The condo turned out to be perfect for our family. It had a master away from the other 2 bedrooms occupied by our adult kids and grandchildren. Plenty of room and amenities very nice. Central location for our trip which didn’t involve Disney. We really enjoyed our stay and would stay again. Only a few small relatively unimportant issues— very stingy on early check in, patio furniture not comfortable, kitchen sink hot water took effort to find, no luggage trolleys. But really enjoyed the space. 

I stayed in this apartment a few years ago and was very disappointed with how rundown it has become . I’m sorry to say I would never stay here again .

We loved our stay! Monica our host is an incredible communicator. The rental was clean, quiet, and we all enjoyed the pool! The kitchen was perfect for us! 15 minutes to the airport and less for many parks.

We couldn’t be happier with this condo! Everything was great. Very comfortable and easy access to everything. Pool and walking paths were a plus.

Buena Vida Homes Vacation Rentals 

1. I am confirming acceptance of all Terms & Conditions described by all persons occupying the Vacation home rental whether or not such persons have signed.
2. I understand that if my arrival date is less than 45 days away from today's date, (reservation date),
I  will send an email accompanied with a government photo ID, passport or drivers license and a picture of the card I used for payment, (for security you can cover all digits of the card except for the last four (4) digits, as long as we can see that the name on card matches the name on the reservation, last 4 digits will be sufficient.) 
A physical check in may be requested If in the view of the Management Company or property owner, considers is needed alternatively  management could request the guest to send a selfie  holding passport or drivers license to complete the verification process.
3. The ID and CC MUST NOT be scanned,It needs to be a photo of both documents taken with your smart phone and attached to the email.
(IMPORTANT credit card photo or ID is not needed  for AIRBNB as they already verified this)
4. Arrival instructions will also be accessible in the mobile hospitality app for all guests to use.
5. Unless booking was pre-paid BY the OTA (online travel agency). 
 I agree that all payments must be completed according to the booking schedule which is: $250 dollars due on the day of booking and the remaining balance 30 days before arrival ( if booking is done less than 3 weeks from arrival, then full payment must be paid)
6. Check-in time 4 p.m.                                                

7. Check-out time : (by 10 a.m. sharp; (unless late check out arrangements were completed properly and availability was confirmed prior to check-out date. this must be confirmed by management and must be requested 24 to 48 hours before arrival). (Contract.Initials) 
8. Basis of Rental. Vacation rental home Properties offered for short-term rental are provided on a self-catering basis. That means that guests are responsible for their own shopping during their stay. There is a close supermarket  where you can buy all you may need. 
For your convenience we provide a starter kit of toiletries.

SECTION 2

1. Rental Charges and Important Information: The rental charge is for a defined # of guests and # of nights in the apartment , it includes electricity, Hi Speed Wi-fi internet, High definition Cable and use of the linens & towels. It also includes the one time resort fee, and one exit cleaning fee (and all taxes if they were not withheld by the online travel agency )

2. Vacation Home Properties: You have selected a vacation home rental and it must be understood that renting a vacation home differs from renting a normal hotel room, so please keep in mind that we expect that all guests staying at any of our vacation homes treat the home respectfully and take care of it as if it was their own. The property will be checked immediately after departure. Towels, sheets and all linens are inventoried before and after each guest’s stay.

3. Mid-stay Cleanings : Guests should keep the vacation home in an orderly and clean condition during their entire stay. We provide a washer and dryer at each of our units so the guest can do their laundry. No daily cleanings are performed during their stay unless the guest hired the mid-stay cleaning services. These are available with an extra cost and we are happy to provide them. Consult the reservationist for this We have light and full mid-stay cleanings available. The service includes: Disinfecting and sanitizing throughout the home, all exposed surfaces such as door handles, hard surfaces, remote controls, knobs, light switches and practically all that is touchable with anti-bacterial liquids. And all regulars cleaning activities as tidying lounge, kitchen area, loading the dishwasher, laundry for linens and towels is required, for all mid-stay )

4. Upon booking Please Write the Total number of guests. 
According to each unit’s maximum occupancy, it can be from 4 and up to 6 guests including children per unit ( a few units have a capacity up to 8 guests including children) .

5  All of our homes are No Smoking & No Pets, and the guest accepts that large fines apply if these house rules are broken.

