This 750 sf, Barn Studio is wine country rustic meets Ralph Lauren. Located in Templeton's prestigious Peterson Ranch westside neighborhood, this bright and airy studio has easy access to all of Paso Robles Wine Country's top wineries. Walk to Castoro Cellars, Peachy Canyon, Zenaida Cellars and J. Dusi. Just minutes from Turley Wine Cellars, Rotta, Venteux Vineyards, Niner, Gray Wolf and Sextant. Easy access to 46W and Highway 101.

SLEEPING ACCOMMODATIONS
The main sleeping area boasts a Farmhouse King size bed with a highly-rated, extremely comfortable Casper mattress. The sofa pulls out to a queen size bed with a mattress topper giving extra padding for sink-worthy comfort.

The bath has a huge, shower with handicapped access. You can easily roll a wheelchair right into the shower.

LIVING & ENTERTAINMENT
This 750sf studio is wide open. At one end is the large kitchen with stainless steel appliances, granite counters, and a huge peninsula for prep with stools so you can hang out while cooking up your favorite meals. A dining table with seating for 4 is adjacent to the kitchen. The living room has a large L-shaped sofa with enough space to lounge comfortable while watching your favorite shows or movies on the 48" TV. Don't forget your log-in info for your Netflix or Prime accounts. The bedroom area is on the other side of a diving half wall with the large bath at the other end of the studio.

Outside there is cushioned lounge seating for 4 and a dining table with seating for 4. Entertaining and dining al fresco under the covered patio is perfect when cooking up steaks on the BBQ. There is also a hot tub for total relaxation.

PLEASE NOTE: The Frontier Hideaway studio unit can be rented as additional accommodations with the main house, the Frontier Farmhouse, AirBnB listing #32899011, that sleeps 14. It's perfect for the grandparents or the extra couples to be a part of the family reunion or group activities.

GUEST AMENITIES
We provide personal amenities like soap, shampoo, conditioner and body lotion, paper products, kitchen necessities like dishwashing detergent, dishwasher soap and trash bags. There are plenty of linens, bath towels and beach towels. Laundry facilities and detergent are in the laundry room. The kitchen is also stocked with plenty of stapes: olive oil, vinegar, salt, pepper, spices, and plenty of condiments. There is dinner service for 16 as well as plenty of serving necessities.

RULES for PET:
1.) No pets on the furniture EVER!
2.) No pets left inside the home unattended, unless crated.
3.) You must clean up after your pet does his business outside!
4.) Pet fee $100 (2 dogs maximum, sorry no cats)

THE IMMEDIATE AREA
You could not be in a better, more central and convenient location to hit up some of Paso's most prestigious wineries on the famed Westside. You are just 3 minutes to downtown Templeton, 5 minutes to downtown Paso and 30 minutes to other Central Coast destinations: Cambria, Pismo Beach, and downtown San Luis Obispo. There is easy access to 101, which makes your day trips a breeze.

PROVISIONS
Trader Joe's is a mile and a half away along with J & R Meats which offers local grass-fed beefs and other meats. In the same shopping plaza is Pier 46, the area's top fish market and restaurant. In downtown Templeton you'll find Nature's Touch Nursery & Harvest, a fully-organic grocery store with provisions from local farmers. Larger grocery stores include Albertson's and Food For Less, both about 7 miles in either direction off the 101.

RESTAURANTS
For a small town, Templeton provides lots of eating out options. McPhee's is top on the list and perfect for that special occasion. Ian (McPhee) cooks up fantastic farm-to-table fare. Other local flavor includes AJ Spurs (Western flavor) and Nino's (wood-fired cooked burgers, salads and lots of TVs for viewing sports). Enjoy a glass of wine and an appetizer or cheese platter at 15 Degrees Wine Bar before or after dinner. To start your day, you can't go wrong with Joe's for an All-American breakfast or The Kitchenette for a bit more gourmet breakfast or lunch delicacies.

After you've exhausted the Templeton restaurants, the Paso restaurants are also outstanding. What's your pleasure: Italian, Irish, French, Mexican, Asian, Argentinean, Organic or Seafood? Paso has them all and more. There's even a new Speakeasy in town, called Eleven Twenty-Two. You're in wine and foodie heaven.

