Cute condo with all of the amenities. Almost a straight shot out to the beach. The company was very easy to work with.  (Take your own beach towels and cash for extra beach chairs) 

This is our second time staying in this unit and it was great again. The only hiccup we had was our coffee leaked. A quick maintenance email and a couple hours later, we had a new coffee maker. Thank you again!

Great beach view and access. Very good restaurants nearby. Overall a very pleasant experience with no complaints. Looking forward to staying here again. 

We traveled for a 6 night vacation March 14-20, 2025.  Unit 412 was extremely clean and the kitchen is well stocked for all your cooking needs. The unit looks exactly like the photos. The unit's beds were comfortable and the rooms spacious. One King, two doubles and twin bunk beds in the third small bedroom. It was super convenient to have the washer and dryer in the unit. There were plenty of bath towels. The grounds of Gulf Dunes were well maintained. Any question that I had were promptly answered both by email and by phone. We walked across the street to Stewby's for great casual dinner one evening. Publix and a Liquor store is a short ride over the bridge. Sunsets on the balcony were spectacular. The unit is located over sand dunes for great ocean views. It is a wonderful condo and I would not hesitate to recommend unit 412!

Gulf Dunes is our go to condo when we come to Okaloosa Island - the location is great we have booked with Brooks and Shorey for our last 4 vacations and we would recommend them to anyone.  Gulf Dunes 412 was very clean and cozy we enjoyed our stay.

RENTAL TERMS & CONDITIONS

Advance Payment Required For Reservations
At the time of booking, a credit card advance payment will be required equivalent to fifteen percent (15%) of the total due. An optional travel insurance, which protects you from unexpected events such as hurricanes (see “Vacation Insurance Protection” below), is available for a fee of 6.95% of the reservation total, and if taken is also due at the time of booking. Reservations for condominiums made less than 30 days prior to arrival require payment in full immediately. All advance payments will be held in an interest bearing account with all interest going to the management company.

Full Payment Due
If you are renting a condominium, your remaining balance is due 30 days prior to your check-in date. IF WE HAVE NOT RECEIVED A CHECK OR MONEY ORDER 30 DAYS PRIOR TO YOUR CHECK-IN DATE, YOUR CREDIT CARD WILL BE CHARGED AUTOMATICALLY. This balance includes the remaining eighty-five percent (85%) of the listed rental rate and all taxes. All taxes are subject to change. The guest is responsible for payment, deposits, and other responsibilities detailed in the confirmation correspondence.

Family Rental Only
Reservations made for teenagers or young single groups will not be honored without an accompanying adult couple staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statue 508-141 with forfeiture of all monies.

Check-In Time
Check-in time is after 4:00 p.m.; checkout time is 10:00 a.m. Due to our high standards for cleanliness, not all units will be ready for check-in promptly at 4:00 p.m. We ask for your patience and suggest that you have alternate plans available between 4:00 p.m. and 6:00 p.m. in case the unit is not yet ready.

Damage Deposit
All guests are required to pay $69 for the damage protection plan which is automatically included in the rental charges. The damage protection plan costs $69.00 and covers up to $1,500.00 of accidental damage that is reported to the office. Brooks and Shorey Resorts will handle all claims and replacement of damaged items. Please note any damages to the property upon your arrival and report it immediately to your rental manager to avoid possible liability. Please notify us immediately if any loss or damage occurs during your stay.

Unit Assignments
We reserve the right to change unit assignments. We try to accommodate your request; however, a specific unit cannot be guaranteed. It only happens on rare occasions due to ownership changes, properties being removed from our rental program or a need for extensive repairs.
If comparable accommodations are not available, or not suitable for your stay you will be able to cancel and receive a full refund of your reservation payment paid to Brooks and Shorey Resorts. 

Occupancy
The maximum number of guests per apartment is limited at most properties to four (4) persons in an efficiency or studio, six (6) persons in a one bedroom, six to eight (6 to 8) persons in a two bedroom depending on the unit and eight (8) persons in a three bedroom. Other restrictions may apply.

Age Requirements
The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation.

Falsified Reservation
Any Reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.

Monthly Reservations
AMENITY PACKAGES ARE NOT AVAILABLE FOR 30 DAY OR LONGER RENTALS.

Absolutely No Pets Are Allowed
If evidence of a pet(s) is found in your unit or on the premises, you will be evicted immediately with no refund of rent. You will incur an additional charge for cleaning if any evidence of pet(s) is found in the unit during your stay or after your check out.

No Daily Maid Service
Housekeeping fee includes departure clean only. Linens and bath towels are included and are not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels and hairdryers are to be provided by the guest.

Utilities
No compensation will be given for temporary outage of pool, electricity, elevator, gas, water or cable. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Brooks and Shorey Resorts, Inc.

Rules and Regulations
All Guests, as well as Owners, are required to conform to all rules and regulations which are provided for each property. Guests are subject to eviction, according to Florida Statue 509.141 with all monies lost.

Non-Smoking Units
Smoking is strictly prohibited inside all rental units. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in all units.

Agency Disclosure
Brooks and Shorey Resorts, Inc. is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for the acts of theft or vandalism or damages to the guest’s property of items left in the unit.
