Enjoy your lake getaway at the Harmony Haus! This 3 Bedroom 2 ½ bath home sleeps 8 guests and is located in a protected cove on the 8 mile marker. The home has lots to offer including a private dock with space to tie up your boat, a paddle boat, two kayaks, swim steps, and a gas fire table! There are boat rentals just 5 miles from the home. 

Kitchen and Dining Area

This open concept kitchen is perfect for entertaining! It features stainless steel appliances, a farmhouse style dining table with seating for 8, a drip coffee maker, and all the necessities for a night in! 

Living Room 

The cozy living room features views of the cove, a large sectional with plenty of seating, an accent chair, side table, room darkening shades, and a flat screen TV. There is a half bath off of the living area. 

Master Suite

The Master features a king-sized bed, dresser, accent chair, nightstands, closet, flat screen TV, and sliding glass doors that open up to the deck.

Master Bath

The attached master bath features a single vanity sink and a stand-alone shower with glass doors. 

Bedroom 2

The second bedroom features a queen-sized bed, nightstands, clothing storage, and sliding glass doors for access to the deck. 

Bathroom 2 

The second bathroom features a single vanity sink and a shower/tub combo. 

Bedroom 3

The third bedroom features two three tier bunk beds, a dresser, and sliding glass doors that open up to the balcony.

Outside

Outside on the deck you will find a gas grill, a gas fire table, a high top table with seating for four, and a bench style table for dining! Down on your private dock situated in a deep water cove, there is room to tie up to the dock. There are two kayaks, a paddle board, and swim steps. 

Neighborhood Description

This home is located on the 8 mile marker in Sunrise Beach. It is a 20 minute drive to the popular Bagnell Dam Strip and 25 minutes to Osage Beach! It is situated in a peaceful cove which is perfect for all of your lake activities. Located just minutes from some of the popular lake bars like Franky & Louie’s and Captain Rons! 

**Fireplace is not for guest use. 

To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check.

Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that you will be asked to sign a rental usage agreement that governs the terms of the stay. You will also be required to pay a refundable damage deposit of $500 before check-in. By completing the reservation you agree to the following:

•        You agree to be bound by our rental terms and conditions.
•        You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
•        You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
•        You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
•       You understand that your check-in instructions might be withheld until you have added a payment method in your guest portal for the damage deposit.

Experience a serene getaway in a spacious and comfortable home, perfectly situated on a peaceful cove, where families can enjoy swimming, kayaking, and beautiful lakeside views. With attentive hospitality and ample room for gatherings, guests delight in creating lasting memories while soaking up the tranquil surroundings.

We had such a great week! It was a beautiful place and location! We throughly enjoyed our stay. 10/10 recommend this place!!!

Great place 5o stay had pretty much everything you needed for a get away if you forgot to bring your own! Nice quiet cove and a really nice updated home with tons of room.

Beautiful lake house with a private dock. We loved using the paddle boat and the feeling of being right at home. Plenty of space for our family to relax comfortably.

The house is very pretty and quiet. The beds are comfortable, and the house is equipped with the necessities. Overall, it was good, but I feel like I missed the person-to-person touch with it being a company. 

There were 2 kayaks, but the paddles were broken so it was difficult to make use of it and that was one of the things we were exited for. 

We like to stay out on the dock and night and the lights were not working.

It stated there was a gas fire table. We were unable to find it and sent a message about it and never received a response.

It is a really nice house, the lake is clean and shallow, conveniently located. I just wish some of the items above would have been resolved while we were there to make the best of our time.

What a gem of a place on a quiet cove in the Ozarks! We enjoyed our stay very much and found everything to be as expected and then some! Thank you!

SHORT TERM RENTAL AGREEMENT

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and
&nbsp;
Host: SHORES Vacation Rentals
&nbsp;
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
&nbsp;

Hereinafter known as the “Premises.”
&nbsp;
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
&nbsp;
QUIET HOURS. Quiet hours begin at 11:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If complaints arise, this Agreement will be subject to termination by the Host.&nbsp;
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.
&nbsp;
If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

LATE CHECKOUT FEE. Unless permission is specifically granted by The Host, Guests who fail to check out by the Checkout Time will be charged at a rate of $100 for the first hour and $100 for every hour after. 
&nbsp;
UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.
&nbsp;
SECURITY DEPOSIT. The Guest shall be obligated to pay the following security deposit as follows:
&nbsp;
Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest understands that if they booked via Airbnb, a payment method must be added to the Guest Portal before check in. The security deposit will held via pre-authorization hold on the card. The Security Deposit shall be returned to the Guest within the State's requirements (14 business days) after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
&nbsp;
PETS. (UNLESS OTHERWISE STATED) The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited unless otherwise specified by Host.&nbsp;
&nbsp;
SMOKING POLICY. Smoking inside the home is prohibited. Smoking inside will result in a $500 charge.
&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.
&nbsp;
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
&nbsp;
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Trash left in home will result in extra fees.&nbsp;
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
IMDEMNIFICATION AND ASSUMPTION OF RISK : The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Hosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. &nbsp;

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

RENTAL RULES. Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors tot he Rental Property shall:
1. Maintain the Rental Unit at all times in good and tidy condition.
2. Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner. 
3. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the rental unit is located. 
4. Not bring pets or other animals into the Rental Unit without the express advanced consent of the Host. 
5. Not move or rearrange any furniture or appliances inside of the Rental. 
6. Comply with all Applicable Laws. 
7. Leave the Rental in the same condition of cleanliness in which they found it. 
8. If the rental grants access to a pool, ther is no running, swimming, smoking, or glass allowed in the pool area. 
9. If the rental grants access to a hot tub, any extra cleaning or draining of hot tub due to negligent misuse will be at the expense of the guest.