ACTIVITIES
You truly don't even need to leave the home with all the activities you can do there. But, there is so much to do and explore on the Central Coast. Of course there is wine tasting and wine events. But once the taste buds need a break, there are so many other activities near by. Golf anyone? Paso Robles Golf Course is a great course for the novice. The more serious golfer might try Hunter Ranch. There are dozen other courses around the area as well. While the guys are golfing there are plenty of spas for the ladies for a day of beauty treatments. Take in a concert at the Vina Robles Amphitheater. There is not a bad seat in the gorgeous 2500 seat music venue. For the more adventurous types, there are plenty of hiking trails and a zip line to amp up the adrenaline. If boating is your choice of relaxation...the Lake Nacimiento boat launch is just 35 minutes away.

Venture out to the local towns. Go antiquing in Cambria. Visit the Elephant Seals and Hearst Castle in San Simeon. Collect shells on Moonstone Beach. Drive an ATV on the beach at the Oceano Dunes. Check out the fantastic Farmers' Markets - Saturdays in downtown Templeton and Thursday nights in San Luis Obispo. Days of endless fun awaits you on the Central Coast.

Vacation Rental Agreement
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE – All rental monies are due according to the payment schedule terms
disclosed through the portal in which the home was booked. (ie. AirBnB, VRBO, DIGS Vacation
Rentals, etc.)
2) CANCELLATION 30 DAYS or LESS before your check –in date, Renters will forfeit the total
rental. The total rental includes all charges on the paid-in-full invoice. Renters may mitigate this
loss by purchasing Travel Insurance or Cancel for Any Reason insurance offer by from third
party providers. CANCELATION 31-59 days before check-in, Renters will receive a 50% REFUND
in the amount paid less any travel insurance fee, booking fees or CC fees of 3.5%. CANCELATION
60 days before check-in, Renters will receive a 100% refund including all fees. EARLY
DEPARTURE – There are no refunds for early departures.
3) STORMS, EARTHQUAKES, PANDEMICS, ACTS OF GOD – There are no refunds for storms,
earthquakes, pandemics or any acts of God, even if a mandatory evacuation or lockdown is
ordered. (Renter may obtain 3rd party renters protection or travel insurance. Renter assumes
the risk.)
4) ACCIDENTAL DAMAGE INSURANCE – Renters will be completely responsible for any and
all damages to the home or property caused by Renters, or Renter’s guests, whether accidental
or due to Renter’ negligence. Guest are required to purchase Property Damage Protection
(PDP) Insurance through SafelyStay, Inc.
5) TRUST AND SAFETY: The SafelyStay, Inc. Trust and Safety Property Damage Protection
(PDP)Fee includes up to $10,000 of accidental coverage for contents damage and up to
________ coverage for accidental property damage and bodily injury. Complete terms
regarding the Trust and Safety coverage can be found at safely.com/DigsVacationRentals. The
Trust and Safety Fee is refundable only if the reservation is canceled in writing at least twentyfour (24) hours prior to the arrival date. Any deductible or minimum claim amount will be the
responsibility of the Guest, and Digs Vacation Rentals will process using the form of payment on
file for Guest. The PDP Fee is as follows: _____/night, Coverage excludes stays over 29 nights.
6) Renters understand that Renters are responsible for the damage beyond the coverage
provided by the PDP. Renters are also responsible for damage that would have been covered by
the PDP if Renters fail to advise the Owner or Property Manager of the damage and provide the
necessary information that would allow the Owner to file a claim against the policy.
7) GUEST VERIFICATION: I give permission to SafelyStay, Inc., to verify my identity, and
check criminal databases in order to confirm my reservation. A failed background check will
result in an automatic cancelation of your reservation. Complete terms regarding Safely’s guest

