This newly renovated, spacious vacation home is located in Clearbrook I, with five bedrooms and three baths this multi-level townhouse offers you space to spread-out, relax and unwind.

Enter to a foyer with a bench for removing your shoes and a closet for all your outer gear. Travel upstairs to the main kitchen, dining and living areas. The living area offers a wrap-around couch, chair, flat screen cable television and wood burning fireplace. The kitchen has the appliances and cookware necessary to prepare your favorite meal and offers two counter seats. The near-by dining table sits in a nook, can seat up to ten and holds an A/C unit. Also on this level is a full bath and a bedroom with two sets of bunk beds. Up another level is a landing with an office area and the laundry room with side by side washer and dryer. One more set of stairs and you are at the upper most level of the townhouse hosting the primary bedroom with a king bed, streaming-only television with no cable access and A/C; a full bath and an additional bedroom with two twin beds and a television.

Back to the entry foyer and go down stairs to the lowest level of this town house which is designed as its own small apartment with two bedrooms and a bath as well as living and kitchenette areas. The living area offers a couch and wood burning fireplace. One bedroom on this level holds a king bed and streaming-only television while the second bedroom offers two twin beds.

Enjoy the Village Swim, Tennis and Fitness Club with two indoor pools, two outdoor pools, three Jacuzzis (one outdoors), sauna, exercise room and 12 tennis courts for your enjoyment.

Locally you will find plenty of seasonal and year-round activities to fill your time including shopping, golfing, mini-golfing, amusement parks (including a local waterpark), gondola / tram rides, natural attractions, alpine skiing and snowboarding, Nordic skiing, snowshoeing, hiking, mountain biking, river swimming, kayaking, bird watching and much more.

Pool and fitness club may be unavailable for short periods due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.
This unit does not allow pets.
This unit has a standard coffee maker and a Keurig.
This unit has two air conditioners: one in the primary bed, and one in the dining room.
The living room TV is the only TV with cable access. The other TVs should have a smart DVD player which will allow guests to watch movies, or use their accounts for Hulu, Netflix, etc.

As always it is always a fun filled, relaxing family get away enjoyed by all, especially my grandchildren.This has been a family tradition for many years;  the last four here at Clearbrook.  The Staff always helpful to make our stay as enjoyable as possible.

First, it was clean and appeared to be in good shape, plenty of room. Many things made us nervous, the kitchen faucet was broken, the dining chairs were very light weight and fragile, making us careful sitting on them. Not enough sitting space in main living room for 9 people. Outside door's lock stuck so we had to call to have someone let us in, we were able to take a screen out and get in through a window, we did not damage anything. A towel bar kept falling off, middle bar not long enough.A few shades didnt work. One shower head was loosely attached to the wall. A bathroom sink had a very slow drain. One coffee mug was left in the cabinet missing a handle and cracked, not safe. Plenty of beds, everyone was comfortable. Just a bit nervous of breaking something and often had to figure out how to work with fragile or broken items. Beds were many and comfortable, but always nervous we would break something. So I would probably not stay there again.

Always a fun get away with my family.  We all look forward to it every year.

We had a great time. The condo was well equipped. Only thing missing was service to the master bedroom Tv. We secured a Roku box from the rental agency but you should put this in the lease. Wishbtherecwas an outside deck but I knew that 

we had an amazing time! home is roomy and clean

Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit card 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) You must be at least 23 years of age to accept this agreement. Arrival time on date of arrival is after 4 PM. Provision for after business hours arrival may be made. 


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of NH, and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of NH RSA540. 


Security and Damages: A non-refundable damage waiver fee of $49.95 is charged with every reservation and covers up to $1000.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $1000.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record. 


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that parking places  are limited to the number of spaces authorized by the individual resort's by-laws. Vehicles not parked appropriately may be towed at the tenant's expense. 


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.

Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid. 


Quiet Hours:  Residential community quiet hours are between the hours of 10 PM and 7 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction without refund of rent moneys and fees paid.


Indemnification: The Tenant agrees to save the Owner and the Owner’s Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant’s relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury or illness, unless caused by negligence of the Owner or Owner's Agent. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln/Woodstock, NH and no refunds or other compensation will be due to Tenant for such failures and/or acts of war, construction noise, road construction, noisy neighbors, civic disturbance, weather or acts of God.

Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. 

Termination Upon Sale of Premises: Notwithstanding any other provision of this Rental Agreement, Owner may terminate this lease upon sale of Premises. Upon notification of termination, Agent will attempt to relocate Tenant based on current availability. Should relocation not be possible Tenant will be refunded all deposits paid.

A more detailed version of this agreement must be signed prior to check-in.
