Enjoy a piece of history in this beautiful, surprisingly roomy, A-Frame cabin built in 1978 and lovingly cared for, this family cabin is a perfect representation of the mountain’s past and present. 

Just a two minute walk to Sundance Resort where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, hiking, ziplining, and flyfishing.

Warm wood paneling, upstairs and main level living rooms, 1 bathroom upstairs, 1 bathroom main level, a large yard, galley kitchen, and the stream running through it, this place is welcoming for family gatherings, “friends-givings,” and provides a familiar and comforting stay.

We LOVED our quick weekend trip to the cabin and are already planning return trips with friends. The host was extremely responsive, the cabin was clean, and everything felt so cozy. 

The only downside was that we wished we could have booked an even longer stay!

We loved our stay! Worth it in every way.

Beautiful location. Stream outside the house was fun!

This cabin was great for getting our 10 person extended family together for a few days. The cabin exudes authentic 1970’s charm and was well equipped for everyone from the three-month-old baby up through us late-middle-aged people. We loved the stream, the close hiking trails, and the dining table that was more than big enough for all of us both for meals and for playing dungeons and dragons. I would stay here again. PS- the kitchen is very well equipped. Everything is a few decades old, but works beautifully.

MCU RENTAL AGREEMENT 

AGE REQUIREMENT: 

Guest must be at least twenty-five (25) years of age. The guest who makes the reservation is responsible for all other guests and visitors of the rental property during the reservation. 

PAYMENT: 

50% of the total reservation amount is due at time of booking. The remaining balance is due 30 days prior to arrival. Should final payment not be made 30 days prior to arrival, the reservation may be cancelled, and any payment made becomes non-refundable. 

LIMITED OCCUPANCY: 

Maximum occupancy is limited to the number of individuals listed on the reservation. If the host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund. 

TERM OF RENTAL AGREEMENT: 

The Rental Agreement begins at 4:00 p.m. on Check-in Date and ends at 11:00 a.m. on Check-out Date. Early check-ins or late check-outs are subject to approval and additional charge. 

CANCELLATION POLICY: 

Guests who cancel at least 15 days before check-in will get back 100% of the amount they've paid minus 5% credit card processing fees. Should a reservation be rescheduled at the request of the guest or recommendation of the Host, and then cancelled, the payment made would not be refundable. 

NO SMOKING or VAPING: 

No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected. Do not leave cigarette butts anywhere on the property. Dispose of like all trash.

PARKING: 

Parking is restricted to the properties designated spaces. Do not park in neighboring properties or in the road. 

REFUNDS: 

Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of all events out of the control of Owners, including but not limited to, Acts of God, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of the Owners. 

ROADS AND WINTER CONDITIONS: 

Guest acknowledges that mountain roads are curvy and steep and that winter conditions exist between November and April. Vehicles equipped with 4WD or AWD, or chains are required. No refunds will be given due to road conditions. 

HOST RIGHTS: 

Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by the Guest shall be forfeited as liquidated damages. 

INDEMNITY CLAUSE: 

Guest hereby agrees to indemnify and hold Host harmless from all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of hot tub on the Property and will hold Host harmless with respect therein. 

REPAIRS AND MAINTENANCE: 

This property is reserved with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working property but cannot guarantee that all equipment will always be in good operating order and no rate adjustments or refund will be made for equipment or appliance failures. 

USE OF RENTAL PROPERTY: 

Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property. 

SENSITIVE MOUNTAIN SEPTIC: 

The following items are NOT to be flushed down the toilets: baby wipes, facial wipes, diapers, tampons or any feminine products, condoms, wrappers, Q-Tips, excessive toilet paper.Should a toilet overflow and the plumber determines the cause was by any of the above items, guest will be charged the entire service call plus time and effort by owners. Use the trash cans located beside the toilets. 

FURNACE:

DO NOT EVER TURN OFF HOUSE FURNACE, even if you do not like the sound. In the cold season pipes will freeze and you may be responsible for major and costly repairs.

HOT TUB: 

The hot tub is designed for 4 – 5 people maximum. Use good judgement. If you overflow the hot tub, you may be charged for refilling. 

CARE OF PREMISES/DAMAGES: 

Unless property is designated as pet friendly and fees are paid, pets are not allowed. Smoking is not allowed at any property. Violation of these or any the House Rules constitutes grounds for automatic eviction plus forfeit of all payments and all booking/reservation costs if violated. Guest agrees to pay Host for any damages to the property, grounds,furnishings, household items, and hot tubs caused by Guest during its occupancy. This will include payment of any additional cleaning charges incurred due to Guest occupancy. 

 

BEFORE DEPARTING THE PROPERTY: 

1. Furniture - if you moved it, please put it back. DO NOT move large and heavy items that could damage the floor or rugs such as: piano, couches, beds, dressers, etc. 

2. Remote controls - make sure all remote controls are left visible in each room.

3. Netflix and Streaming Services - if you signed into your home accounts, remember to sign out. 

4. Dishes, pots, pans, etc. - wash and put away. If the Property has a dishwasher, please load, and start the wash cycle. If dirty dishes are left you may be charged for extra cleaning time. 

5. Beds - if you slept in the bed, just leave it unmade. DO NOT strip beds.

6. Towels - leave used towels in the bathtub, shower, or on the floor. 

7. Lights, fans, and appliances should be turned off. 

8. Garbage can be bagged and placed in the outside cans with lids or left inside the property. 

9. Fireplaces – if you have a fire going, please just leave it to die out and make sure safety screens are closed or in place. 

10. Thermostats - During cold season, set thermostat at 55 degrees upon departure 

 

&nbsp;RESTRICTIONS: The following activities are not permitted within the boundaries of the residential community or resort: 

1. ATVs or snowmobiles* 

2. Excessive noise that disrupts, disturbs, annoys, or offends neighbors 

3. Sound curfew is 8:00 pm 

4. Large recreational vehicles or large trailers without prior approval and plan - the roads are too narrow* 

*Eagle Point Properties are excluded from these restrictions&nbsp;

FINES OF UP TO $1,500.00 MAY BE ASSESSED FOR PROHIBITED ACTIVITIES 

 

PET FEES AND POLICIES 

No cats or other pets allowed. We reserve the right to restrict certain breeds of dogs. Dogs must be house trained, vaccinations up to date and tagged with owner’s phone number for quick return should they escape. Dogs are not permitted on furniture or bedding. Do not bathe dogs in property facilities nor allow them to get into hot tubs. Do not wash pet bedding in the washer and dryers. Do not leave dog(s) unattended at the property.&nbsp;

Guest agrees to keep dog(s) from being noisy or aggressive and adhering to leash laws for their safety and safety of others. A non-refundable, per visit, pet fee of $100 for one dog and $150 for two dogs is required. Anadditional $100 fee will be charged if dog hairs are found on bedding or furniture. Any damage done or additional cleaning needed will be assessed andcharged to you. Non-disclosure of pet and non-payment of pet fee will result in a $200 fine. Pets at “no pet” properties will incur additional cleaning fees as these homes are designated for those who have pet allergies and extensive cleaning has to be done to return property to an allergy free environment. Including, but not limited to professional cleaning costs for bedding, pillows, and all furniture.
