In our early days as homeowners, we engaged a management company, only to be met with frustration due to their subpar performance. It became increasingly evident that we could excel at this endeavor ourselves. This realization led us to take the reins, managing bookings firsthand, curating our own dedicated cleaning crew, and personally overseeing the check-in and check-out processes. NOTE: We have many homes in PGA Signature either connecting, or within a few doors of this specific address.  Opportunity to rent multiple homes right next to each other is available.  Please inquire for larger groups!

BEDROOMS/SLEEPING ARRANGEMENTS:

The main Suite has a king sized bed, 2 nightstands, dresser, chair, bench and a 48" smart TV.  There is a sliding door that accesses the outdoor patio.  The ensuite bathroom has dual sinks and a separate walk in shower.  There is shelving in the closet for your convenience and a shoe rack.

Bedroom #2 has a king size bed and 2 nightstands.  There is a 55" Smart TV and a console table with shelves.  There is also a shelving rack in the closet for your convenience.

Bedroom #3 has 2 full size beds and a nightstand.  There is a 56" TV and a console table with shelves.  There is also a shelving rack in the closet for your convenience.

LIVING ROOM
Large comfortable sofa with a 77" Smart TV.  Enjoy movie night or watching a game!  There are 2 twin air mattresses available upon request.  Stackable glass doors open up to an unobstructed view of the mountains and palm trees, a desert paradise!

KITCHEN:
Enjoy a modern gourmet kitchen with upgraded quarts countertops.  The kitchen is fully equipped to accommodate the max occupancy of the home.  Stainless steel appliances, a 5 burner gas range with oven, microwave and dishwasher.  We provide a Keurig with a starter supply of coffee, basic dining, cooking and serving utensils includes cups, plates, glasses, bowls, silverware, drinking and wine glasses, champagne glasses, scotch glasses, wine/beer opener, measuring spoons, can opener, sauce pans, frying pans, serving platters, serving bowls and more.  We provide a spice rack, salt and pepper.  We do not provide cooking sprays, oil, foil or cling wrap, etc or other cooking essentials

LIVING:
Perfectly appointed furnishings set this vacation home apart from the rest. We have a very comfortable sofa, plenty of seating and a large 75"' Smart TV perfect for watching a big game or relaxing at the end of the day with a great movie. 

OUTDOOR LIVING SPACE: 
Comfortable seating area under the outdoor patio, also a dining table to seat 6 and an outdoor TV.  Additionally there is another seating area around the fire pit and 2 chaise lounge lounges!  Plenty of seating for all of your relaxing needs!  There is a Mont Alpi BBQ, a putting green to perfect your golf game and there is a corn hole set too.  Enjoy the pool and spa with a Baja shelf with 2 pool lounges.  Outdoor area is very spacious and the views are spectacular.

COMMUNITY GYM
There is a community gym that is about a 2 minute walk.  There are treadmills, elliptical and free weights.  There is also a community pool with bbq facilities also.

INCLUDED WITH YOUR VACATION HOME:
All of our vacation rentals are fully furnished with SMART TV'S and high speed WiFi (Free WiFi). Kitchens are equipped with appliances including a refrigerator, microwave, oven, stove, crock pot, Keurig (ground beans), toaster and blender.

HOUSE SUPPLIES:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry pods and dryer sheets.  We provide medium sized bottles of shampoo, conditioner and body wash.

OTHER ITEMS:
The property is equipped with bath and pool towels to accommodate the max occupancy of the home. 

COMMUNITY ACCESS:

You will have access to the community pool as well.  Outdoor living/BBQ area, Fitness center, Bocce ball and shuffleboard. (Key FOBs are in the home)

LOCATION:
Less than 4 miles from the Empire Polo Grounds; minutes from the La Quinta Resort, Indian Wells Tennis Garden, Old Town La Quinta, and all the La Quinta golf courses. Highway 111 is close with Costco, Target, Coffee Bean, and Starbucks, among many other chains and local favorites. Less than 15 minutes form I-10, you can quickly head to Palm Springs, nearby casinos and other Coachella Valley destinations.

