Mission Vineyard is one of ten properties in the Country Brook Estates, a 100-acre gated private community adjacent to Route 46, three miles west of the City of Paso Robles. Mission Vineyard is ten acres, 8 acres planted in 2022 with Rhone varietal grapes. This location provides quick, easy access to downtown Paso Robles, Route 101, Route 46 West, Paso Airport, PR Event Center, Vina Robles Amphitheatre and over 250+ wineries in the Paso Robles AVA.

Mission Vineyard Villa is a recently built Architectural designed Villa of 3500 sq ft, with 22-foot wood-beamed ceilings in the great room and four bedrooms with 3.5 bathrooms. SLEEPING ACCOMMODATIONS
Mission Vineyard Villa has four bedrooms on the ground level, each with private bathroom access.The primary bedroom has a King-size bed, a huge walk-in closet, vaulted ceilings, and a ceiling fan. The bathroom has spa-like amenities: dual vanities with granite counters and travertine floors, an enormous jetted jacuzzi tub with vineyard views, a private water closet, and a huge open shower. The second primary bedroom is on the opposite side of the house and features a King-sized bed, a walk-in closet, and a ceiling fan. The bathroom has a single vanity with granite counters and a tub/shower combination.

The two remaining bedrooms have Queen-sized beds and share a bathroom. The bathroom has separate entrances into dual vanities with granite counters, a make-up area, and a separate enclosed tub/shower combination. Adjacent to these two bedrooms is the guest bathroom with a beautiful hand-blown glass vessel sink and granite countertop.

All bathrooms have hair dryers and personal amenities, and bedrooms have quality luxe linens and luggage racks. All bedrooms have separate outdoor accesses.

LIVING & ENTERTAINING (Interior)
The great room is the heart of the home and the entertainment center. The great room has vaulted, wood-beam 22-foot ceilings. The great room windows have views of vineyards and rolling hills.
A gourmet kitchen at one end of the great room has a huge granite island, a hammered copper farm sink, and a raised bar made from crushed wine bottles from Tablas Creek with seating for 4.  
The kitchen has a 4-burner stove with a central grill and three built-in ovens: a convection 
combination, a steam oven, and a warming oven. In addition, there is a toaster oven and microwave. 
Additional high-end appliances include a Miele dishwasher, Thermador stainless steel French door refrigerator and freezer, and a generous floor-to-ceiling pantry.
The kitchen is stocked with additional appliances, including an enormous Instant Pot, which can also be used as sous vide water bath, Cuisinart food processor, blender, hand mixer, rice cooker, vacuum sealer, and Dutch oven.
In the center of the great room is a dining area with a solid wood trestle table with seating for 10. The opposite end of the great room contains the centerpiece floor-to-ceiling Eco-friendly wood-burning fireplace containing a catalytic converter. In front of the fireplace is an oversized, comfy sectional accommodating seating for 6; there are two additional comfortable chairs. 
There is direct access to the outside patio for dining al fresco.
The lower level features a family/game room with a large, oversized leather sectional, 
a 65-inch Apple Smart TV, a Peloton bike, exercise mats, and rollers. There are plenty of 
games to keep everyone busy for hours.

If you need to work while trying to vacation or, perhaps, you’re doing a workcation, there is a
dedicated workstation with high-speed internet and an Epson printer and Fujitsu scanner, which are
both wireless.

LIVING & ENTERTAINING (Exterior)
French doors in the middle of the great room lead to covered large front and back patio areas.
The backyard features a Bocce Court and a grassy area perfect for a competitive game of croquet,
volleyball, cornhole, or other outdoor games. The backyard patio is covered and protected from the 
sun and wind. There is a natural walnut dining table for eight and ample seating around a firepit for lively conversation. A large propane BBQ is ready for grilling up steaks from your favorite butcher.
The west side French doors lead to the front patio with comfortable seating to sit and sip your
favorite beverages while enjoying the vineyard and beautiful central coast sunsets.
A generously sized 3-car garage boosts an EV LEVEL 2-charger. There is even enough room on the beautiful garage epoxy floor for a ping pong table so you can get your game on!
On the south end of the house is an orchard featuring apple, peach, pear, nectarine, and fig 
trees.

