Transparency means clear and accurate financial statements, all rental information available to owners, no markup on service charges or housekeeping. Adoption of the best available technology is evidenced in our state of the art software which provides live integration with all major online booking sites in the industry. Our mobile guest app makes it easy for guests to find rental information and Kauai travel tips. Our housekeeping app documents arrival inspections. The maintenance app allows us to monitor all repair activities.

Emmalani Court is a small tranquil Princeville condos complex adjacent to the Makai golf course, offering scenic ocean and golf course views, large air-conditioned units, and convenient access to the many beaches and attractions that north shore Kauai has to offer.  The complex includes a swimming pool, a jacuzzi, and gas barbecue grills.  Hideaways Pizza Pub is a short walk away.  Hideaways Beach is also in easy walking distance, it takes about 10 minutes - just go next door and take the paved path on the Pali Ke Kua grounds, it takes you to a lovely secluded little beach!  You can also go the other direction just past Puu Poa where there's a dirt path, steep, but a good spot if you want to paddle out to surf.  

This 2br/2ba condo is very generously sized at 1456sf.  Oversize picture windows grace two walls in the living room, one side offering verdant golf course views out onto the 8th hole of the Makai course, the other opening onto a shaded lanai that's perfect for enjoying a relaxing al fresco breakfast or evening glass of wine.  There's an air-conditioning unit to keep you cool and comfortable when you're relaxing at home.  Sports fans will enjoy the 50-inch flat screen TV with a premium cable package that will keep you entertained if you end up spending a rainy day at home.  The dining table seats six, and the recently updated kitchen provides everything you'll need for preparing simple meals at home.  Don't feel like cooking?  No problem.  You can take a short stroll to the Pali Ke Kua complex next door and dine at the Hideaways Pizza Pub or enjoy a cold beer at the bar.  

The master bedroom is the perfect couple's retreat, with king bed, sliding glass doors opening onto another private lanai, its own flat screen television with over 300 cable channels, and an en suite bathroom that includes a jetted tub.  An air-conditioning units helps keep you cool while you sleep.  The guest bedroom is furnished with two twin beds, another flat screen tv, and a desk that can transform the room into home office space if it's a working vacation.  The guest bedroom is also cooled by an air-conditioning unit.  The master bathroom includes both a shower and a jetted jacuzzi tub.  The guest bath is also a full bathroom (with tub/shower combo).

Additional amenities include high-speed internet, premium 300-channel cable television, a set of golf clubs, beach chairs, beach umbrella, and a cooler. 

Although this home has internet, the speed and reliability cannot be guaranteed due to the remote location and the service being provided by a third-party.

Please note that Emmalani Court will be undergoing a large-scale construction project from September 02, 2025 through approximately April 01, 2027 
• Construction activity may occur Monday–Friday, between 8:00am–5:00pm. 
• Guests may experience noise, dust, and limited access to certain areas of the property during their stay. 
• Some common amenities (e.g., parking areas, walkways, landscaping, etc.) may be temporarily closed or restricted. 
While they will do their best to minimize disruptions, this work is essential to improving the property. We want our guests to be fully informed so you can plan your stay accordingly.  Fall 2025 and Winter 2026 will be re-roofing.  We have not yet been given any dates when Building 4 will be re-roofed.

Thoroughly enjoyed our stay! The condo and property are great! Condo is clean, spacious, bed very comfortable, kitchen well stocked, beach supplies, air conditioning and nice lanai overlooking golf course! Property is beautiful. Location perfect to watch sunsets! Pool also very nice! Management great to communicate with about a WiFi connection issue! Would definitely stay again!

Pros - location is great, condo was clean and spacious, pool was convenient and nice, golf course view was pretty.Cons - Wifi was terrible.  We had to reset everything on multiple days and some days we just gave up.  Our cell service was 1 bar so could not do hot spot.  Don't rent here if you need to work from condo.- basic items for a condo in this price range were missing - no salt/pepper, very few spices, not one sugar package for coffee, only 3 laundry packages for 10 days and we were required to wash towels before leaving so only 2 for us.  - as mentioned in previous review A/C struggled to keep it comfortable (August)- beds were hard for our preference- we had about 8 cockroaches in the bathrooms/laundry room - they seemed to be dying so probably sprayed recently

Large property. Very good location. Walking distance to Haena shuttle stop in Princeville. Kitchen floor was not cleaned well. The dryer has some towels from the previous occupant and the lint screen was broken. 

Beautiful condo on the 8th hole of Kauai's most acclaimed golf course. Sunsets on the bluff each night, location to Tunnels beach (!5 min drive) and peaceful community of Princeville made our stay exceptional. Guest room beds are dated and could use a refresh but king bed in primary room was amazing.  We had all we needed and we'll definitelt return.

