Other things to note
- An electric fence has been installed around the property to help keep the cows out. The fence includes a spring wire gate with a yellow plastic handle — please be sure to open and close it carefully each time you pass through. This helps keep the cows out and ensures everyone stays safe.

- The primary renter is required to sign the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

- Reservations made by local residents require additional review and approval before confirmation.

We thoroughly enjoyed our stay. The best part of the place was in the basement game room, the whole family loved all of the games available. Great location for a quiet stay. The host was very prompt on all of their responses and truly available 24/7 with questions or concerns. It was disappointing that the fireplace did not work. We contacted the host, and they immediately scheduled for a professional to come assess it.  Unfortunately the first available time to fix the fireplace was after our stay. Our trip was delayed due to the blizzard in December 2022. We contacted the host several times about our concerns of the blizzard delaying our stay. The host was unwilling to waiver from their cancellation policy even when weather was so severe a state of emergency was called and several road closures occurred. We loved our time at the host house and Black Hills, just disappointed with the hosts willingness to accommodate or compensate for the above situations.

Beautiful and comfortable home in Custer, SD. Perfect location for access to the many activities in the Black Hills. Host was very responsive for various queries.

We stayed here for our family vacation, very peaceful and beautiful. We all enjoyed the hot tub and making s’mores over campfire.  We could leave from this great location right to the ATV trails. This was absolutely perfect for us! We plan to book again next year.  Thank you for sharing your lovely home with us!

We had such a wonderful experience staying here. Our extended family went for a vacation together. There was plenty of space for all of us, the basement with games was wonderful for the kids, and the hot tub was so cozy on cool evenings. The property had everything we needed! Our hosts were lovely to work with, quick to respond, and so kind. It was especially great having the packet to download in advance with to-dos, about the property, and suggestions of fun things to do around town. We’d definitely stay again!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on between the following:

1. THE PREMISES:The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Hos

2. LEASE TERM: The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”). The guest should read the guidebook sent prior to arrival. 

3. REFUND POLICY: The Host does not issue full or partial refunds without first investigating any concerns raised. Guests must allow the Host an opportunity to inspect and address any issues during their stay. Should a guest leave the property without notifying the Host or without granting access for investigation, no refund will be provided.

4. QUIET HOURS : Quiet hours are in effect from 10:00 PM until sunrise. During this time, outdoor noise must be kept to a minimum, and music or loud activities are not permitted, out of respect for neighbors.

5. OCCUPANCY: The total number of guests allowed on the Premises is {{number_of_guests}}. Exceeding the agreed-upon guest count may result in immediate termination of this Agreement. Please ensure all guests are included in your reservation so adequate towels and supplies can be prepared.

6. BOOKING &amp; CANCELLATION POLICY: The total rental amount is due as outlined during the booking process. If the Guest cancels, the Host will uphold the cancellation policy stated at the time of booking. For VRBO or direct bookings, any applicable credit card processing fees will be deducted from the refund amount.

7. SECURITY DEPOSIT: A security deposit may be held and will be refunded within 7 days after checkout, provided no damage or excessive cleaning is required. Deductions may be made for damages, missing items, or if the property is left in poor condition.

8. PET POLICY: No pets are allowed on the Premises. If pets are found on-site, the Guest will forfeit any security deposit and the Agreement may be terminated immediately.

9. SMOKING POLICY: Smoking is strictly prohibited anywhere on the Premises.

10. SUBLETTING: The Guest may not sublet or assign this Agreement to any third party.

11. MAIL: Maildelivery to the property is not permitted. Guests are responsible for making alternative arrangements if needed.

12. INSPECTION &amp; TERMINATION: The Host reserves the right to inspect the Premises with appropriate notice, as allowed by law. If the Guest violates any terms of this Agreement, the Host may terminate the rental immediately, and the Guest must vacate the Premises. No refund will be issued in such cases.

13. MAINTENANCE &amp; DAMAGE: The Guest agrees to maintain the Premises in good condition and will be held responsible for any damage beyond normal wear and tear. Costs for repairs or replacement will be deducted from the security deposit.

14. TRASH DISPOSAL: All trash and recycling must be disposed of as instructed in the guidebook or by the Host.

15. NEIGHBORHOOD CONDUCT: Guests are expected to act respectfully and in a neighborly manner. Loud parties, disturbances, or disruptive behavior will result in immediate termination of the stay without refund.

16. HOST LIABILITY: The Guest assumes full responsibility for any injury or loss during the stay. The Host is not liable for accidents, injuries, or loss of personal property. Guests are encouraged to carry their own insurance coverage if desired.

17. USE OF PREMISES: The Premises may only be used for residential, short-term vacation purposes. Commercial activity of any kind is strictly prohibited.

18. ILLEGAL ACTIVITY: Any illegal activity—including drug use, violence, or inappropriate behavior—will result in immediate termination of this Agreement without refund.

19. LEFT BEHIND ITEMS: The Host is not responsible for personal items left behind. If items are found, reasonable efforts will be made to return them. A $65 fee will be required to cover shipping costs and the time of staff/cleaners to send the item back. If arrangements are not made within 14 days, any unclaimed items will be discarded.&nbsp;

20. SECURITY AT CHECKOUT: Guests are required to secure all windows and doors upon departure. Failure to do so may result in financial liability for any resulting damage or loss, including theft, water damage, or weather-related events.

21. GOVERNING LAW: This Agreement shall be governed by the laws of the state and jurisdiction in which the Premises are located.