GUEST AMENITIES
We provide personal amenities, including soap, shampoo, conditioner and body lotion, paper
products, and kitchen necessities such as dishwashing detergent, dishwasher soap, and trash bags.
There is a coffee station with a standard coffee maker, a Nespresso machine, and a milk frother.
The kitchen is stocked with essential staples: coffee, tea, sugar, flour, olive oil, vinegar, salt,
pepper, and a large spice drawer. There are all the necessary gadgets and kitchenware to create
delicious home-cooked meals. 
The laundry room is fully stocked for all your laundry needs and features a new LG washer and dryer.
The home also features a Sonos sound system to enjoy your music easily in the house or outside 
entertainment areas.
The Villa has a sophisticated water softening and purification system with UV sterilization and reverse 
osmosis to remove contaminants such as pesticides, chlorine, and microorganisms for safe drinking water. 
There is also a booster pump to maintain water pressure even if multiple showers are being run.
We are a green, eco-friendly home. We are 100% + solar, providing energy back to the grid. The wood-burning fireplace has a catalytic converter for pollution control. There is a Level 2 charger for your EV.

THE IMMEDIATE AREA
You are in Paso Robles Central! This home is just five minutes from the town square, where there
are dozens of wine-tasting rooms, restaurants, shopping, and a farmers market every Saturday
morning.

The Downtown City Park offers free summer concerts from June through August every Thursday
night. Pack a picnic basket, a bottle of wine, and your beach chairs and enjoy local musicians
belting out everything from Jazz to Rock and Blues.

Visit the new Paso Market Walk just north of downtown, where you can find plant-based, dairy-free
cheeses at the Vreamery, Japanese soul food at Momotaro Ramen, burgers, baked goods, gelato, and 
soon Neapolitan pizzas. There are also wine and beer bars.

Tin City is just 2.5 miles east and boasts 21 tasting rooms, a Barrel House brewery, and several
restaurants, including the Michelin Star Six Test Kitchen, Negranti Creamery, and a specialty pasta
shop, all within walking distance. Just north of Tin City is Firestone Walker brewing company,
featuring 805 beer and a great casual eatery.
As you travel west on Hwy 46, you will encounter wineries in the Templeton Gap, Willow Creek and
York Mountain AVAs, to the north, is Adelaide District AVA. Plan your tastings ahead of time, as
reservations are frequently needed. 
Enjoy lunch at the many locations among the wineries, including Niner Estate, Barton Family Estate, Opolo, etc.

PROVISIONS
An Albertsons is on Niblick, a few miles north of Mission Vineyard. Trader Joe’s is just
down the road on Vineyard Drive in Templeton. While at Trader Joe’s, you can pick up
some freshly caught fish at Pier 46 Fish Market or head over to the  butcher at J & R Meats, for some grass-fed local meats and game.

In downtown Paso Robles you can find a few quality cheese shops, including Vivant Fine Cheese
and Di Raimondos Italian Market and Cheese Shop. The Pasolivo Olive Oil tasting room offers quality 
flavored olive oils. Try Boyd’s Tobacco on Spring St and Third Base Market if you want cigars. Third
Base Market & Spirits has an enormous collection of spirits, including fine bourbons up to $4000/bottle.

RESTAURANTS
Paso Robles may be California’s next culinary capital! There are currently three Michelin Stars in
Paso Robles. Six Test Kitchen in Tin City and The Restaurant at Justin Winery each have one star. 
The Restaurant at Justin Winery has an additional Sustainability Star for its environmental
achievements.  There are three “must tries” recommended by Michelin, including Les Petite
Canailles, The Hatch Rotisserie, and In Bloom.

In Downtown and just beyond, there are a variety of cuisines, from Italian, French, Irish, Asian, and
Mexican. Enjoy breakfast at Brunch in Downtown, organic farm-to-table fare at Thomas Hill Organics,  
sliders at Taste! Craft Eatery, sheep’s milk ice cream at Negranti Creamery’s 2nd location, to name a few. il Cortile has the best Osso Buco, and Jeffry’s Wine Country BBQ features comfort food. These are just a few of the many options in Paso Robles.

