This beautiful, airy, sunlit fully renovated two-bedroom (first floor) villa is set amidst the lush tropical landscape and winding paths of Forest Gardens, ideally located just a short walk from Hilton Head’s famous beaches, The Bank, The Tiki Hut, and Coligny Plaza’s restaurants and shops. EVERYTHING IS BRAND NEW (2024). The owners have lovingly and tastefully furnished their ‘southern’ home with custom-designed, comfortable, and contemporary furnishings in serene coastal colors. The gourmet kitchen, complete with granite countertops and new stainless steel appliances (stacked washer/dryer too) is generously stocked with fine quality dishes and cookware that would please any chef!
The living room offers high-speed internet, a large Smart TV with 12 channels, and a streaming service to log into with your account. The farmhouse-style dining room table provides seating for six with a view through sliding glass doors of the private covered terrace. Why not dine al fresco at the outdoor table overlooking the palms and azalea bushes? An additional, shady seating area is yours to enjoy at the entrance. 
Both the master (king bed) and the guest bedroom (Queen bed) have brand new, highly rated, eco-friendly memory foam mattresses, cotton linens, and fresh white wood furniture with tons of storage. A second TV set up with an Apple TV and a VCR provides entertainment in the guest bedroom. A large bright white bathroom with a dual vanity and shower/bath is accessible from the master and the hall. AC will keep you cool in summer’s heat or enjoy a refreshing swim in our lovely, clean, community pool just steps away. A beach cart, four chairs, and an umbrella can be found in our outdoor closet. No pets or smoking are allowed.

Guests appreciate the well-maintained pool and ample parking, contributing to an enjoyable and relaxing stay.

It was cozy, clean, decorated beautifully, and a walk to the beach. The owner also offered a wagon to take to the beach. That was nice for us so we could take our cooler & other amenities we wanted to the beach. The pool was also well maintained and big enough for the complex.

Vacation Rental Terms and Conditions

The following terms and conditions apply to any reservations made by guests with Vacation Time of Hilton Head Island, Inc. to rent accommodations as provided per the contract: 

PAYMENT POLICY: A deposit of 50% of the total price is required for all reservations. Final payment is due 30 days before arrival and will be applied to the credit card on file unless otherwise notified in advance.  **NOTE:  Reservations made within 30 days of arrival must be paid in full by credit card at the time of booking and all monies paid are non-refundable at that time.



SIGNED REGISTRATION: The guest named in the reservation confirmation is required to sign the registration and is responsible for payment of all fees. 



TAXES: The Town of Hilton Head (3%), Beaufort County (1%), and the State of South Carolina (6%) require that taxes totaling 10% be added to all reservations unless the guest stays over 90 consecutive days. This tax is subject to increase with increases from either the town or state.



CHECK-IN TIME: You will need to check in with our office to get villa keys and parking passes. Our office is located at 3 Lemoyne Avenue. Check-in Time is 4:00 pm. Plan to arrive at your accommodation no earlier than 4:00 pm. We make every effort to ensure your accommodations are ready by 4:00 pm., but cannot guarantee it. Our office is open for check-in until 5:30 pm. late arrivals must make arrangements by phone on the day of arrival by 4 pm. If you are arriving after hours you must call or (843)785 -5151 by 4:00 pm. CHECK-OUT TIME: Check-out time is 10:00 a.m. Check-out time is strictly enforced due to the time needed to clean and inspect the villas for the next arrival. Please place your dirty towels and all used bed and sofa bed linens in a pile in the bathroom. Place dishes in the dishwasher and turn them on as you leave. Please take the trash out. All keys, fobs, and/or amenity cards must be returned to our office upon check-out to avoid any additional charges.



CANCELLATION POLICY: Reservations of four (4) days or more must be canceled in writing Thirty (30) days prior to arrival for refund. Reservations of three (3) days or fewer must be canceled fourteen (14) prior to arrival for a refund. All cancellations are subject to a $75.00 cancellation fee. All reservations are made subject to strikes, failure to vacate, or causes and conditions beyond our control.  We do encourage you to consider purchasing travel insurance with your reservation.



