He has extensive experience with new openings, renovation planning, and asset management and has held positions as General Manager, Director of Sales, Vice President of Operations, and Owner. His experience expands across all brand types of rental properties, hotels and resorts, including Hilton Properties, IHG, and Independent Boutique Hotels. He has put together a staff that is knowledgeable of the area and industry, and excels in customer service. He and staff are on-site and hands on to assist with all departments’ action plans.

Experience comfort and convenience in a beautifully updated condo, perfectly situated for exploring the vibrant downtown Asheville, with spacious bedrooms and a well-equipped kitchen that cater to both relaxing getaways and group gatherings. While the lively atmosphere nearby adds energy to your stay, this inviting sanctuary offers a serene retreat with all the amenities needed for an enjoyable visit.

Review is based solely on the value for the money. The property is gorgeous and in a great location. Three stars because 1) There are two insanely loud bars across the street. They don’t tell you this, but you arrive to find earplugs and sound machines in the bedrooms, so they know… 2) It’s more space than you will ever need. One bedroom has two full bathrooms. There are two kitchens. We had six people and you will never utilize all the space. 3) The property manager was responsive but felt complacent. There was a LOUD sprinkler installation happening in the unit below - that they knew about, and acknowledged it - but we listened to drills for two days. One of the bed frames cracked in the middle of the night relegating one couple to the couch, and they said “sorry”. It feels like they are still working out the kinks, but you pay the premium for it. There are other properties in Asheville that are smaller (but enough space), cheaper, and also walkable.

We came to Asheville for our annual girls’ trip and stayed at this newly updated condo. The space looked exactly like the photos—modern, beautiful, and centrally located. It was spotless upon arrival, and the king-size beds were incredibly comfortable. We really enjoyed our stay overall!

I’m giving this condo a 5-star review, but there are a couple of things future guests might want to know:

Noise:
As others mentioned, the bar across the street that can get quite loud. One night the noise was especially noticeable. It didn’t bother us much, but if you’re traveling with children or are a light sleeper, it could be an issue.

Kitchen:
While the kitchen is beautifully renovated and well-equipped with dishes and cookware, it lacks some basics. We received a small welcome pack with coffee and a few single-serve packets of salt, pepper, and sugar, but there was no oil, salt, or pepper provided beyond that. Only two dishwasher pods were included, which was  limiting even for 3 night stay.

Lovely home, close to everything. Enjoyed our big beautiful bedrooms and bathrooms. Ate out, so we didn't use the kitchen, but it was gorgeous. Everything was very comfortable.

This unit was fantastic for our group of 6 to catch a concert and stay the night. The location was perfect for walking everywhere from restaurants before the show, to the venue, bars to end the night, and coffee to start the next morning. This unit was well worth the discounted rate we paid, and I will keep it as a favorite for future group nights in Asheville.

We were blown away by our stay in this condo. The location is incredible, on a quiet street but right in the middle of everything. Having parking included was huge. The home is incredibly comfortable and had everything you could need. I enjoyed a bath in the claw foot  tub every day.

FAIR HOUSING: The broker shall conduct all brokerage activities in regard to this agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any party or prospective party.&nbsp;

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 9am. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. The Guest must be one of the occupants.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

PETS. If the unit does not allow pets, there are no pets allowed on the Premises unless expressly agreen upon by the Host. If the Guest is found to have pets on the Premises without permission, this Agreement and any Security Deposit shall be forfeited, and the guest may be fined. If the unit is pet-friendly, a non-refundable Pet Fee will be charged to the guest at the time of booking. Pets are allowed in units only when indicated. The pet fee is not a deposit nor will it cover any cover damages caused by pets, which are the responsibility of the guest and will be billed to them as needed. 
&nbsp;
SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;
SUBLETTING. The guest does not have the right to sublet the Premises, and is strictly forbidden.
&nbsp;
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
&nbsp;
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

ADDITIONAL PROVISIONS.
Please read and sign your Towns Property Management, Inc Rental Agreement carefully before you begin your vacation. Occupancy of Vacation Property indicates the acceptance of the terms of our Vacation Rental Agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental. <ins>YOU MUST SIGN YOUR AGREEMENT IN ORDER TO RECEIVE CHECK-IN DETAILS</ins>

<ins>PAYMENT:</ins> Full payment is required at the time of booking. Please refer to our Cancellation Policy for questions regarding refunds.

<ins>UPON ARRIVAL:</ins> Take a look around the property. If there are concerns or issues with your rental property, please immediately contact our office at <a href="mailto:info@townsproperty.com" target="_self"><ins>info@townsproperty.com</ins></a> or 828-505-8188. No refunds or considerations are given unless we are notified of problems during your stay. 

