This spacious 4-bedroom, 4-bathroom vacation rental boasts an open-concept living area perfect for family gatherings, a sparkling in-ground pool for cooling off on hot summer days, and a private fishing pier where you can try your luck catching your dinner.

~	Private Pool: This home features a private in-ground pool that is 6ft deep with a spacious lounge area and overlooks Galveston Bay. 

~	WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps. 

~	Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.  

~	Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking.

~	Parking: There is room for up to 5 cars in the driveway. 

Step inside the main floor and be greeted by an abundance of natural light that floods the open-concept living room, dining area, and kitchen. The living room is comfortably furnished with plenty of seating and a flat-screen TV for movie nights. The well-equipped kitchen features a large island with barstools, perfect for casual meals or enjoying a morning cup of coffee.  This level also offers three bedrooms to comfortably sleep your group. One bedroom features a king-size bed and a twin bed, another has two queen-size beds, and the third offers a king-size bed with a full-size bunk bed set and a twin-size bunk bed set.

Head downstairs to the additional living space, complete with its own kitchenette and an arcade game to keep everyone entertained. This lower level also boasts two comfortable sofas that can be converted into full-size beds, providing additional sleeping arrangements for larger groups.

But the true star of the show is undoubtedly the backyard. Take a dip in the refreshing in-ground pool, soak up the sun on the spacious patio, or fire up the grill and enjoy a delicious BBQ dinner under the vast Texas sky.  As the day winds down, relax by the fire pit at the water's edge and take in the breathtaking views of Galveston Bay.  And for the fishing enthusiasts in your group, there's even a private fishing pier right off the backyard, perfect for casting a line and trying your luck.

This beautiful waterfront home offers a relaxing getaway with stunning bay views, a spacious pool, and a private fishing dock, making it perfect for family gatherings or a tranquil retreat. While many guests cherish their memorable experiences and appreciate the welcoming atmosphere, attention to certain maintenance concerns, particularly regarding pest management, will enhance the overall stay.

Amazing place to stay, awesome experience. Overall we had a great time. Recommend to book for two days, we only booked for a day and wish we could have booked for an extra day to fully enjoy this place.

Very comfortable house and in a perfect spot to relax and enjoy the bay. The pool is a perfect added bonus. 

You can tell from the bottom floor to the top that they go out of their way to make your stay easy and enjoyable.

Very nice house, clean and look exactly like pictures, we had really great time and can’t wait to come back.

THE PARTIES. This Short-Term Rental Agreement made on {{reservation_date}} between the following:

Host: <ins>{{host_name}}</ins>.
BeachBox Vacation Rentals LLC and the undersigned guest {{guest_name}} for the rental of a vacation property <ins>{{listing_name}}</ins> for the agreed rental period.
By completing this reservation, Guest agrees to abide by the terms and conditions outlined below.

1. Reservation and Payment
<ul>
<li>Reservations are confirmed only upon full payment.</li>
<li>The total number of individuals staying or visiting the Property during the Lease Term must be approved prior to arrival and shall never go above a total of <ins>{{number_of_guests}}</ins> guests. If more than the authorized number of guests listed above are found on the Property, this Agreement will be subject to termination by the Host.</li>
<li>All rates are subject to applicable taxes and fees.</li>
<li>Cancelled reservations may be subject to a <ins>3% credit card processing fee</ins>, regardless of the timing of cancellation.</li>
<li>Cancellation policies vary by property or listing platform and will be honored as stated at the time of booking.</li>
</ul>

2. Check-In / Check-Out

3. Guest Requirements &amp; Occupancy

<li>The reservation holder must be 24 years or older and must be present during the entire stay.</li>
<li>One-night stays must be approved by our team.</li>
<li>The number of guests and vehicles must not exceed the amount disclosed at the time of booking.</li>
<li>SUBLETTING. No third-party bookings are allowed. The guest does not have the right to sublet the Premises.</li>
<li>Long Term Stays: Any reservations over 30 days require pest treatment and a touch up clean scheduled during the lease term.</li>
</ul>