6. Please confirm you are over 21 and agree to our Terms and Conditions described herein and shall be binding on all persons occupying the premises whether or not such persons have signed this form.  

7.  (ARDW) Accidental Rental Damage Waiver: Alternatively, instead of a damage deposit, guests may purchase an Accidental Rental Damage Waiver, It is an excellent complement to your Vacation (covers up to $500.00 for only a 59 dollar fee per stay). If this is your choice please make your selection below and we will add it to your reservation  (However,  please be aware  that with stays of 7 nights or longer the ARDW selection is mandatory, and also in the case of 6 people staying in the unit)

Hold on Card: if this was your selection and have not provided your credit card when the reservation was made then please provide us with valid credit card information. This is mandatory unless ARDW was purchased   We will only keep your information for incidentals during your stay at the property. A hold will be placed on your card, no charges will be done against the card, and this hold will be released after the check out inspection is made.

Definitions:“We, “us” will refer to the owner of the property, the property care/management company and/or any of it employees, consultants, and/or third party vendors that work with the property care/management company. The “guest” will refer to the person whose name is on the reservation and any persons that are allowed to enter the property with consent of any guest.

Acceptance: Of Rental Policy By placing a booking or reservation with the home owner,  or the Management Company you are deemed to have accepted our Terms and Conditions described herein and shall be binding on all persons occupying the premises whether or not such persons have signed this form.

Vacation Home Properties : You selected a vacation home rental and it must be understood that Renting a vacation home differs from renting a normal hotel room so please keep that in mind.
We expect that all guests staying at any of our vacation homes treat the home respectfully and take care of it as it was their own. The property will be checked immediately after departure. Towels, sheets and all linens are inventoried before and after each guest’s stay.
Guest will be charged for any damaged or missing items. The Guest will be responsible for any costs incurred as extra cleaning or intentional damage to the property. This means that it is expected that the guest leaves the property in a reasonably clean & orderly condition (excessive dirt, excessive loads of laundry, un-bagged trash, empty shopping bags or boxes left behind, all that will be considered extra work for our cleaning team and will result in a charge to the party leader or responsible guest of an extra cleaning fee of $110.00  to 175 dollars.) Our Unit’s location has a sub-tropical climate and care must be taken with food that is left uncovered, this can attract insects very quickly. 

No Smoking: All properties are non smoking units; if there is any trace of smoke or smell inside the condo or Town Home you will be fined $150 per day or $350 dollars per stay, whatever results are higher. No Pets: Pets are not permitted in the property and If there is any trace of animal smell or animal hair found you will be fined $150 per day or $350 dollars per stay, whatever results are higher. Guests with pets are advised to place their pet at another facility. In the event that the guest brings a pet to the property, the company may elect to evict the guest from the property with loss of all rental money paid and/or levy a charge of at least $150 per bedroom per day to the credit card of the guest to pay for additional sanitation and cleaning on the departure of the guest and pet. 

Check Out:  The property will be checked immediately after departure. In the event that it is found that the guest has not departed the property at the due time, then the guest will pay a penalty charge up to one day’s rental or a minimum for late check out of 150 dollars without granting the right to stay that night since an upcoming guest could be arriving to that same unit that same day.

Special Requests: Early check in or late check out : Please submit your request by e-mail; (charges may apply.) Every effort will be made to accommodate special requests based on time frame and availability. An early Check-in may be requested 24  hours in advance. We normally grant an early complimentary check-in, as long as the unit was vacant the previous night. So check with us one day before your arrival to confirm if it is possible. A late Check-out may be requested also 48 to 24 hours in advance before departure. We could grant a complimentary later check out at noon time and only for special reasons, keeping in mind it is subject to availability and only when we don't have an upcoming guest arriving the same day as your departure. 

Cleaning Services: A mid-stay housekeeping service is available upon request for an additional charge guest must inquire rates with reservationist The service includes: Disinfecting and sanitizing throughout the home, all exposed surfaces such as door handles, hard surfaces, remote controls, knobs, light switches and practically all that is touchable with anti-bacterial liquids, tidying lounge and kitchen area, loading the dishwasher, laundry for linens and towels, is required, or all mid-stay cleanings.

