Situated on 7 acres, the newly renovated Arthouse combines clean, modern comfort with unique art. The dramatic mountain views are complimented by the original art of 15 artists from around the world and right here in the Catskills. The house is between Belleayre and Plattekill ski mountains (15 minutes to each) and 10 minutes from the mountain village of Margaretville. It is close to farmers’ markets, hiking trails, golf and waterfalls - everything you need for the perfect Catskills vacation.

The house has 4 bedrooms and 3 full bathrooms. The main level has 1 master bedroom with en suite bathroom, 2 guest bedrooms and another full bathroom. Our finished basement has 1 bedroom with en suite bath and separate large game room with an additional pull-out couch (perfect for teens/kids). The house is 10 minutes to the village of Margaretville, and less than 15 minutes to Belleayre Ski Mountain (8.9 miles) and Plattekill Ski Mountain (9.6 miles).
 
Roast marshmallows at the fire on our massive deck which has spaces for dining and lounging. The covered porch provides cover from the midday sun with both dining and sitting areas. The property also has a fruit tree orchard and a basketball hoop in the driveway.

The fully stocked game room has a 55-inch tv and retro pacman arcade game. Newly renovated chef’s kitchen has everything you need with all new appliances - make yourself a frothy cappuccino and stare into the vastness of the western catskills or enjoy a glass of wine on a chaise lounge as you watch the sun set behind the mountains. The house includes a two-car garage complete with Tesla charger and a mud room to drop your skis. A wood burning stove and pellet stove to keep cozy on those chilly mountain nights. Got kids? We have 2 washers and 2 dryers for all your laundry needs, a pack n’ play, booster seat, kids toys and books are also available.

Please note this is a quiet neighborhood, quiet hours are from 10pm - 10am especially on the outdoor deck. 

4WD is necessary for the winter season. 

1 small pet is allowed (under 30lbs) with extra fee.

The house is located off of a private road, about 10 minutes from the charming mountain village of Margaretville and 15 minutes from Roxbury. Both villages have cute shops, restaurants, antique stores, art galleries, markets and growing art communities. Margaretville has a large grocery store and CVS. We had an amazing time here! The property is spotlessly clean and well furnished. Everything is lovely and comfy. The outdoor space is wonderful and we particularly enjoyed the fire pit.

We stayed the week with our two young children and cousins (a couple). The space was perfect - the downstairs even provided a private bedroom and bathroom for our cousins while the rest of the family stayed upstairs. The house was gorgeous with all the touches of real artists. The kitchen cabinets can stand to be replaced as it was clear it wasn’t renovated like the rest of the home. The bathrooms were modern and super clean and spacious! Kim was responsive and made it very easy to receive information when we needed it. 

We skiid at Bellayre and Plattekill, was the perfect location to both mountains. Will definitely be back!

Everything was wonderful!! I’m a tough critic with cleanliness and the house exceeded my expectations.  The house and porch were spotless, bathrooms super clean, kitchen and living areas were perfect. The linens on the bed were fresh & soft, and the mattresses were all very comfortable. Thank you for a wonderful stay!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on April 1st, 2021 between the following:

Guest: {{guest_name}} (“Guest”), and

Host: {{host_name}} (“Host”).
&nbsp;
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
&nbsp;

Hereinafter known as the “Premises.”
&nbsp;
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

CANCELLATION
Cancellation 30 days before or less or at any time during the stay, the tenant forfeits the rental fee and cleaning fee. All rental monies are due immediately.

USE OF PREMISES: Tenants agree not to violate any state law, statutes or city ordinances, not to suffer or commit any waste or nuisance in, on or about the same Premises; or in any way to annoy molest, or interfere with any other neighbors of said Premises, or with the peaceful enjoyment thereof; nor to use in a wasteful or unreasonable manner any of the utilities, items or furnishings provided by the Owner.
Hunting, fishing, trapping, harvesting, tree cutting, land clearing, pruning, burning are strictly prohibited on the Premises.
In accordance with the regulations of the New York State Watershed and Department of Environmental Protection, Car washing and car maintenance to change fluids may not be performed on the Premises. (Car wash is available in Margaretville.)
Tenants agree to not dump any substance on the ground nor into the sinks or
toilets, which could damage the septic system or endanger water, fish or wildlife.

WAIVER Of NOTICE TO QUIT: If Tenants violate any of the agreements, terms or conditions of this Rental Agreement, Then Owner shall have the right and option to take possession of the Rental Premises by legal process, and Tenants hereby waive all rights to notice to quit possession of the Premises. Tenants agree that complaint and summons may issue in the same manner as if such notice to quit had previously been given as provided by New York State General Statutes.

SUBLETTING: Tenants hereby agree not to assign or sublet the whole or any part of their living unit or parking area to anyone whatsoever, nor permit its use by anyone in the absence of Tenants without the prior written permission from the Owner.

HOLDOVER: If Tenants remain in possession of the Premises with the consent of the Owner after natural expiration of this Rental Agreement, a new tenancy from month to month shall be created between Owner and Tenants, which shall be subject to all the terms and conditions hereof.
Tenants agree to maintain the Premises and appliances in good repair and to return and to leave them in the same condition as at the beginning of this Rental Agreement, reasonable wear and tear excepted.

REDECORATING OR ALTERATIONS: Tenants shall not make alterations to the interior or exterior of Premises or redecorate them in any way that would constitute an alteration, or repaint the walls or woodwork.

COST OF COLLECTION: In the event it becomes necessary for Owner to employ an attorney to enforce any of the Owner’s rights under this Rental Agreement or any of this State, Tenants agree to pay Owner the actual amount of all costs, expenses and attorney’s fees incurred by Owner in connection therewith, whether or not suit is filed.

MISCELLANEOUS: Owner shall not be liable, nor there any abatement of rent because of interruption in any utilities, water, electricity, appliance, phone, cable, internet or other service.
Tenants will keep smoke detectors in good working order and will notify Manager in writing immediately if at any time smoke detectors do not function.
Tenants will notify the Manager promptly of water leaks or seepage from windows, doors, ceilings, and appliances.
Tenants will maintain an adequate interior temperature to prevent pipes from freezing during winter.
No portion of the Security Deposit may be used as rent.
