect spot for morning coffee or evening unwinding in the fresh Idaho air. Note that the yard is not usable for this unit as it belongs to the tenants of the main house. The main house is not connected to this unit. The Bird Nest is it's own private dwelling with a small, covered patio you can use for your enjoyment outside. 

Just a few blocks away, you can explore Whitewater Park, Quinn’s Pond, and the Boise Greenbelt — perfect for paddleboarding, biking, or simply soaking up nature. It is also less than 10 minutes to downtown Boise to explore all our city has to offer.

the communication was excellent and the home was clean and quiet. I had a great experience overall.

Terrific little place for a couple or individual. Very private and a quick bike ride to downtown.

Such a cute place, and had everything I needed incl washer and dryer so I could continue my trip with clean clothes.

Everything seemed pretty new, very clean. Great little porch for morning coffee in the sun. Lots of windows for light and fresh air. Full kitchen (exc no dw, but i do need that). Bathroom shower is small, in case that's an issue for anyone.

Great location for walking to coffee at the Alchemist, walking to greenbelt, then on to town or campus!! I was in town visiting my BSU student who lives across the river, and it was easy walking distance.

Only thing I would fix is creaky bed, noisy every time I moved, and would wake me. But not a deal-breaker, I got good sleep anyway.

I would stay here again, and hope to!! Thank you for the accommodations.

Bedroom 1

PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:
Guest: {{guest_name}} (“Guest”), and
&nbsp;Host: {{host_name}} (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises without Boise BnB authorization, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

INSURANCE WAIVER. IF your reservation included a $50 "Insurance Fee", your stay is covered with a $1500 of "all risk" damage protection coverage on your rental property. This protection is purchased in lieu of a cash damage deposit. PETS. Pets are not allowed at this property. Guests that leave behind any evidence of pets being at the property will incur a $300 charge.&nbsp;

SMOKING POLICY. No smoking/e-cigs/vaping/drug use anywhere on the property. Guests will be charged an additional $400.00 for any proof of violating this policy or tampering with smoke detectors.

&nbsp;SUBLETTING. The guest does not have the right to sublet the Premises.

FURNISHINGS. All furnishings that are moved shall be put back in their original position. All paper goods and light cleaning products have been provided for use by the guest.

LOCKED AREAS. Guests will stay within roped off areas of the yard for the unit as they are for use by the Main house residents. Any attempt to enter roped areas of the yard is cause for immediate termination of the rental agreement, forfeiture of all monies paid, and Guest’s will be liable for any damage and/or missing items.

USE OF GRILLS. Grilling, if available, shall be conducted at the designated area of the barbeque and not to be moved.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The guest agrees to immediately notify Boise BNB of any maintenance problems, in order to remedy the situation as soon as possible. Boise BNB is not responsible for any inconveniences that may occur for which there is no control. Including, but not limited to: power outages, adverse weather, mandatory evacuation, nearby construction, internet/TV outages, pool/hot tub failure, etc. No refunds will be given for occurrences beyond Boise BNB control. Boise BNB shall not be liable for any injuries, theft or damage to Guest’s and their visitors during their stay at the vacation rental.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Trash bins are to placed for pickup at the direction of BoiseBnB if the trash collection day falls on their stay.&nbsp;

QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area and observe quiet hours 10pm-8am. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. 

CLEANING. The rental property should be left in the same condition as it was found. Bed linens are to be left on the beds. Dishes should be washed or loaded in dishwasher and started. Any unreasonable cleaning necessary as a result of the Guest’s stay will result in an extra cleaning charge assessment of $30 an hour with a minimum of one (1) service.

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
