Neighborhood:
Sosúa’s main strip, Pedro Clisante Street, closes off to traffic after dusk and is the hub of nightlife in this beach town. Bars, lounges, and nightclubs lining the street continue on late into the night. Live music is usually on the menu at least once a week, including variations of rock and blues at a number of expat-owned establishments.

Transit:
Free parking is available . No need to rent a car, the apartment is located in the center of town.

Electricity in the Dominican Republic is very expensive, and the A/C and hot water heaters are the main source of electricity consumption. Electricity will be charged apart from the rental cost at time of departure.


 (18 RDS/kW) When entering the property, we check the electricity meter with our guest. We do the same operation the last day to calculate the real consumption during their stay. The electricity has to be paid by the guest by cash or pay with the airbnb resolution at the departure time.

EARLY CHECK-IN:
Early check-in is available between 9:00 AM and 2:30 PM, subject to availability. This service is contingent on the absence of prior checkouts. Should early check-in be available, there will be an associated fee of $35. 

DEPARTURE TIME
Check-out is at 11:00am. If the renter or their guests want to vacate the leased premises later than the time indicated in this contract, they must request permission from the owner through the rental agency or third party that made the reservation. Please contact your host 20 minutes before departing.

CHECKOUT PROCEDURE:
One day before your scheduled departure, you will receive a detailed message containing all the necessary instructions for the checkout process. Please ensure to follow these instructions carefully to facilitate a smooth and efficient checkout experience. We appreciate your attention to these guidelines.

SMOKING
Smoking is just allowed in the OUTDOOR areas, if the cleaning team finds out that a tenant was smoking INSIDE the room the guest will have a penalty of $250.

ELECTRICITY
Prior to your check-in, please contact your host to ascertain whether electricity charges are included in the rental price. In the event that electricity charges are not included, you will be required to provide an electricity deposit at the time of check-in. Please be aware that access to the apartment, including the provision of keys or code access, will only be granted upon the successful payment of this deposit. We appreciate your understanding and cooperation in this matter.

ELECTRICITY PAYMENT
When booking this apartment, you agree to pay for electricity usage during your stay. If you do not settle the electricity charges separately, we reserve the right to charge the electricity fees directly to the credit card or debit card registered on your Airbnb account. Please ensure that any outstanding electricity charges are cleared prior to your departure to avoid any inconvenience.

RESPONSIBILITY OF DAMAGES
As a guest, you're responsible for your visitors' conduct and all damages caused by either, excluding wear and tear.

TOILET USE GUIDELINES:
Please do not dispose of toilet paper or any other articles inside the toilet bowl. Use the provided receptacle for proper disposal. This practice helps maintain the proper functioning of the plumbing system and ensures the cleanliness of the facilities. Your cooperation is greatly appreciated.

VISITORS SECURITY
Visitors must present a valid ID (license, passport, etc.), which will be held with Security staff until leaving the condo.

FULL VISITOR REGISTRATION
If the Security deems the submitted ID as a possible fake, or the person presenting it appears too young, they can request a full visitor registration (photo taken w/ ID, address tel #)


LEGAL COSTS
Be advised that, when the issues occur with the local police, they usually take both the victim and the culprit to the station, consequently incurring potentially large legal costs to you (lawyer, fines, etc.). It's better to avoid
them then to deal with the consequences.

ANIMALS AND PETS
No pets or animals are allowed on the premises of the property. Any unauthorized pet or animal cause for immediate termination of the contract and all money paid will be forfeited. 

MAXIMUM OCCUPANCY
The maximum numbers of persons on the apartment is 2. The maximum number of occupants does not include local visitors passing through as long as it does not exceed the apartment capacity.

POOL RULES
No Glass Objects: Glass objects or containers are strictly prohibited inside the pool area. Please use plastic or non-breakable alternatives to prevent accidents and ensure the safety of all guests.

Pool Hours: The pool is accessible from 9:00 AM to 9:00 PM daily. Please adhere to these hours to allow for maintenance and ensure a peaceful environment for all guests.

Noise Level: Maintain a peaceful atmosphere by refraining from playing loud music or engaging in noisy activities within the pool area. Consider the comfort and relaxation of fellow guests.

Appropriate Swimwear: In consideration of all guests, we request that you wear appropriate swimwear while using the pool facilities. Please refrain from wearing swimsuits that are overly revealing or considered inappropriate for a family-friendly environment.

LOSS OF KEY
The replacement cost for each key card is $50. This cost will be deducted from the deposit. All keys will be delivered to the tenant whose name is registered to this Contract and this person is responsible for their care and return.

CHEF SERVICES
You can only use chef of the property. Due to other inconvenience with external chef we decided only to use our authorized chefs.
Penalty cost $150

EMERGENCIES
Tenants understand that inevitable events and emergencies can occur as well as gas leaks, malfunctioning appliances, pool maintenance, air conditioning problems, etc., and if these events occur the owner is obliged to rectify emergency issues as soon as possible. The tenant must notify the rental agent  to get it done.

DISCLAIMER
Tenants will use the apartment and its grounds, in its entirety, including the garden, pool areas, balcony, and common areas of the condo at your own risk and agree to hold harmless the property agents of any claim. Swimming pools can be dangerous, children should always be monitored, and adults when alcohol is consumed around a pool.

NOISE LEVELS
The property can be used for residential and vacation purposes. Renters and any person on the property must comply with all local laws and restrictions that apply on the premises. Loud music is not allowed at any time.


IMMEDIATE CANCELLATION
The rental agency has the right to terminate any lease without refund for guests who engage in activities that violate local laws (e.g., fighting, violent crime, destruction of property) or if third parties invited to the property cause destruction(guests, friends, tour guides, and other related).

NO RESPONSIBILITY OF THE OWNER
The owner will not be responsible for the infractions that THE TENANT may commit within the property given for rent, such as carrying and possessing illegal firearms, abuse of minors, sexual violations, domestic violence, consumption and drug trafficking and any other infraction sanctioned by the criminal laws of the Dominican Republic, so that in the event that this occurs, it will be the sole responsibility of THE TENANT.

RESPONSIBILITY OF THE TENANTS.
THE TENANTS are responsible before the Dominican authorities and third parties, for their personal actions and for the actions of their relatives, employees, representatives, agents, or any other person for whom they must respond, or for events within the property under their care, and none of these actions may be attributable to THE OWNER by virtue of this rental contract, therefore THE TENANTS now release and exempt THE OWNER from any infringement or action generating civil criminal liability or of any kind that eventually THE TENANTS may commit within THE PROPERTY or its surroundings during the term of the contract.

DENIED ACCESS
Garden Condos may not allow access to some individuals known to have caused problems on premises in the past, to ensure best experience for our guests.