In Templeton, just south of Mission Vineyard Villa, is Griff’s pizza and pasta, Kitchenette, a great breakfast/lunch diner, and the famous McPhee’s Grill. Stop by 15 degrees c, on Main St featuring an eclectic range of wines from around the world. On the other side of Hwy 101 is Pier 46 near Trader Joe’s, which has the freshest seafood in town. Make sure to try their lunch fare with a glass of wine.

Vacation Rental Agreement
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE – All rental monies are due according to the payment schedule terms
disclosed through the portal in which the home was booked. (ie. AirBnB, VRBO, DIGS Vacation
Rentals, etc.)
2) CANCELLATION 30 DAYS or LESS before your check –in date, Renters will forfeit the total
rental. The total rental includes all charges on the paid-in-full invoice. Renters may mitigate this
loss by purchasing Travel Insurance or Cancel for Any Reason insurance offer by from third
party providers. CANCELATION 31-59 days before check-in, Renters will receive a 50% REFUND
in the amount paid less any travel insurance fee, booking fees or CC fees of 3.5%. CANCELATION
60 days before check-in, Renters will receive a 100% refund including all fees. EARLY
DEPARTURE – There are no refunds for early departures.
3) STORMS, EARTHQUAKES, PANDEMICS, ACTS OF GOD – There are no refunds for storms,
earthquakes, pandemics or any acts of God, even if a mandatory evacuation or lockdown is
ordered. (Renter may obtain 3rd party renters protection or travel insurance. Renter assumes
the risk.)
4) ACCIDENTAL DAMAGE INSURANCE – Renters will be completely responsible for any and
all damages to the home or property caused by Renters, or Renter’s guests, whether accidental
or due to Renter’ negligence. Guest are required to purchase Property Damage Protection
(PDP) Insurance through SafelyStay, Inc.
5) TRUST AND SAFETY: The SafelyStay, Inc. Trust and Safety Property Damage Protection
(PDP)Fee includes up to $10,000 of accidental coverage for contents damage and up to
________ coverage for accidental property damage and bodily injury. Complete terms
regarding the Trust and Safety coverage can be found at safely.com/DigsVacationRentals. The
Trust and Safety Fee is refundable only if the reservation is canceled in writing at least twentyfour (24) hours prior to the arrival date. Any deductible or minimum claim amount will be the
responsibility of the Guest, and Digs Vacation Rentals will process using the form of payment on
file for Guest. The PDP Fee is as follows: _____/night, Coverage excludes stays over 29 nights.
6) Renters understand that Renters are responsible for the damage beyond the coverage
provided by the PDP. Renters are also responsible for damage that would have been covered by
the PDP if Renters fail to advise the Owner or Property Manager of the damage and provide the
necessary information that would allow the Owner to file a claim against the policy.
7) GUEST VERIFICATION: I give permission to SafelyStay, Inc., to verify my identity, and
check criminal databases in order to confirm my reservation. A failed background check will
result in an automatic cancelation of your reservation. Complete terms regarding Safely’s guest