ELECTRIC ALLOWANCE: On monthly or extended stay reservations, the cost of electricity up to $100.00 per month is included. However, should the bill exceed $100.00, it is the responsibility of the guest to pay the difference.  A credit card will be kept on file to address these charges if necessary.

OCCUPANCY REQUIREMENTS: All guests (other than a family checking in) must be at least 25 years old. In the case of married couples, at least one of the individuals must be 25 years of age. The individual signing the rental agreement must occupy the accommodation for the full length of the rental term. The guest agrees not to exceed the maximum occupancy for the accommodation described on his confirmation (babies requiring a crib are the only exception in the occupancy count)

PETS/ALLERGEN FREE: Even though we love animals, pets are not permitted in all of our accommodations. This policy is established by condominium owner associations or individual owners and is strictly enforced. "Pet Free" properties are identified to assure the medical safety of future guests, or owners, that require a "Pet Free"/pet dander-free environment.  If you are found in violation of this policy you will be asked to remove the pet or vacate the accommodation without a refund. In addition, there will be a minimum restoration fee of $500 added to your bill.  816 Clipper Court, 449 Plantation Club Villas, 462  Plantation Club Villas, 48 and 52 Hilton Head Cabana, Island House 109, and Ocean Breeze 7007, and 19 Dewberry Laneand Hilton Head Beach Club 42 (1 small dog under 30 lbs only per HOA rules for Hilton Head Beach Club 42) are dog-friendly properties; however, there is a size restriction of 30 lbs or less.  The pet fee is $125.00 and there is a refundable pet deposit of $250.00 pending no damage to the villa.

HOUSEKEEPING: Villas are clean upon your arrival and cleaned after you depart. Additional housekeeping service is available for a fee. Initial linen set-up (two sets of towels per person), bedding, and kitchen towels are furnished in all accommodations. It is the guest’s responsibility to maintain the linens during their stay. Additional linens are available upon request at an additional charge. Monthly and extended stays (some properties) are required to have a linen change every two weeks at the prevailing rate for the property. Our linens are leased from an outside company and they are inventoried. Guests will be accountable for any lost or damaged linen. We furnish standard bath towels only. Beach towels are not furnished. A start-up amenities package provided for our guests includes an automatic dishwasher and hand soap, a limited supply of toilet paper, facial tissues, and paper towels. Any supplies beyond the start-up package are to be supplied by the guest. 

 SMOKING: ALL OF OUR VILLAS ARE DESIGNATED NON-SMOKING Guest agrees to pay for any or all expenses (deodorizing, cleaning, and if the property cannot be prepared for the next guest, the cost to relocate said guest) if evidence of smoking is found inside the villa.

KEY AND SECURITY DEPOSIT: A credit card is required to be kept on file as a key and security deposit on all check-ins. The imprint will be destroyed upon a determination that all keys signed out have been returned and that there is no damage to the property. Guest acknowledges Agent's authority to charge Guest's credit card for damages to the unit occupied by the guest and/or his/her guest. A locksmith fee ($65-$100) will be charged to re-key the lock of any unit for which the keys are lost or not returned.  

 DAMAGE: Damage must be reported immediately by the guest. Guests will be responsible for expenses incurred. Guests agree to return the property in the same condition as at the commencement of the rental period. Guest agrees to indemnify Owner & Agent for any damages to the Dwelling, grounds, furnishings, and/or household items, which is a result of your occupancy, excluding normal wear and tear. In cases of abuse or malicious damage to rental property, guests will be responsible for reimbursing the Agent or Owner the amount of all damages including attorney's fees. It is understood that each property and its furnishings are privately owned and that Vacation Time of Hilton Head Island, Inc. acts as the sole Agent for the Owner. Please do not remove items from the property or change the location of the furniture that belongs to the owner. If the furniture is moved or damaged, you will be responsible for any charges incurred in returning it to the proper location and condition.