8) CONDITION OF PROPERTY – Owners have, to the best of their ability, given an accurate
description of the property and its condition. Guest understands that it is considered as
reserved “sight unseen.” Our cleaning staff will have cleaned it before your occupancy. All
electrical, plumbing and appliances should be in working order. The failures of operation of
certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a
basis for any discount or refund. Owner will make every effort to have these items repaired
should the not work during your stay, but they do not guarantee that they will be repaired
during Renters occupancy. When you arrive, if you find that the house is not been cleaned to
normal standards, please notify the Property Manager immediately. We will do our best to
have tradesmen attend to the problems but may not be able to fix everything over holidays and
weekends. Under no circumstances will any of the rental money be refunded or returned
because of the condition of the house. The Renter agrees to hold the Owner and Property
Manager harmless from any liability for the condition of the house. Due to the nature of beach
or pool properties, the sand, stairs, decks and concrete are not always stable. Use at your own
risk.
9) CLEANING and REPAIRS – All homes have cleaning added in the total rent. Please note
that cleaning does NOT include dishes and cooking utensils. If additional cleaning is required
after you leave, it will be charge to your credit card. Renter agrees to keep the house, furniture,
furnishings in good order. Removing, adding or changing furniture without Owner’s written
approval shall be deemed a material breach of the Rental Agreement, and is strictly prohibited.
Renter is responsible for cost of replacement of any damage to furniture or premises and
replacement of missing items. Under no circumstances can any furnishings or linen be taken
outside onto the beach with the exception of these items specifically mentioned in paragraph 8.
10) ENTRY OF PREMISES – With Renter’s permission, which is hereby given, Owner or
Property Manager may enter the premises during reasonable daylight houses without securing
prior permission from Renter, but shall give Renter ample notice of such entry immediately
prior if possible and immediately thereafter. For inventory and maintenance purposes a
property management employee of the Owner may need to enter the premises. The same
permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents
may enter the promises at any time without permission of Renter for the purposes of making
repairs to alleviate such emergency. If Renter abandons or vacates premises, Owner may, at his
option, terminate this agreement, re-enter the premises and remove all Renter’s property
11) BEACH TOWELS and BED LINENS– The Owner has provided beach towels. They are to be
used for the beach, pool or hot tub only. Lost or accidentally taken towels will be charged at
$25 per towel. Do not use white bath towels at the beach, pool or hot tub. Any unused beds
will be left as found. Leave the USED beds unmade and used towels on the laundry room floor.
12) ASSUMPTION OF RISK – IF APPLICABLE: No lifeguard is on duty. Accordingly, persons
using the beach, pool or hot tub, do so at their own risk and the owner assumes NO
responsibility for accident or injury. No one should swim alone. Renters will hold the Owners
and Property Manager harmless from any and all bodily injury and/or property damage
incurred on the property arising out of Renters’ negligent acts or omissions. See disclaimer
below.
13) CHILD PROOFING – Guest understands that NO special efforts have been made to
“childproof” this house and accept the risk for harm to any children they allow on the property.
These risks are not limited to, but include animals, fireplace, cleaning supplies in the house and
plants in the house, patio or on the street, that might be poisonous if ingested.
14) FURNITURE – All furniture must be returned to its original location on Guests’ departure
or an additional charge will be made.
15) MISSING ITEMS – Renters will be charge for any missing items reasonably attributable to
Renters and not returned after notification. The cleaning service performs an inventory/survey
of the property after each Guest departs and notifies the Owner/Property Manager of any
missing items. Property Manager will notify guest in the event that items were inadvertently
taken and provide guests the opportunity to return missing items.
16) USE OF SECURITY CAMERAS – Renters understand and accept that the property may be
protected with outside security cameras. These cameras are used to protect the property from
potential break-ins and theft. There are NO cameras in the house.
17) PERSONAL PROPERTY – Guest understands that any personal property of and used by
Guest is not insured by Owner/Property Manager and they are not responsible for any lost,
stolen or missing property of the Guest or property of the Guest after checkout. If property is
found, Owner/Property Manager will return items left behind by Guests. The cost of shipping or
returning the items is that of the Guests.
18) KEYS, CLICKERS – If any keys or garage clickers are used by the Guests and get lost,
guests will incur a replacement cost of $25 for keys, $50 for clickers.
19) NO PARTIES – This is not a “party” house. The Renter must be 25 years of age to book
this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or
