Great place to stay with an extended family! Lots of space and things to do. Loved the hiking trails in the property.

We were a total of 7 adults, 3 teens and 5 children. Each of us had our own space. Beautiful house. We all cooked and it had everything we needed to cook. The hike on the property was lovely… the firewood was a treat to have available. We enjoyed the s’mores and telling stories. Some of adult enjoyed the local vinery that was less than 5 min away. We will make this a yearly tradition. Thank you to the team of Unwind.

We loved the place! There was a lot to do around the house/property. The house is huge! We had 10 people and two dogs and did not feel cluttered.

It was great!! Such an enjoyable and relaxing stay with plenty of room.

SHORT TERM RENTAL USAGE AGREEMENT This Short-Term Rental Agreement (the "Agreement") is made by and between {{host_name}} ("The Host") and {{guest_full_name}} ("Guest") as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Rental Unit. The rental unit is located at: {{listing_street}} (the "Rental Unit"). Ownership. The Rental Unit is privately owned by an independent third-party (the "Owner") for which The Host is acting as agent. Rental Party: The rental party shall consist of Guest and their rental party: {{guest_full_name}} Members of the Rental Party are the sole responsibility of the Guest. 
Maximum Occupancy: The maximum number of guests in the Rental Unit is limited to {{listing_max_occupancy}} persons. An additional charge per person per night will be incurred if the maximum occupancy has been broken. Visitors: Only members of the Rental Party are permitted to stay in the Rental Unit. Anyone else the Guest allows in the Rental Unit (a "Visitor") is the sole responsibility of the Guest and is strictly forbidden unless approved by The Host. 
Term of the Agreement: The rental period begins at {{check_in_time}} on {{check_in_date}} (the "Check -in Date") and ends at {{check_out_time}} ("Checkout Time") on {{check_out_date}} (the "Checkout Date") (Collectively, the "Rental Period"). 
Late Checkout Fee: Unless permission is specifically granted by The Host, Guests who fail to checkout by the Checkout Time will be automatically charged at the rate of the specified late check fee for the property listed in the guest portal. Minimum Stay: This Rental Unit requires a 1-night minimum stay. Longer minimum stays may be required during holiday periods or if otherwise specified by The Host. Rental Rules: At all times throughout the Rental Period, the Guest shall and shall cause the Rental Party and any Visitors abide by the rental rules attached as Exhibit A ("the Rental Rules"). Access: Guest shall allow The Host access to the Rental Unit for purposes of repair, maintenance, and inspection. The Host shall exercise this right of access in a reasonable manner. 
Damage: Guest shall report any damage or issues with the Rental Unit to The Host upon arrival or occurrence. Guest shall be responsible for any damage to or loss from the Rental Unit which occurs during the Rental Period, howsoever caused.
Due to current fraud trends on the rise, cleaning and maintenance issues will be personally addressed in real time by our management team and remedied without the possibility of refund unless the issue is not resolvable during your stay.
 Rental Rate and Fees are set by the reservation at the time of booking. Rental Rate: Payment in full of the posted fees quoted by the booking platform shall be due upon booking if within 30 days of arrival. 50% is due outside of 30 days unless otherwise specified by the booking platform. Security Deposit: At the discretion of The Host, a damage fee may be charged to the guest account or to the credit card on file for damage or loss to the Rental Unit or contents thereof; debris or other mess requiring excessive cleaning, pet fee, late check out; or any other cost incurred by {{host_name}} as a result of the Guest’s stay. Cancellation Policy: Unless otherwise specified during booking process on the booking platform, if Guest wishes to cancel his/her reservation, payment will be refunded as follows: 100% if cancelled 30 days prior to the Check-in Date 50% if cancelled within 14 days of the Check-in Date If reservation has been booked through the VRBO platform or our direct booking site, then a cancellation fee of $100, $200, $300, or $400 will apply.
Use of Common Areas: Unless permission is specifically granted by The Host or listed as having access to within the rental listing and description, Use of the Rental Unit DOES NOT include the use of any fitness or recreational facilities, swimming pools, or other common areas associated with the Rental Unit whether indoors or outdoors (the "Common Areas"). Any and all references to the Rental Unit throughout this Agreement does not include the Common Areas unless otherwise specified by The Host. Use And Maintenance of The Rental Unit. The Guest agrees to use the Rental Unit only for the purpose for which it is rented herein and in accordance with this Agreement. The Guest further covenants and agrees to maintain the Rental Unit in a clean, orderly, safe, and sanitary condition, free of trash, junk, pet excrement, refuse, nuisances, or conditions that threaten or tend to threaten the health or safety of anyone, and in a manner or condition which is aesthetically pleasing. The Guest shall not permit any use of the Rental Unit which is inconsistent with or contrary to this Agreement, or which is contrary to applicable laws, rules, and/or regulations ("Applicable Laws"). No business may be conducted from the Rental Unit. 
