Enter this spacious three-level townhouse to a foyer with benches to sit and remove outer-ware. Through the foyer and to the right is a hall leading to a half bath and the laundry closet with stacked washer/dryer but continue straight on to the living, dining and kitchen areas as well as the door to the back deck.  The living room offers two couches, a wood burning fireplace and flat screen TV.  The full kitchen includes a microwave and dishwasher. The dining area table seats six with four more stools close-by at the kitchen counter.  Additionally, there is an air conditioning split unit in the dining area to cool this level of the townhouse.

From the living room head downstairs to a second living area with flat screen TV, two bedrooms and a full shared bath.  The bedroom to the right holds two sets of bunk beds, while the bedroom to the left offers a queen bed.  The full bath is conveniently located between the bedrooms.

Travel back up to the main living entry level and journey upstairs to find two additional bedrooms each with their own private bath and air conditioning split unit.  The Primary bedroom to the right has a king bed.  The final bedroom has two twin beds.

Enjoy membership in the Forest Ridge Club House, with indoor pool, heated outdoor pool, tennis courts, and a deck over-looking a private pond. Loon Mountain is just a short drive away and shuttle bus service is provided weekends and holidays in season.

This home has winter ski shuttle access for specific dates as described at 
Pool and fitness club may be unavailable for short periods due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.  
This unit has built-in air conditioning, in the living room and upper bedrooms.
Dogs are welcome in this unit, there is a $50 + tax one time pet fee per dog with a max limit of 2 dogs allowed.
Forest Ridge requires at least a 3-night minimum and a minimum renter age of 24 years.

NICE HOME, CLEAN, EVERYTHING WORKS. THE KITCHEN SHOULD BE BETTER STOCKED WITH UTENSILS AND SHARP KNIVES. LOON RESERVATION SERVICE VERY NICE AND COMPETENT.

We were disappointed with the overall condition and amenities of the property. The dishwasher didn’t work, the air conditioner in the master bedroom has annoying mechanical noise, the toilet overflowed on the first day (it was clogged from previous visit), there were only 3 coffee cups for 10 people, cooking utensils were sparse. 

The unit was clean and as described. However the kitchen was lacking in basic equipment for a space that sleeps10. We contacted the management company and they quickly resolved the first of a fry pan.  As we enjoy cooking and we were a small group we made do. The area is gorgeous, and very quiet during our stay. The pools were refreshing and although we didn't use it the exercise room looked nice.The club house also offers games, puzzles and books to borrow. 

This rental is exceptional! The entire family enjoyed the experience. The rental was very clean and comfortable. There were 6 adults, our infant granddaughter, and two dogs. We hiked almost every day ( the weather was very warm for late October)! We ventured to the new aquarium next to Storyland ( great place to visit). We enjoyed the indoor pool and ping pong room at the resort. We enjoyed dinner at One Love Brewery ( large portions and very tasty)! We cooked at the condo and my one complaint is that there is not a cookie sheet ( I had enough forethought to bring one). Thank you to Linda from  Loon Reservation Service, she is a real treasure! Very helpful, friendly, and easy to deal with. I highly recommend her!! We will definitely be returning.

Our family had an absolutely wonderful experience staying with Loon Reservation Service in Lincoln, NH, this summer! From the moment we booked our vacation home until the day we checked out, everything was seamless and delightful.The property we rented was spacious, impeccably clean, and perfectly suited for our family’s needs. It was like a home away from home, offering all the comforts and amenities we could ask for. The kitchen was well-equipped, making it easy to prepare meals for the kids, and the living area was cozy and inviting for relaxing evenings after a day of exploring. The bedrooms were comfortable, with plenty of space for everyone to unwind. We especially appreciated the outdoor patio area, where we could enjoy our morning coffee while taking in the beautiful mountain views.Loon Reservation Service was incredibly accommodating and helpful. They provided us with detailed information about the area, suggesting local attractions and activities that were perfect for a family vacation. We loved the nearby hiking trails, and the river activities. The location was ideal, offering the peace and tranquility of the mountains while still being close to restaurants, shops, and local attractions.One of the highlights of our stay was how close we were to Loon Mountain. The kids loved the adventure park, and we all enjoyed the scenic beauty and fresh mountain air. The whole area felt safe, welcoming, and family-friendly.We couldn't have asked for a better place to spend our summer vacation. Loon Reservation Service made sure our stay was comfortable and memorable. We will definitely be returning and highly recommend them to any family looking for a relaxing and enjoyable getaway in the White Mountains. Five stars all the way!

Reservation Rental Agreement:

Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit card 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) You must be at least 23 years of age to accept this agreement. Arrival time on date of arrival is after 4 PM. Provision for after business hours arrival may be made. 


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of NH, and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of NH RSA540. 


Security and Damages: A non-refundable damage waiver fee of $49.95 is charged with every reservation and covers up to $1000.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $1000.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record. 


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that parking places  are limited to the number of spaces authorized by the individual resort's by-laws. Vehicles not parked appropriately may be towed at the tenant's expense. 


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.

Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid. 


Quiet Hours:  Residential community quiet hours are between the hours of 10 PM and 7 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction without refund of rent moneys and fees paid.


Indemnification: The Tenant agrees to save the Owner and the Owner’s Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant’s relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury or illness, unless caused by negligence of the Owner or Owner's Agent. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln/Woodstock, NH and no refunds or other compensation will be due to Tenant for such failures and/or acts of war, construction noise, road construction, noisy neighbors, civic disturbance, weather or acts of God.

Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. 

Termination Upon Sale of Premises: Notwithstanding any other provision of this Rental Agreement, Owner may terminate this lease upon sale of Premises. Upon notification of termination, Agent will attempt to relocate Tenant based on current availability. Should relocation not be possible Tenant will be refunded all deposits paid.

A more detailed version of this agreement must be signed prior to check-in.