 PARKING: Parking is limited to two vehicles per unit for most properties.  Villas at the Carolina Beach Club, and The Breakers only allow 1 vehicle per villa. 8 Egret Street has parking only for 4 vehicles.  Gate/Parking Passes are required on most properties and towing of cars without passes is enforced by many condominium associations. Properties do not allow motor homes, trailers, golf carts, boats, or motorcycles on the premises.  

GRILL USE:  Some properties, not all, provide the use of grills.  Properties are privately owned, the owners provide use of the grill but are the responsibility of the guest to supply the propane/charcoal and clean the grill after each use.  Should the grill not be cleaned at your departure, the guest would be subject to a $50 charge to the credit card on file.

LOST ITEMS: Please check the property thoroughly before departing. The Agent is not responsible for items left behind. We will only return found items upon request and at the guest's expense.  

REPAIRS: The guest acknowledges that the property is a privately owned home or villa. All systems and appliances are subject to malfunction or failure. Problems are attended to as soon as possible by the Agent’s repair technicians or outside vendors. The Agent or an authorized employee or repairman may enter the accommodation during business hours for any purpose connected with the repair, care, or maintenance of the accommodation. If the Agent is unable to secure timely repair after notice of failure, a rate adjustment may be made at the discretion of the Agent not to exceed 10% of the basic daily rate.  The dissatisfaction with the condition of the property and any request for a refund must be approved by the property owner and will be capped at 10% of the daily rate.  Should the dwelling require any major repairs, the Agent also reserves the right to move guests to comparable accommodations, if deemed necessary by the rental agent, with no rate reduction. If a comparable property is not available, the company's sole responsibility will be to refund the full guest payment. Twenty-four-hour emergency service is available in the event of fire, flood, or elevator entrapment only.

 INDEMNIFICATION OF AGENT BY GUEST: Guest agrees to indemnify and save Agent, its employees, and Agents, free from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with the rental of the property, including but not limited to any claim of liability for personal injury or damage or loss of property which is made, incurred or sustained by any guest or any guest's invitee. This indemnification also includes any rental equipment ordered through Vacation Time of Hilton Head Island, Inc. for guest use. Lock all doors when leaving your accommodations. Do not leave money and valuables unattended in the unit. Neither the Agent nor the Owner will be held accountable for any loss. 

PROPERTY AVAILABILITY: If the Owner of a privately owned property makes that property unavailable, or should the property have maintenance problems, the Agent shall be held harmless by the Guest. The Agent will make every effort to move the Guest to comparable property at the same rate quoted in the confirmation. If a comparable property is not available, the full deposit will be returned to the Guest. All reservations are made subject to strikes, failure to vacate, or causes and conditions beyond our control. 

NO SHOW, EARLY DEPARTURE, AND HURRICANE EVACUATION: No refunds are provided for "no shows". If a guest arrives and decides to depart early, the nights not spent are not refunded. If you are required to evacuate during your vacation (Mandatory Evacuation) or you are unable to arrive for your planned vacation due to a threat of a hurricane, refunds are not available. Travel (Vacation Rental) Insurance to cover your loss in this kind of event is offered only at the time your reservation is booked. We strongly recommend that guests take advantage of this option.

TRAVEL (VACATION RENTAL) INSURANCE: Travel or Vacation Rental Insurance is offered to every guest at the time their reservation is made. This insurance is made available through a third party and covers items such as Trip Cancellation, Trip Interruption, Travel Delay, Baggage Loss or Delay, Medical and Dental, Emergency Assistance and Transportation, Travel Accident, Death, and Dismemberment, and Rental Car damage. VIOLATION AND TERMINATION OF THIS AGREEMENT: If a Guest violates any of the conditions or restrictions of this agreement, the Guest agrees that the Agent may terminate this agreement and enter the accommodation. Upon notice of termination of the agreement, the Guest shall vacate the accommodation immediately without being entitled to any refund and shall waive any rights that may be applicable under the South Carolina landlord-tenant act. In the event Owner and/or Agent must utilize a legal process to enforce rights under this Agreement, the Guest shall be responsible for reasonable Attorney fees and costs. Guest agrees this contract is entered into in Beaufort County, South Carolina, and consents to the jurisdiction of any proper court located therein.