Insurance: The Guest expressly recognizes that any insurance for property damage or loss which may be maintained on the Rental Unit does not cover the personal property of the Guest, and that the Guest is responsible for purchasing their own insurance for if such coverage is desired. Indemnification and Assumption of Risk: The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify a nd hold ha rmless The Host, the Owner, a nd a ny of The Hosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever a rising from, related to, or in connection with the Guest’s use of the Renta l Unit a nd/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. 
Governing Law: This Agreement shall be governed by and interpreted in accordance with local laws of {{listing_city}} Payment: Acceptable payment methods are through the original booking channel or directly with The Host. If you wish to use a credit card, additional information may be requested in a future stage. By my signature below, I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance on the platforms. 
THE PARTIES AGREE TO THE TERMS OF THIS SHORT-TERM RENTAL AGREEMENT, AS EVIDENCED BY THE SIGNATURES SET FORTH BELOW DATED {{date_now}}. Exhibit A: RENTAL RULES Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors to the Rental Unit shall: Maintain the Rental Unit at all times in a good and tidy condition. Not smoke inside the Rental Unit and shall dispose of a ny cigarette butts outside of the Rental Unit in a safe manner. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the Rental Unit is located. Not bring pets or other animals into the Rental Unit for any reason without the express advanced consent of The Host and after paying the pet fee, or you will be charged the full amount of your rental security deposit, up to $500. Not move or rearrange any furniture or appliances inside of the Rental Unit. Comply with all Applicable Laws. Leave the Rental Unit in the same condition of cleanliness in which they found it. At all rental condos within the Natiivo building in Austin, TX, a late check-in fee will occur as follows: check-in between 9:00 p.m. -12:00 a.m. is $50. The guest does not have the right to sublet the Premises. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall ma ke every rea sona ble effort to return the item to the Guest. If claims are not ma de within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to retain the items. This Agreement sha ll be governed and subject to the la ws loca ted in the jurisdiction of Premise’s location. Bugs and pests: We perform regular pest control on the cabins but we cannot guarantee it to be pest free of all bugs and animals and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four-wheel drive in Winter/snow months. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety of others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds. If premises should be destroyed or become uninhabitable prior to lessees taking possession any and all funds already received by Lessors or Agency are to be returned to Lessees. Lessees are responsible for cleaning and laundry during the period of lease. Lessors will leave premises in neat and orderly condition. Lessees are responsible for cleaning and/or replacement or repair of household effects and premises that are unusually soiled or damaged at termination of Lease period, to satisfaction of Lessors or Agent. Payment is made using the online reservation and payment system, except in special cases greed to by the Lessors. Balance of rent, including lodging tax, and cleaning fee is due in according to the schedule outlined in the online reservation website. The Lessees and Lessors hereby agree that a full refund will be paid to the Lessees if cancellation is made by the Lessees at least 30 days prior to the specified date of arrival recorded by the online reservation system. The Lessees and Lessors hereby agree that a 50% refund will be paid to the Lessees if cancellation is made by the Lessees at least 14 days prior to the specified date of arrival recorded by the online reservation system website. Check in time is after 4pm on the first day of the reservation; check out time is before 10am on the last day of the reservation. Early check in times and late check out times are permitted after approval is requested and only if authorization is given by the Lessor and the appropriate fee is paid. 
RELEASE &amp; WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such by his/her continued presence which constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons. THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Epiphany Logistics, LLC personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to a s “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area. THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of hot tub, pool, and/or fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Elderly persons, pregnant ladies, infants and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy or similar afflictions should not enter the hot tub alone and without consulting their physician. Never use the hot tub while under the influence of drugs or alcohol. If you are taking medication of any kind, or being treated for any illness, consult your physician prior to use of the hot tub. The hot tub should be kept at a temperature less than 104˚ for persona l safety. DO NOT WALK ON THE HOT TUB COVER or it will collapse. Supervise children at all times to decrease risk of injury or drowning. Before anyone uses the hot tub, the undersigned agrees to test safety of water by checking temperature and chemistry, test kit is provided under the outdoor grill. If bromine or pH level are not within an acceptable range, directions and chemicals are also under grill. The hot tub must be shocked frequently to prevent bacterial growth and possibility of contracting communicable skin disorders, and bathers should shower immediately a fter use. It is the renter’s responsibility to check chemical levels. THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon the area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hot tub, swimming, climbing stairs, etc. or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.