8) CONDITION OF PROPERTY – Owners have, to the best of their ability, given an accurate
description of the property and its condition. Guest understands that it is considered as
reserved “sight unseen.” Our cleaning staff will have cleaned it before your occupancy. All
electrical, plumbing and appliances should be in working order. The failures of operation of
certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a
basis for any discount or refund. Owner will make every effort to have these items repaired
should the not work during your stay, but they do not guarantee that they will be repaired
during Renters occupancy. When you arrive, if you find that the house is not been cleaned to
normal standards, please notify the Property Manager immediately. We will do our best to
have tradesmen attend to the problems but may not be able to fix everything over holidays and
weekends. Under no circumstances will any of the rental money be refunded or returned
because of the condition of the house. The Renter agrees to hold the Owner and Property
Manager harmless from any liability for the condition of the house. Due to the nature of beach
or pool properties, the sand, stairs, decks and concrete are not always stable. Use at your own
risk.
9) CLEANING and REPAIRS – All homes have cleaning added in the total rent. Please note
that cleaning does NOT include dishes and cooking utensils. If additional cleaning is required
after you leave, it will be charge to your credit card. Renter agrees to keep the house, furniture,
furnishings in good order. Removing, adding or changing furniture without Owner’s written
approval shall be deemed a material breach of the Rental Agreement, and is strictly prohibited.
Renter is responsible for cost of replacement of any damage to furniture or premises and
replacement of missing items. Under no circumstances can any furnishings or linen be taken
outside onto the beach with the exception of these items specifically mentioned in paragraph 8.
10) ENTRY OF PREMISES – With Renter’s permission, which is hereby given, Owner or
Property Manager may enter the premises during reasonable daylight houses without securing
prior permission from Renter, but shall give Renter ample notice of such entry immediately
prior if possible and immediately thereafter. For inventory and maintenance purposes a
property management employee of the Owner may need to enter the premises. The same
permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents
may enter the promises at any time without permission of Renter for the purposes of making
repairs to alleviate such emergency. If Renter abandons or vacates premises, Owner may, at his
option, terminate this agreement, re-enter the premises and remove all Renter’s property
11) BEACH TOWELS and BED LINENS– The Owner has provided beach towels. They are to be
used for the beach, pool or hot tub only. Lost or accidentally taken towels will be charged at
$25 per towel. Do not use white bath towels at the beach, pool or hot tub. Any unused beds
will be left as found. Leave the USED beds unmade and used towels on the laundry room floor.
12) ASSUMPTION OF RISK – IF APPLICABLE: No lifeguard is on duty. Accordingly, persons
using the beach, pool or hot tub, do so at their own risk and the owner assumes NO
responsibility for accident or injury. No one should swim alone. Renters will hold the Owners
and Property Manager harmless from any and all bodily injury and/or property damage
incurred on the property arising out of Renters’ negligent acts or omissions. See disclaimer
below.
13) CHILD PROOFING – Guest understands that NO special efforts have been made to
“childproof” this house and accept the risk for harm to any children they allow on the property.
These risks are not limited to, but include animals, fireplace, cleaning supplies in the house and
plants in the house, patio or on the street, that might be poisonous if ingested.
14) FURNITURE – All furniture must be returned to its original location on Guests’ departure
or an additional charge will be made.
15) MISSING ITEMS – Renters will be charge for any missing items reasonably attributable to
Renters and not returned after notification. The cleaning service performs an inventory/survey
of the property after each Guest departs and notifies the Owner/Property Manager of any
missing items. Property Manager will notify guest in the event that items were inadvertently
taken and provide guests the opportunity to return missing items.
16) USE OF SECURITY CAMERAS – Renters understand and accept that the property may be
protected with outside security cameras. These cameras are used to protect the property from
potential break-ins and theft. There are NO cameras in the house.
17) PERSONAL PROPERTY – Guest understands that any personal property of and used by
Guest is not insured by Owner/Property Manager and they are not responsible for any lost,
stolen or missing property of the Guest or property of the Guest after checkout. If property is
found, Owner/Property Manager will return items left behind by Guests. The cost of shipping or
returning the items is that of the Guests.
18) KEYS, CLICKERS – If any keys or garage clickers are used by the Guests and get lost,
guests will incur a replacement cost of $25 for keys, $50 for clickers.
19) NO PARTIES – This is not a “party” house. The Renter must be 25 years of age to book
this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or
