A beautifully furnished 4-bedroom, 3.5-bathroom home, this canal front property is in the heart of the Historic Anna Maria City.

It sits right on an expansive waterway leading into Tampa Bay and has been lavishly decorated with all the creature comforts and more.  Stunning water views from living room, dining room, kitchen and master bedroom.  Full kitchen is equipped with all your needed items.  Granite countertops, stainless steel appliances.  Outdoor seating on decks off master bedroom upstairs and the living room which includes a 50 in flat screen TV.  Lounge by the heated pool by the water or sit and unwind in the hot tub!  Covered outdoor eating area on the ground level by the pool and gas grill.

We offer four beach chairs and one umbrella for your visit!

Fees and Payments
A $500 deposit is required to secure your reservation.
A reservation fee, property protection fee and a cleaning fee applies to all reservations.  
12% tax is applicable to all reservations.
Rental balances are due 60 days prior to arrival.  Balance for final payments may be made in the form of personal check, certified check, wire transfer, or money order.  Payments can be made by credit card for an additional 3.5% surcharge.  
We accept Visa, MasterCard, JCB, Diners Club and Discover.

All balances are due 60 days prior to check-in. Reservations made within 60 days of arrival will be paid in full at time of booking.  
Balance for final payment is non-refundable. 
Check in, Check out, and Keys
Check in time is 4 pm.  Check out time is 10 am.  
Unless prior permission is granted, early arrivals/late departures are NOT permitted.
Please follow checkout procedures, excess cleaning will incur an additional charge.
All lockouts outside of normal business hours are a charge of $35.
48 hours prior to your arrival date you will be emailed instructions about gaining access to your rental property. 
CSA Travel Protection
Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions.

Cancellations
In the event of a cancellation, a written notice is required 60 days prior to arrival. A cancellation fee of $150 will be deducted from your deposit.  Rental balances are non refundable.  Please note: Deposits are non-refundable for all reservations of 3 weeks or more.
Unfortunately, we cannot issue refunds due to weather, hurricanes, red tide, or any other acts of nature unless a mandatory evacuation of the Anna Maria Island is required. If a mandatory evacuation is required we will be happy to rebook or refund those days.
House Parties, Family Reunions and Gatherings
House parties, family reunions, weddings and other large gatherings are prohibited, unless arrangements have been made with our office.  Please note the maximum occupancy on the property.  Overcrowding will result in immediate eviction without a refund.  
Minimum Age Requirement
You must be 25 years of age to rent a home with our company. 
Trash Pick-Up Policy
Each city on Anna Maria Island has a set trash schedule.  There is trash collection twice a week.  It is very important that trash is set out on both collection days.  Please refer to your check in letter as to when the trash will be collected.  
Fines & Penalties
Gulf Bay Vacations does not allow RV's, motor homes or caravan of any size at any of our rental properties without prior consent.  If found, your party will be fined and removed from the property.  Guests will be responsible for any and all fines, penalties, or citations assessed, either at the time of incident or after departure, to them individually, to the property, or to Gulf Bay Vacations, LLC during their dates of occupancy including but not limited to noise, parking and trash violations.  
Smoking
ALL units are NONSMOKING!!! 
Any signs of smoking indoors will forfeit security deposit, and may incur additional charges.  
PET POLICY
Dogs are allowed under certain conditions and ALL animals, including service animals, must be disclosed and approved prior to arrival.
A minimum of $200 is required on all pet friendly properties depending on number of size/number of pets.
NO Animal is allowed in the Pool or Spa at any home!
NO Animal is allowed on any of the Furniture, including beds!
You also must pick up bodily waste after your pet at all times (both on rental premises and on public  property).
If a pet causes any damage to anything in the house (i.e., furniture, walls, doors), that item will be replaced and the guest responsible will be charged in full for that item without exception. In the event that the renter brings a pet without obtaining authorization, a 25% surcharge on the total cost of the reservation will be charged and Gulf Bay Vacations also reserves the right to terminate the rental agreement immediately without refund. Please understand that not all homes allow pets; some of our properties do not allow pets under any circumstances.  Claiming a pet as a service animal, when it is not, is a criminal offense.
If you require an exception to this pet policy for your service animal, please provide Gulf Bay Vacations with your specific request and details, and we will provide you with reasonable accommodations for your stay. 
NO Dangerous Breeds, aggressive, or intimidating animals are allowed. Owner(s) of the animals are responsible for any damage, property damage, medical expenses, and/or excess cleaning that occurs due to the pet. We can require that any animal not in compliance with this be removed from the home without refund. In addition to this, any animal that urinates or defecates in the home, or is not well trained and is wild, and/or out of control, may also be required to leave the premises without refund.  
NON-PET FRIENDLY RENTALS:  Non-pet friendly properties indicate that the Owner does not allow animals in their home. Many times, this is due to severe allergies, asthma, or other medical conditions that could be affected by their presence, even after the fact.  For those guests with service animals, we ask that you please assist us in this manner and choose one of the many pet friendly rentals within our inventory so that we can comply with the Owner’s request.

All of our properties include the basic amenities: A/C, cable TV, linens, full kitchen. 
Other amenities vary by property, please ask if you have specific requirements.
Some amenities will change periodically, we cannot be held liable for changes made to properties or mistakes on the website.
Discounts are not available due to inoperable equipment. we do our best to repair any issues immediately.
Liability
Guest agrees to hold Landlord and Gulf Bay Vacations, LLC harmless from all liabilities and costs of defense, including attorney’s fees arising out of tenants use of the leased property, and all claims, damages, and liability incurred to invitees, family, or friends of the Guest. 
Heated Pools
All of our pools are set to approximately 83 degrees and are included in the rental fee, unless otherwise noted.  We will make every effort to ensure that your pool stays in the set range, however, we cannot be held responsible for extreme weather or inoperable equipment.     
Homes For Sale
Due to the real estate market, some of our rental properties are for sale, and may require showing with a 24 hour notice.  We will make every effort to limit interruptions during your stay. 
Lost and Found 
We will make every effort to locate and return any items left behind, however we are not responsible for these items so please check the home thoroughly prior to your departure.
Property Protection Fee:
As part of our policy each reservation will be charged $65 for property protection coverage.  This will cover you for up to $1,000.00 of accidental damages while you are staying in a vacation rental with Gulf Bay Vacations.  Any damage above the stated amount will be charged to your credit card on file.