GUEST ACCESS-
Guests have access to the entire estate. The villa is accessible using a keyless system that allows entry into the estate through your entire stay. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier so that you can start your vacation as soon as possible!

                    - FREQUENTLY ASKED QUESTIONS -
WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is 11AM. Early check in and late check out may be available for your reservation.  There is no extra fee for early check in, or, late check out (If we can accommodate your request, we most certainly will!)

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
Our homes are keyless entry, we issue a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.

DO YOU PROVIDE DAILY CLEANING SERVICE?
Cleaning is performed at the end of your stay. A mid-week or mid-stay clean can be provided for an additional fee.

CAN WE HAVE THE POOL HEATED?
YES, hot tub heat is complimentary, the pool is 50 per day to heat to 88 degrees (only needed October-May) Summer months the pool sits from 85-95 degrees.

WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer a spice rack, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap and dryer sheets.

CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered.

DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
No we do not.  Our home has noise limit requirements set by the HOA.  We do recommend bringing your own Bluetooth speaker to enjoy!

DO YOU ALLOW PETS?
No we don't allow pets

Michael’s house was better than the pictures - seemingly brand new in a development at the end of PGA West (beside the tournament course) with great beds, showers, amenities and a good open space for hanging out.

The house manager was hyper communicative and we felt taken care of every step of the way. We loved the backyard space and for 2 families (4 adults, 2 teens, 2 toddlers), it was the perfect space. Cooking utensils were plentiful and of good quality.

The host even left us some fancy dress items for NYE and some snacks to tide us over so everything was much appreciated. Compared to elsewhere in the Coachella Valley, I think the bang for buck is reasonable given the spec of the place.

Nice hikes around the area, and good access to Indian Wells and Coachella. It’s a solid 45 mins away from Palm
Springs and 50 mins away from Joshua Tree South entrance, where notably there are no Joshua trees (they are mostly close to the north entrance).

Stunning views, super responsive host, modern, clean, well appointed, incredible back yard and overall a great place to call home base for incredible golf. We spent 10 days there and it was tough to leave. Selfishly, I don’t want to recommend, but the truth is i would highly recommend.

House is exactly like it looks in pictures.  The home and backyard are wonderful.  Cornhole and mini golf were a hit.  Also, had board games, cards outdoor pool floats/noodles.   There was a complimentary snack basket waiting for us, which was a nice surprise.  Michael was very quick to respond.  I would definitely rent this house again!

The property was beautiful!!  The backyard is gorgeous and has everything - pool, spa, fire pit, bbq, etc.  house is beautiful, spacious, new, spectacular!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8am. Quiet hours consist of no music, audible devices and keeping all audio at a minimum level (60 decibles) out of respect for the surrounding residents. Daytime from 8am until 10pm has a 70 decible limit. If security is called and you are found to be in violation of the noise ordinance, you are subject to the fine they impose, which can reach up to $3,000.&nbsp;
PARKING: You are allowed 1 street parking spot (La Quinta only). Any fines/ticket assessed by the HOA for illegal parking and/or speeding with be taken out of the deposit
RULES FOR POOL (If Applicable): 1. Absolutely no diving or jumping into pool. Pool depth ranges from 3-5’ max in depth and seriously harm could come from jumping, diving, or flipping. 2. Children must not be left unattended in the backyard. 3. No glass around pool – non glass drinkware and dishes can be found on property. RELEASE &amp; WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.
If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.
BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.
UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.
SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement: $1000
Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent. Security Deposit may be held for security violations, damage to property, damage to personal items and fines incurred while on premises.
&nbsp;PETS. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
SMOKING POLICY. Smoking on the Premises is prohibited. Fines may be assessed or taken from deposit.

SUBLETTING. The guest does not have the right to sublet the Premises.
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.&nbsp;&nbsp;
QUIET ENJOYMENT. Quiet enjoyment hours are from 10PM to 8AM. There may not be any music or audible devices during this timeframe. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