PAYMENT: Full/balance payment is due no later than 60 days prior to check-in. Reservations not paid in full by the final balance due date shall be subject to cancellation and forfeiture of funds. CANCELLATION/REFUNDS: For reservations cancelled 61 or more days prior to your contracted check-in date, you will receive a full refund of all money paid. For reservations cancelled 60 or fewer days prior to arrival, no refund will be made. Any unused portions of the contracted reservation dates are non-refundable. Any interruption of services within the property, or inclement weather during your stay, will not serve to void or cancel the rental agreement.

____CHECK IN AND CHECK OUT TIMES: Thank you for respecting our posted 3pm check-in time and 10am check-out time.  Scheduled services, as well as housekeeping, are planned in advance around these times and we may need to charge $50/hour for unauthorized early arrival or late departure.     

____ LOST KEYS and PARKING PASSES: I understand that there is a $75 replacement charge for a lost (or unreturned) pool key, a lost (or unreturned) door key, and a lost (or unreturned) parking pass. (Note: not all properties will have a door key, if they are equipped with a keyless entry system. There are no pool keys at our private homes.) The fee for a lost (or unreturned) garage door opener is $150. Because the next guest will require keys, opener, and parking pass, you will not be able to avoid the replacement charge by mailing the items back to us. Renters at Villas of Kamalii please note that the pool key replacement charge is $150 at that location. Please note that a $75 charge will also apply for keys that have been locked in the unit instead of being placed back in the lockbox at checkout.

____ CONDITION OF PREMISES: The property and contents are privately owned. The Property is rented with Owner's furnishings and Rental Agent will not be responsible for providing additional furnishings or equipment. No items belonging to the Owner shall be removed from the property. Should any equipment be out of order (including but not limited to hot tubs, washing machine), Rental Agent will undertake reasonable efforts to remediate reported problems during normal business hours. Please keep in mind that being on a remote island can often delay the receiving of parts and repairs. There will be no refunds for such inconvenience. Guest authorizes Rental Agent or property Owner to repair damages or loses caused by Guest or invitees of Guest, at the expense of Guest. Guests are required to notify us of any defects or problems associated with the property IMMEDIATELY, including but not limited to, appliances, audio/visual equipment, furnishings, hot tubs, jacuzzis, and pools, etc.

      Please be careful with items that you put down the garbage disposal. At home you might be able to put skins or vegetable leaves down your disposal but the one in your rental may stop up. We ask that you be very cautious.
      Also, please do not turn the dial on the refrigerator colder than the recommended setting. Doing so will cause the appliance to shut down. If you stop up the disposal or cause the refrigerator to stop working, we will need to charge you for the service call. 
      Do not move furniture. It may cause damage, and this damage will NOT be covered by your damage waiver.

____ ACCESS TO PREMISES: Owner or Rental Agent may enter premises for the following reasons: Assessing damages or malfunctions, to perform repairs and/or maintenance, to supply services agreed upon, including but not limited to, pest control, if the unit is for sale (we will provide 2 days notice to show the unit at a reasonable hour), or in case of emergency. We reserve the right to enter the property any time for the purpose of safekeeping and/or prevention of further damage. 

____ NEIGHBORHOOD CONSTRUCTION: We are not responsible for any construction noise or inconvenience that may occur during your stay. No refunds will be given.

____ SMOKING: All properties are smoke-free. Guests may smoke outside in specially designated areas only. Please dispose of all smoking materials appropriately and do not discard on the grounds.  Smoking indoors or on the lanai will result in a minimum $250 additional charge for smoke mitigation.

____ PETS: Pets are not allowed in the home or on the property. 

____  CLEANING: The cleaning fee is mandatory and non-refundable. Mid-stay cleaning(s) may be required for extended rental periods at Guests expense. Maid service is not included. If you would like additional maid service, it may be arranged for an additional cost. Cleaning fees are subject to change. The cleaning fee covers laundering one set of sheets per bed and one set of towels per guest. You are welcome the use the fresh sheets/towels available, but please launder and replace the used ones or you may be assessed an excess laundry fee of $35/load. 

____ SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made due to a sale of unit, remodeling, mechanical failure, or servicing. Should a property be made unavailable for any reason beyond the control of Rental Agent, Rental Agent may substitute (at their discretion) another property comparable or better. If the substitute is of lesser value, refunds may be made. If no other property is available, the limit of liability by property Owner or Rental Agent is to refund any pre-paid rents that have been paid by the registered Guest. 

____ HAWAII TAXES: If tax rates should change after reservation is made, the new tax rate will be passed on to existing customers.

 
____ CONSENT TO TEXT: I consent to Kauai Kahuna Vacation Rentals contacting me by text message for the purpose of providing information, such as arrival instructions, relevant to my rental.


Signing this agreement constitutes a contract, namely:

1) Acceptance of all terms, conditions, policies, procedures and addendums detailed therein.

2) Acceptance of full financial responsibility for late departure, any loss of inventory, excessive housekeeping, damage or repairs due to abuse or neglect of the property occurring within the duration of your stay.