<ins>EMERGENCIES/ MAINTENANCE:</ins> In the event of a problem getting in the property or if there are problems with the condition or functionality of the property, please immediately contact the Towns Property Management office at 828-505-8188 where you will be directed to the appropriate extension. Our staff is available 24 hours/day, however, please only contact us after hours in the event of an emergency. If you have a medical or life safety emergency please call 911. 
<ins>ARRIVAL TIME:</ins> Check-in is at 4 pm. We may occasionally offer early check-in on a case-by-case basis. 
<ins>DEPARTURE TIME:</ins> Check-out is at 11 am sharp. Your codes will be disabled at this time. We cannot offer later check out. 
<ins>PARKING:</ins> Guest(s) will receive specific parking instructions upon booking confirmation and several days prior to arrival. Guest(s) will be subject to towing should these be violated. We are never responsible for parking fees, fines or automobile damage. 

<ins>CANCELLATIONS:</ins> Cancellation policies are outlined in the listing. We encourage guests to purchase their own trip insurance. 

<ins>CLEANING FEE(S):</ins> A non-refundable cleaning fee is required with all reservations. This fee is for our housekeepers who dust, vacuum, sanitize, clean linens and towels, maintain the hot tub and remove refuse from the property. Guest(s) are required to follow all check-out procedures detailed in this agreement and leave the property in the same general and good habitable condition it was in when the Guest(s) arrived. Undue and/or unreasonable cleaning of the property shall be charged to the Guest's/Cardholder's credit card as an Additional Cleaning Charge at a rate of up to $50/hour, with a one-hour minimum. This also applies to the property exterior, grounds, BBQs, and pools/spas (if so equipped). Some units also require a linen fee. 

<ins>CLEANING REQUIREMENTS:</ins> A starter supply of expendable supplies such as paper goods and soap is provided; please bring additional if you feel this will not be adequate. Basic cleaning supplies are stocked to do your own cleaning during your stay. Housekeeping is not provided during your stay unless previously arranged. Failure to comply with pre-departure cleaning requirements resulting in excessive cleaning will be charged to your credit card at $50/hour, with a one-hour minimum:

(1) All household trash, garbage, recycling, and/or other discarded items should be properly bagged up so as to avoid spillage/leakage and follow the trash instructions for your building or unit. Please contact us if you need trash removed during your stay. 
(2) The final load of dishes should be in the dishwasher and the dishwasher started upon departure. 
(3) Upon departure, please leave the thermostat at 68 degrees in the winter and 72 degrees in the summer.

<ins>TV &amp; INTERNET:</ins> All properties are privately owned and have different subscription packages for cable and/or satellite. TOWNS PROPERTY MANAGEMENT, INC does not guarantee any programs, events, or reception. Every property has internet access.

<ins>LEFT ITEMS:</ins> Please check carefully for your belongings before you leave. Left items can be mailed to you if requested and you will be charged shipping costs. TOWNS PROPERTY MANAGEMENT, INC is not responsible for lost or stolen items.

<ins>RIGHT OF ENTRY:</ins> Guest(s) agree that TOWNS PROPERTY MANAGEMENT, INC reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations, or improvements as we may deem appropriate, or to show the property to prospective purchasers (in which case 24 hour prior notification will be given).

<ins>SECURITY &amp; SAFETY RISKS:</ins> ALWAYS LOCK DOORS AND WINDOWS WHEN YOU LEAVE THE PROPERTY. When you rent the property, you assume responsibility for it and its contents, as well as your personal property. You will be given a code for the keypad entry to your rental unit. This code is changed with every guest for security. There are conditions in and around the property that may pose hazardous to children, as well as to adults, TOWNS PROPERTY MANAGEMENT, INC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards. This property is located in an area home to wild animals including deer, bobcats, and bears. Do not leave any food unattended outdoors as bears will enter outdoor decks and balconies.
 <ins>INDEMNIFICATION &amp; HOLD HARMLESS:</ins> While TOWNS PROPERTY MANAGEMENT, INC and its Property Owners strive to maintain Vacation Properties in the finest condition, no guarantees are expressed or implied regarding suitability or for any particular purpose. All Guest(s) and their invitees use the Vacation Property structures and premises at their own risk. TOWNS PROPERTY MANAGEMENT, INC and its Property Owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed or implied as to the suitability of utilities and other services provided to the Vacation Properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the Vacation Property and/or its contents. TOWNS PROPERTY MANAGEMENT, INC and its Property Owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the Vacation Property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to forever hold harmless and indemnify TOWNS PROPERTY MANAGEMENT, INC and its Property Owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of or in any way connected with the Guest(s) use of the property. &nbsp;
