INDOOR LIVING:  Smart TV on lower level. Media room with projector Middle Level, Indoor Wood Fireplace (wood/kindling not provided). Property has both heat and air conditioning. mini-split in each top floor bedroom with heat and A/C. There are also space heaters provided. Tons of toys and games to keep you busy. 

OUTDOOR LIVING: Softub 4 - 5 person hot tub, patio furniture, propane fire pit (no wood fire pit per city rules), Propane BBQ  *propane not included (tank provided & may be partially full), the property is almost fully fenced in, minus the driveway entrance. We have a small gate you can use to close off the driveway to make it fully fenced in for pets.

KITCHEN: Fully equipped, stainless steel appliances, Drip coffee, coffee grinder, over-stove espresso, coffee maker, olive oil, basic spices, popcorn, and hot chocolate 

GENERAL: Free WiFi, washer/dryer, linens/towels, laundry detergent

PARKING: Driveway parking both upper and lower parking. Driveway is long and a bit steep. You will have to back down the driveway to leave. There is a lower-level parking spot you can use if you don't want to drive up to the top. If your car can handle being 'off-road', you can park in the flat dirt area at the end of the driveway. Please do so at your own discretion and be sure your car can handle the terrain. Low cars and cars without 4-wheel drive may get stuck. *NO OFF STREET/GARAGE PARKING


PET FRIENDLY: Max 2 pets, less than 50lbs each ($100/each)

1. Owner must completely clean up after pet - please bring poop bags.

2. Pets are to never be alone inside the property without crate.

3. Pets are not allowed on the furniture - please bring blanket from home (do not use any of our house blankets)

At our vacation rental, we like to provide our guests with some useful supplies as a starter pack, which you can use during your stay. You can find the complete instructions for most everything in our Welcome Book. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody! Please read each of the rules carefully to avoid any danger or deductions from your security deposit upon check-out. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

Have fun! This is your vacation time and we hope you make the most of our home, its amenities, and your opportunity to relax and visit the surrounding area.


House Rules

1. CHECK-IN/CHECK-OUT: We will contact you 2 days before your arrival, please let me know if you have any questions or concerns before then. Check-in time is anytime after 4 pm (PST). Checkout time is 11:00 am (PST). Early check in’s and late check out’s are available if requested depending on availability but there are no guarantees of an earlier check-in or check out. Please assure that all doors, sliders, and windows are securely locked, and lights and AC/heat are turned up if you leave the property for longer than 6 hours. We are not responsible for items left or lost in the rental home, we do not ship any lost or left behind items. 

2. LINENS/TOWELS: We will supply the linens and towels, but it is the guest's responsibility to keep them in a usable condition. If an accident does happen and is not reported to us, the guest will be held responsible for the damaged linens and/or towels. Linens, towels, blankets, and pillows are all property of the rental. Do not take any of these items or you will be held responsible for the replacement cost.

3. QUIET TIME: City Quiet time is defined as 10:00 pm to 8:00 am. City law enforcement in the area that keeps track of any excessively loud noises in the area. No excessive noise should happen during that period. If law enforcement shows up during your stay due to any disturbances this will be immediately reported to our “Bad Guest List” which will not let you rent any of the properties within our insurance.

4. NO SMOKING: No smoking anywhere on the premises... $150.00 fine may be imposed if cigarette butts are found on the property. Any illegal drug use and/or illegal substances are strictly prohibited. This will cause immediate cancellation of your stay with no refund.

5. PET RULES: Pets shall not be allowed without the prior written consent of the Lessor.  A fine of $500 per pet will be charged if rules are broken

6. OCCUPANCY LIMITS: Outdoor cameras located front and back of all our properties. Devices record 24/7 for security purposes and can be used to check occupancy, rule breaks and “quiet hours” compliance. (Guest(s) may not disconnect or tamper with exterior Security Cameras. If disconnected/tampered with, the contract will terminate immediately with no refunds.) We require that you respect the reservation you committed to and only have the same number of people stay in the house as listed in their reservation. All guests must be included in the reservation no matter time and length of their stay this is for your safety and is required by all booking sites. Any extra guests not disclosed that are brought into the home will cause immediate cancellation of your stay and your party will be escorted out by security along with a $500 fine. At all times there must be one adult present with minors on the property. Do not allow children in the backyard without adult supervision.

7. UPKEEP: You shall keep and maintain the premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the Premises in as good condition as when received, ordinary wear and damage by the elements excepted.

8. OUTDOOR FURNITURE: Winds can kick up at a moment's notice. Please make certain umbrellas are down, hot tub cover is on and furniture is secured when you leave the patio/deck areas if unattended. If an accident does happen and is not reported to us, the guest will be held responsible for the cost of replacing any outdoor items.

9. BACKYARD: (Some of our homes have pools, spas, and outdoor grills please see the listing to see what is available for you.) Guest responsibility to wipe down BBQ if you used it during your stay cleaning crew charges an extra $50 if bbq is excessively dirty. Never leave children unsupervised at our property without any adults present. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood. Pool and spa are available for you to use during your stay, please remember if you use the pool/spa heater to turn it off at night after each day's use. Heaters for residentials are not meant to be left on 24/7; this can break the heating unit. Please avoid using glassware outside. You should use the plastic cups available for any poolside drinks. 

10. HOT TUBS: Some of our homes have spa/hot tubs. We make every attempt to ensure that the hot tubs are in service and ready for your arrival. However, there are times when a hot tub is out of service due to circumstances beyond our control. We do not charge extra for any of our hot tub amenities, and there will be no refund if a hot tub is not in service when you arrive. We always try our best to give proper warning if for whatever reason the unit is unusable. Hot tubs are strictly for use by guests over the age of 18 and at the user's own risk. Must not be used by guests with medical conditions that prohibit their use, or by guests who have been consuming alcohol or other cognitive-altering substances. Irresponsible use of the hot tub (leaving a hot tub uncovered, leaving jets running while not in use, spilling liquids in the hot tub, broken glass, etc) can result in a fine of $150 extra cleaning/service fee.

11. CANCELLATIONS: We have a 30 day free cancellation period. Cancellations or changes that result in a shortened stay, or are made within thirty 30 days of the Check-in date, forfeit the half advance payment with a refund of any additional pre-paid rental amount received. Bad weather or unforeseen circumstances 30 days before your departure does not warrant any refund of rent or deposit. Break Down: 100% refund if you cancel at least 30 days before check-in. 50% refund (minus the service fee) if you cancel at least 14 days before check-in. No refund if you cancel less than 14 days before check-in.

12. TERMS OF OCCUPANCY: Must be at least 25 years old to rent this property due to insurance reasons this home cannot be rented to anyone under the age of 25. We do not allow 3rd party bookings. You must rent the home for yourself and your guests. This will cause immediate cancellation to your stay. The rented property is a private residence and you agree to indemnify the owner for any damage or loss to the property or its contents that occur during your stay. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property anytime during your stay. Further, you agree to abide by the rules and regulations of the community and refrain from any activity, which interferes with the quiet enjoyment of its residents. We reserve the right to evict anyone disobeying these rules. We reserve the right to cancel anyone at any time for any reason before or during their stay the cancellation policy will not apply. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.
