This gorgeous Fountain Hills home is the perfect place for a group, family, or couple’s getaway! From the vast and breathtaking views of the Sonoran Desert to the artistic interior design of the home, when you leave you’ll be wanting to come back again and experience all that this location has to offer. The home offers a primary king suite with a window nook and an attached double vanity bathroom, a queen sized Murphy bed in a  lovely and cozy guest room, and another queen sized suite attached to the garage behind the home. Outside sits a quaint patio set for you to enjoy your morning coffee and listen to the desert birds sing!
 
The Space
| Bedrooms |   
The three bedrooms are complete with soft linens, closet space with extra blankets and pillows, and overhead lighting and a ceiling fan. The primary suite is located behind the living room area - it includes a private flat screen smart TV, a sunny window nook, king sized bed, and spacious drawers. Walk through the master bathroom to get to the walk-in closet where there is plenty of room to hang any of your traveling clothes. 

The second bedroom possesses a queen sized Murphy bed, sizeable closet, and a sitting chair.

Lastly, the third bedroom is located behind the garage and contains a private flat screen smart TV, a queen sized bed, and a garment rack. This back of the house suite has it’s very own AC unit. The blue door at the back of the inside of the garage leads to bedroom 3. No key necessary for access once inside the home.

The two full bathrooms will have shampoo & conditioner, body wash, handwash, and towels. The gold accented master bathroom features a walk-in shower, a built in tub (jets are non-functional), a private toilet room, and a double sink vanity. The second bathroom is located between bedroom 2 and the garage that leads to bedroom 3. It has a shower/tub combo, toilet, and a single sink. Easily shared by the remaining guests!

The kitchen is fully equipped with silverware, plates & bowls, cooking utensils, and smaller kitchen appliances. We plan for you to utilize this space to store beverages and small snacks or to host a 3-course meal for family and friends. You can rest assured you’ll be able to start your day with a cup of coffee from the dual pot & pod Keurig and then start your happy hour with a nice glass of wine if desired!  
 
The 6 person seating dining area invites everyone to enjoy a meal at home and spend quality time together.

| Lounges |   
As you enter the house through the front door you will be welcomed into the living room. This area is a great room to gather for a movie night around the candled fireplace and large flat screen smart TV. The furniture is cozy & will accommodate a group of 3 to 4 people comfortably. Off to the left is a study room with two relaxing chairs and bookshelves complete with reading books. Off to the right of the living room sits two lounge chairs facing the open windows that show off the Sonoran mountains.

The front patio contains a two person seating patio set.

The private backyard features a wide landscape of Arizona botanical plants, a 5 person seating patio table, a grill with counter space, and a newly bought spa.

When you stay at this home, you will have the entire space to yourself. 
Guests are permitted garage access by entering through the front door of the property, then opening the garage manually once inside the house.

Please note that applicable fees will apply for these requests: $85 for any check-in between 12:00PM to 2:00PM and full night rate for any late check-out.

- Pets are welcome! Each pet is subject to a $250.00 non-refundable pet fee. Fines will apply if pets are not disclosed on your reservation.

- We do not provide propane for the property's grill/ BBQ. If you need to refill the propane during your stay, please provide us with a photo of the receipt and we will reimburse you in full.

My mother and I were visiting the area from Massachusetts due to a family crisis so this was not a pleasure visit but the house was a peaceful retreat.

The house is huge, clean and quiet. 

It would have been an added bonus to if a welcome binder of some sort was provided explaining how to use their shades, Jacuzzi, lights in the living room (plug in ones) and what to do in the area. 

I would recommend this home to anyone looking in the area!

Really incredible house, the pictures don’t do it justice.  It has amazing views of the mountains from the front that are truly breathtaking.  They provided everything you would need to stay long term (laundry, pots/pans etc) that all were in great condition and abundance.  I would definitely stay here again.

This is a beautiful property. Plenty of room for many guests. The backyard is peaceful, clean, no bugs, nice landscape. The back room off the patio is an added bonus. This property was spotless! Well appointed kitchen and everything you need for a comfortable stay. We really liked the clean decorating style and the office space is gorgeous. Easy to relax in this home. The area out in Fountain Hills is stunning. 100% recommend and will hope to get whenever we need a place in “Phoenix”.

This was a beautiful place to stay for our 3-day escape from the cold Midwest. Clean, hassle-free, bright colors and positive vibe.  We loved the location being close to both great hiking as well as beautiful “downtown” Fountain Hills, with Scottsdale not too far away either.  We were remote-working part of this trip and the fast WiFi worked great as well.  Would highly recommend!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on April 1st, 2021 between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

PETS. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
&nbsp;
SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
