I (Grace) grew up in New Brunswick, Canada, and spent my career as an Internal Medicine Physician before retiring and following a new passion—helping travelers create unforgettable memories. My husband, Brian, proudly served in the Navy, and together we built a life that combines service, hospitality, and a love for the water.

Experience the epitome of relaxation at Villa Hibiscus, a Tommy Bahama-themed oasis nestled along the water's edge in beautiful Punta Gorda. The villa is an ode to luxury, designed around a captivating, heated saltwater pool that promises memorable sunsets. Culinary enthusiasts can relish the experience of cooking at home in a fully equipped modern kitchen. Immerse yourself in comfort with top-tier linens, furnishings, and décor that define the essence of Punta Gorda.   

A first-floor master bedroom suite with direct access to the pool is an additional luxury. The upstairs queen-sized bed guest room and a room with 2 twins (at your request, we can place an insert between the beds and convert it to a California King king-size bed) share a full-sized bathroom. All bedrooms have a chaise lounge chair that can be converted to a twin bed. In addition, the large chaise sofa in the living room can accommodate another guest. The house comfortably sleeps 10 adults. Kindly seek prior permission before hosting additional visitors.    

The guests of Villa Hibiscus have access to the entire property and beautiful landscaping with palm and hibiscus trees. All amenities are provided free of charge. Revel in the spa-like atmosphere with a private dock, boat lift, and pool. (Please note the boat lift is not available at this time.) Enjoy the screened-in lanai with a convenient propane grill, perfect for outdoor gatherings. For those seeking adventure, we provide 2 kayaks, 3 beach bikes, as well as an array of beach gear, or there is easy access to a nearby marina for boat rentals.  

Set sail to the Peace River within a mere 10 minutes by boat or take a 15-minute stroll along the walking trail to Fishermen's Village for various dining and shopping options. Villa Hibiscus is easily accessible by car and conveniently situated near airports, essential amenities, and a charming local beach – all contributing to a seamless vacation experience.  

As a thoughtful gesture, a chilled bottle of sparkling wine awaits in the refrigerator for your enjoyment. Please let us know in advance if you wish otherwise.

Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. You will also be given the choice between a security deposit or a non-refundable damage waiver ($35). THE PARTIES: This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:&nbsp;
GUEST: {{guest_name}} (“Guest”), and HOST: {{host_name}} (“Host”).&nbsp;
THE PREMISES: The Host agrees to book the described property below to the Guest, and the Guest agrees to the terms of The Short-Term Rental Agreement and Guest Manual. Hereinafter known as the “Premises”. This document shall not be construed as a lease at any time. The terms below refer to a Short-Term rental Agreement.&nbsp;
TERMS OF AGREEMENT: The Guest shall be allowed to occupy the Premises starting {{checkin_date}} not before {{checkin_time}} and ending {{checkout_date}} not later than {{checkout_time}}.&nbsp;
AMENITIES: The amenities including pool, kayaks, fishing rods, dock, boat lifts, and bicycles are enjoyed at your own risk.&nbsp;
QUIET HOURS: You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Quiet hours begin at 9:00 PM each night and continue until 9:00 AM. Quiet hours consist of keeping all audio at a minimum level out of respect for the surrounding residents. The decibel noise is not to exceed 50 DB. Guests must comply with the City Ordinance rules outlined in the link for each respective Villa Guest Manual. &nbsp;
OCCUPANTS: The total number of individuals staying on the Premises during the Short-term rental agreement shall be a total of {{number_of_guests}} guests. At no time shall more than {{number_of_guests}} people be present without permission. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.&nbsp;
BOOKING FEES: The Guest shall pay the Host the amount as detailed per the booking process.&nbsp;
UTILITIES: The Host shall be responsible for all utilities and services to the Premises.
CHECK-IN, CHECK-OUT, and HOUSE RULES are to be followed. Violation of House Rules may result in additional fees, penalties and early termination of booking stay. &nbsp;
GUEST MANUAL: The Guest has read and will comply with the terms of the Guest Manual.&nbsp;

MARKETING: The Guest agrees to receive email and marketing communication from the Host, unless other specified.&nbsp;
SUBLETTING: The guest does not have the right to sublet the Premises. This is not a lease. This document represents the terms of a Short-Term Rental Agreement.&nbsp;
INSPECTION: The Host or Manager has the right to inspect the Premises with prior notice as in accordance with state law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with state law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the Check-Out time and date of this agreement.&nbsp;
SURVEILLANCE: Actively recording surveillance equipment is present outdoors only and the details of such are outlined in the Guest Manual. In addition, a noise detection device called Noiseaware TM is present inside and outside and measures decibels of noise but does not record voices. Guest agrees to such in advance.&nbsp;
MAINTENANCE AND REPAIRS: If you come across any maintenance issues during your stay, please promptly contact Grace. Do not attempt to repair anything in the home yourself. We routinely inspect the property for safety and maintenance concerns. &nbsp;
HOST’S LIABILITY: The Guest and any of their guests now indemnify and hold harmless the Host against any claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase insurance for their guests if such coverage is desired.&nbsp;
ATTORNEY’S FEES: The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that the Host shall incur by enforcing this agreement.&nbsp;
USE OF PREMISES: The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.&nbsp;
ILLEGAL ACTIVITY: The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.&nbsp;
POSSESSIONS: Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the state’s required period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.&nbsp;
GOVERNING LAW: This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location.&nbsp;