increase of occupants (guests not registered on Guest List) must be disclosed at the time the
reservation is made and is subject to Owner’s/Property Manager’s advanced approval. Prom
parties, fraternity, sorority or bachelor parties are not allowed at any time. Adults cannot rent
property on behalf of underage guests, no exceptions.
20) NON-SMOKING – This is a NON-smoking vacation rental. Smoking is absolutely
prohibited on the entire premises, both within the house and on the property grounds. This
includes smoking cigarettes, cigars, pipes or any other smoking device. Evidence of smoking
such as the smell of cigarettes or cigars inside the home by the cleaning crew is sufficient basis
to charge the renter for smoke cleanup and removal from carpeting, AC ducts and Filters,
furniture and draperies. Violation of the no-smoking policy will result in forfeiture of the full
security deposit and damage liability of up to $2,500 for any discovered damage to furniture or
odors.
21) NO PETS- Absolutely NO pets are allowed at this property at any time. If an unauthorized
pet is on the premises, the guest will be assessed a fine, and will be asked to leave immediately.
Damage or cleaning attributable to pets shall be the responsibility of the guest. If you have a
service animal, please notify the property manager in advance of your stay.
22) MAXIMUM OCCUPANCY - The maximum occupancy for this home is ____ people. Please
adhere to this rule. If there are more people than allowed to sleep in this home, you will be
fined an additional fee of $250 per additional person. Infants under the age of 2 are not
counted.
23) PARKING – Parking is limited to ____ vehicles on the property.
24) SUBLETTING – Guest is not authorized to let or sublet all or any part of the premises nor
assign the lease or any interest in it without the prior written consent of the Owner/Property
Manager.
25) CHECK-IN & CHECKOUT – Check-in is at 4PM and checkout is at 11AM. A late checkout is
subject to extra rental charges at the rate of $100/hour after a 30-minute grace period. Guests
may arrange for an additional night in advance to avoid any late checkout fees. Extras nights are
charged at the daily rate and may be granted if available. Late check-out or early check-in must
be arranged with the Property Manager in advance to avoid any late checkout fees. Please
checkout promptly, the cleaning crews have a very short time window to prepare the home for
the new guests.
26) CHECKOUT PROCEDURES – Renters are responsible to complete the checkout procedure
provided in the Red Welcome Book.
27) ATTORNEYS FEE/DEFAULT – If any legal action or proceeding (including defaults, nonpayments, etc.) arising out of or related to the Rental Agreement is brought by either party to
this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in
addition to all other relief that may be granted, the reasonable attorney’s fees, costs and
expenses incurred in the acting or proceeding by the prevailing party.
28) INDEMNIFICATION – Guest agrees to indemnify and hold harmless Owner/Property
Manager for any liability arising before termination of this Rental Agreement for personal
injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s).
This indemnification agreement does not waive Owner’s/Property Manager’s duty of care to
prevent personal injury or property damage when that duty is imposed by law.
29) PRIOR AGREEMENTS – No prior agreement or understanding not contained in writing
herein shall be effective. Furthermore, Owner, other than what is specifically written and set
forth herein, makes no other or further representation regarding the nature, character and
quality of the premises to be rented, and no representation shall be deemed to exist or be
material unless and until it is reduced in writing only, and must be signed by the parties in
interest at the time of the modification. It constitutes the entire agreement of the parties. If any
provision in the agreement held by any court to be invalid, void or unenforceable the remaining
provisions shall nevertheless continue in full force.
30) FORUM SELECTION, JURISDICTION, LAW AND VENUE – The parties agree to the exclusive
jurisdiction and venue of the Superior Court of California, County of San Luis Obispo for the
resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. Place
where lawsuit may be filed) for any legal proceedings shall be in the County of San Luis Obispo,
California. Guest expressly waives any other right or privilege with respect to the election of
venue or court (ie. State or Federal) and location of the venue of action.
31) GOVERNING LAW – It is expressly agreed that this agreement shall be governed and
construed by the laws of the State of California, irrespective of the state of residency of the
Guest.
Disclaimer:
Renters understand that the Owners/Property Manager are not responsible for any personal
injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for
exercising care when surfaces are wet or slippery due to weather or used of hoses to wash
down areas, and further, that the Owners/Property Manager are not responsible for any
personal injury or loss or damage to tenants’ property caused directly or indirectly from foul,
inclement weather conditions. Acts of God or nature, failure of heat, accidents related to fire,
floods, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any
unforeseeable circumstances.
Under no circumstances will Renters or their guests hold the Owners/Property Manager
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