4. House Rules
By staying at the Property, you agree to follow these community and property-specific rules:
<ul>
<li>No parties, events, or large gatherings.</li>
<li>Quiet hours: <ins>10:00 PM to 8:00 AM.</ins></li>
<li>No smoking inside the home.</li>
<li>Parking is only permitted in designated areas. No parking on lawns, yards, grass lots, or neighboring driveways.</li>
<li>Oversized vehicles, trailers, or RVs are not permitted unless explicitly approved in advance.</li>
<li>Do not set the air conditioner below 70°F. Doing so may cause the unit to freeze and become non-functional.</li>
<li>Pool maintenance (if applicable) may occur during your stay and cannot be rescheduled. Pool staff will access the yard only.</li>
<li>The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.</li>
<li>An $850 fine will apply for any eviction related to breaking house rules, including excessive noise, unapproved guests, or vehicle violations.</li>
</ul>

5. Pets (If Allowed)
<ul>
<li>All pets must be pre-approved by our team prior to arrival.</li>
<li>Pets must be kept off all furniture.</li>
<li>Guests must clean up after pets in the yard.</li>
<li>Pets may not be left alone inside the home unless kenneled.</li>
<li>Pets must be on a leash at all times when in the neighborhood</li>
<li>Guest is required to pay any pet fees associated with the property.</li>
</ul>

6. Damage, Liability &amp; Reporting
<ul>
<li>Guests are responsible for any damage to the property during their stay, including but not limited to furniture, appliances, landscaping, and fixtures.</li>
<li>Guests must report any pre-existing damage within 2 hours of check-in to avoid liability.</li>
<li>Damage that occurs during the stay must be reported promptly. Resulting repair/replacement costs may be charged to the payment method on file.</li>
</ul>

7. Local Rules &amp; Compliance
<ul>
<li>Guest agrees to abide by any posted HOA, neighborhood, or municipal rules, including parking restrictions, trash placement, and beach access, and all neighborhood amenities if applicable.</li>
<li>Guests must respect neighbors and the surrounding community at all times.</li>
</ul>

8. Liability Waiver
BeachBox Vacation Rentals LLC is not responsible for any accidents, injuries, illness, or loss of personal belongings or valuables that occur on the premises. By booking the property, the Guest acknowledges that they are voluntarily using the property and any amenities at their own risk.
We are also not responsible for:
<ul>
<li>Acts of nature (e.g., storms, power outages, road closures)</li>
<li>Neighborhood construction</li>
<li>Utility outages</li>
<li>Service delays due to third-party vendors or municipalities</li>
</ul>
<ins>No refunds or compensation will be provided for these events unless required by law.</ins>

9. Right to Terminate Stay
BeachBox Vacation Rentals LLC reserves the right to remove any guest or party in violation of this agreement, with no refund, and to charge additional fines as necessary.

10. Early Departure Policy
If guests choose to leave the property before their scheduled checkout date or decide not to stay after check-in, no refunds will be issued for any unused nights. We understand that unexpected situations can arise, but refunds cannot be offered for reasons such as personal preference, cleanliness concerns, or property features not meeting guest expectations.
In the rare event of a verified issue that renders the property uninhabitable (e.g., major plumbing failure or safety hazard), please contact us immediately. Management will make every effort to relocate the guest or provide an appropriate resolution.

11. Substitutions
If the property becomes unavailable for any reason (act of nature, broken amenities, etc. BeachBox Vacation Rentals LLCs reserves the right to substitute a comparable property.

12. Trip Insurance and Hurricanes
BeachBox Vacation Rentals LLC recommends purchasing trip insurance through our partner Red Sky Travel Insurance. In the event of a trip interruption or cancellation, like hurricanes and other weather-related events, Red Sky will refund 100% of your non-refundable costs.