Damage Waiver : (ARDW) Accidental Rental Damage Waiver. Guests may purchase an Accidental Rental Damage Waiver (ARDW). It is an excellent complement to your Vacation (covers up to $ 500 for only a $59 dollar fee per stay ) that choice must be selected when making the reservation so we can add that properly to the reservation file. In case of accident, please report any incidental that occurs during your stay so we can open a claim properly. If the Guest purchases the ARDW(Accidental Rental Damage Waiver) & We find damage or loss to the Property following their departure that, in the view of the Management Company or property owner constitutes malicious damage, then this is not covered by the protection plan.  We reserved the right to notify law enforcement authorities and prosecute, in addition to billing the Guest for the full amount of repair or replacement, and the Guest agrees to pay within 2 days or approves us to process the credit card on file, or will send payment in case no card was left on file. In those cases the Guest agrees that the Management Company or the Owner can charge additional fees to cover, but not limited to:

Extra Cleaning
Intentional Carpets Stained or area rugs during occupancy
Loss or intentional breakage of inventory items
Damage to the property or its equipment.
Travel Insurance: We the homeowners or Property manager do not accept responsibility for any loss of personal items while staying in the property or after departure. It is the guest's responsibility to take out appropriate insurance to cover all aspects of your trip, including cancelation due to illness or weather events and to ensure that passports, visas and other documents are in order. For your convenience most of the units have safety deposit boxes, however, keeping valuables in the house is at your own risk. We accept no responsibility for lost or stolen property. A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services may not be open or available due to renovation/maintenance works, adverse weather conditions, etc. Where we are aware that a facility or service advertised in the information provided will not be available during the period of your stay, we will take steps, wherever possible, to notify you prior to travel.

We strongly advise an all inclusive Holiday Insurance Coverage and an event Weather Insurance Coverage that covers financial loss for possible flight cancelations.
The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool or clubhouse. It is the responsibility of an adult member of the party, to ensure that children are always properly supervised in the pool area. Posted pool rules must be adhered to.
Age Limit: Anyone under the age of 21 years old must be accompanied by an adult. We will not allow any extra guests staying in the condo beyond the allowed amount (Due to state fire regulations Max. Occupancy cannot exceed the approved by unit type, and max occupancy includes children.) 

Right to Evict Persons Admitted as Guests: Owner or property manager may generally evict a guest and apply a penalty, despite the EVICTION, for the following reasons:

Disorderly conduct
Nonpayment Using the premises for an unlawful purpose or act
Bringing property onto the premises that may be dangerous to others
Failing to register as a guest
Using FALSE PRETENSES to obtain accommodations. being a minor unaccompanied by an adult registered guest
Violating federal, state, or local condominium laws or regulations
Violating a conspicuously posted condominiums rules
Failing to vacate a unit at the agreed checkout time

Liability: No claim can be made on the owners or managing agents for accidents, loss or injury (however caused).
Exposure to COVID-19 is an inherent risk in any public location where people are present; we cannot guarantee you will not be exposed during your visit.

Flexible Cancellation Policy In the event of unforeseen circumstances, cancellation must be notified  by email by the party leader whose name appears on the booking form. Cancellation will incur the following:
Cancelling up to 30 days before arrival 100% refundable minus $10 processing refund fee.
Cancelling up to 14 days before arrival all monies will be refunded minus $250 dollars or the cost of the first night stay whatever is Higher.
If full cancellation or individual nights is given 13 days out from arrival date 50 % of total rental amount is refundable .
If you cancel booking or individual dates less than 7 days from arrival date – no refund would be given-.
No refunds for early departure or unused dates during reservation.
Holiday season crossing these dates Christmas New Years Easter If you cancel booking or individual dates less than 30 days from arrival date – no refund would be given*Note* : If you booked through a channel where they charged a traveler fee or a service booking fee, It would be the channel responsibility to refund or not those fees (we don’t collect that) .

*CHANGE DATES * If only dates needs to changed and we are notified within enough time before arrival date (30 to 14 days )we will changed without a problem and we will do all our efforts to offer same apartment and if is not available we will offer an equivalent one.
MPORTANT FOR DATES CHANGES :If there is a difference in the rate for the new dates and these are higher, you must pay the difference, also if the rate is lower for the new dates, you will not be eligible for a refund of that difference.*