increase of occupants (guests not registered on Guest List) must be disclosed at the time the
reservation is made and is subject to Owner’s/Property Manager’s advanced approval. Prom
parties, fraternity, sorority or bachelor parties are not allowed at any time. Adults cannot rent
property on behalf of underage guests, no exceptions.
20) NON-SMOKING – This is a NON-smoking vacation rental. Smoking is absolutely
prohibited on the entire premises, both within the house and on the property grounds. This
includes smoking cigarettes, cigars, pipes or any other smoking device. Evidence of smoking
such as the smell of cigarettes or cigars inside the home by the cleaning crew is sufficient basis
to charge the renter for smoke cleanup and removal from carpeting, AC ducts and Filters,
furniture and draperies. Violation of the no-smoking policy will result in forfeiture of the full
security deposit and damage liability of up to $2,500 for any discovered damage to furniture or
odors.
21) NO PETS- Absolutely NO pets are allowed at this property at any time. If an unauthorized
pet is on the premises, the guest will be assessed a fine, and will be asked to leave immediately.
Damage or cleaning attributable to pets shall be the responsibility of the guest. If you have a
service animal, please notify the property manager in advance of your stay.
22) MAXIMUM OCCUPANCY - The maximum occupancy for this home is ____ people. Please
adhere to this rule. If there are more people than allowed to sleep in this home, you will be
fined an additional fee of $250 per additional person. Infants under the age of 2 are not
counted.
23) PARKING – Parking is limited to ____ vehicles on the property.
24) SUBLETTING – Guest is not authorized to let or sublet all or any part of the premises nor
assign the lease or any interest in it without the prior written consent of the Owner/Property
Manager.
25) CHECK-IN & CHECKOUT – Check-in is at 4PM and checkout is at 11AM. A late checkout is
subject to extra rental charges at the rate of $100/hour after a 30-minute grace period. Guests
may arrange for an additional night in advance to avoid any late checkout fees. Extras nights are
charged at the daily rate and may be granted if available. Late check-out or early check-in must
be arranged with the Property Manager in advance to avoid any late checkout fees. Please
checkout promptly, the cleaning crews have a very short time window to prepare the home for
the new guests.
26) CHECKOUT PROCEDURES – Renters are responsible to complete the checkout procedure
provided in the Red Welcome Book.
27) ATTORNEYS FEE/DEFAULT – If any legal action or proceeding (including defaults, nonpayments, etc.) arising out of or related to the Rental Agreement is brought by either party to
this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in
addition to all other relief that may be granted, the reasonable attorney’s fees, costs and
expenses incurred in the acting or proceeding by the prevailing party.
28) INDEMNIFICATION – Guest agrees to indemnify and hold harmless Owner/Property
Manager for any liability arising before termination of this Rental Agreement for personal
injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s).
This indemnification agreement does not waive Owner’s/Property Manager’s duty of care to
prevent personal injury or property damage when that duty is imposed by law.
29) PRIOR AGREEMENTS – No prior agreement or understanding not contained in writing
herein shall be effective. Furthermore, Owner, other than what is specifically written and set
forth herein, makes no other or further representation regarding the nature, character and
quality of the premises to be rented, and no representation shall be deemed to exist or be
material unless and until it is reduced in writing only, and must be signed by the parties in
interest at the time of the modification. It constitutes the entire agreement of the parties. If any
provision in the agreement held by any court to be invalid, void or unenforceable the remaining
provisions shall nevertheless continue in full force.
30) FORUM SELECTION, JURISDICTION, LAW AND VENUE – The parties agree to the exclusive
jurisdiction and venue of the Superior Court of California, County of San Luis Obispo for the
resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. Place
where lawsuit may be filed) for any legal proceedings shall be in the County of San Luis Obispo,
California. Guest expressly waives any other right or privilege with respect to the election of
venue or court (ie. State or Federal) and location of the venue of action.
31) GOVERNING LAW – It is expressly agreed that this agreement shall be governed and
construed by the laws of the State of California, irrespective of the state of residency of the
Guest.
Disclaimer:
Renters understand that the Owners/Property Manager are not responsible for any personal
injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for
exercising care when surfaces are wet or slippery due to weather or used of hoses to wash
down areas, and further, that the Owners/Property Manager are not responsible for any
personal injury or loss or damage to tenants’ property caused directly or indirectly from foul,
inclement weather conditions. Acts of God or nature, failure of heat, accidents related to fire,
floods, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any
unforeseeable circumstances.
Under no circumstances will Renters or their guests hold the Owners/Property Manager
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
